The Space:

Welcome to Seasar's Palace, a stunnng Pine Island oceanfront property that offers unparalleled luxury and breathtaking panoramic ocean views. The top level of this breathtaking home features three spacious en suite bedrooms, each offering a unique and serene experience. The two bedrooms on the north end include private balconies—one with sweeping oceanfront views, and the other showcasing stunning sunsets. Separating these rooms is a seating area with its own ocean view windows, open to the floor below. The other side of the top floor is dedicated entirely to the expansive primary en suite, offering mesmerizing ocean views and a private oceanfront balcony. The suite also includes an oceanfront balcony for enjoying sunsets, creating an open, airy feel. The spa-like bathroom features custom tile, double vanity sinks, a jetted tub, and a separate shower.



The heart of the home lies on the main level, where the open great room impresses with soaring cathedral ceilings and a wall of windows that frame the stunning ocean views. A generous sun deck extends the living space outdoors, perfect for stargazing or soaking in the views. The beautifully remodeled kitchen is perfect for large groups and two islands provide ample prep space, additional storage, and seating. Adjacent to the kitchen is a sun-drenched breakfast room with access to both the front and rear covered decks, ideal for al fresco dining or entertaining. Also on this level are two more en suite bedrooms: one with spectacular ocean views, a private bath, and oceanfront sun deck access, while the other boasts a private bath and a sunset-facing covered deck.



On the ground level, the final en suite bedroom with its own private bathroom offers comfort and privacy. This level also includes an additional bedroom, as well as a spacious game room complete with a kitchenette and a full-size bathroom. Double sliding glass doors open to the outdoor oasis, which features a private pool, hot tub, and outdoor showers. A private dune walkway leads directly to the beach!

**Per HOA guidelines and local laws, the guests making the reservation must be at least 23 years old and be present during the entire duration of the stay. For non-family groups, all guests must be over the age of 23. If this rule or the home occupancy limit is breached, guests may be subject to fines or eviction.**

Pine Island is an exclusive vacation community located in Corolla in the northern Outer Banks. Known for its luxurious homes, uncrowded beaches, and tranquil setting next to the Pine Island Audubon Sanctuary, it offers breathtaking views of the Atlantic Ocean and Currituck Sound. With amenities such as multiple pools, tennis courts, bike paths, and direct beach access, Pine Island offers it all.

Payment schedule: 50% at time of booking, 50% or remaining balance due 30 days before arrival.



The following violations may be subject to additional fines of up to $300: late departure without approval by host, & house left excessively messy.



The home is stocked with a starter supply of paper products and toiletries to get going, but it is recommended that you bring or purchase more to last for the duration of your stay.



High speed Wifi is an amenity that is provided at the property but we cannot guarantee functionality for issues that are beyond our control. Potential Wifi outages will always be handled in a timely manner and resolved to the best of our ability. Unfortunately it is not guaranteed that our solutions will fix the issue and refunds will not be given for Wifi malfunctions.

We had a few issues arise which is not uncommon. What was wonderful was how well James with Booksmart handled things. He is great with communication and problem solving. I would highly recommend this property and any property that is managed by Booksmart.

Wonderful vacation

Beautiful home and great vacation. There was a maintenance problem at the house we originally booked and the property manager, James, arranged a comparable house for my family with only days left before our vacation. The property management company nicely stocks the house with those things you end up needing at many rentals but always forget (soap, dishwasher detergent, trash bags, coffee filters, etc.). Everything was clean, bright, and well-decorated. Felt like a home away from home for a weekend, at the beach of course.

The home is in desperate need of renovation. The furnishings, fixtures, bathrooms, back deck, pool, are all old and worn out. We arrived and the exterior windows (ocean side recently replaced) were filthy. We needed to make a trip to Ace Hardware to buy a window cleaning kit. The agent did send a cleaning crew on Thursday to clean the windows (too late). The back deck and pool area are in very bad shape, the pool needs to be resurfaced. The rental agent provided pool heat as an accommodation for the condition of the house. The grill was very dirty and propane tank was empty. The rental agent had that replaced with a new grill. Some bathrooms had slow drains in showers, causing water to pool in showers. We did not let the condition of the home ruin our vacation. Here are the positives- the home is large, with spacious bedrooms and common areas. It has an open airy feel. Between friends and family we used all 7 bedrooms and had plenty of room for meal prep and game times. The kitchen is well stocked and fully met our needs. The fridge was new, but missing door shelving so room was limited, however there was a second fridge down stairs. The house is oceanfront on a beautiful beach in Pine Island. That was fantastic!My elderly Dad was able to enjoy the house by using the elevator. Our rental agent was very responsive. I got the sense that they knew this house was not at all as advertised and were very accommodating. I can not recommend this house.

This House Desperately Needs Cleaned and Repaired

Our family was very excited to stay oceanfront, at the outer banks again. This house would've been perfect for us about 10-15 years ago; however, this house has definitely seen it's wear. And, with a combination of tenants who did not care and a complete lack of oversight and maintenance, this house has dramatically gone down hill. To be fair, there are two positives: Location - The house is in a great neighborhood, directly on the beach.Space: This house has a lot of space, to sleep a lot of people (notice that I did not include comfortably). Cons: Well, pretty much every room in the house needs a deep cleaning and had at least one important item that was broken, smelly, significantly dirty, or stained. There were bugs of all kinds (cockroaches, spiders, ants, and wasps) inside and out. You could tell there had been recent construction because leftover nails, saw blades, and coagulated saw dust was all over the pool and sun decks and dunes. Most of the time, my family tried to smile and take it in stride as we understand how difficult it is to own a rental property, but by day 3, we had enough and became disheartened. We began messaging the "owner" James, who although replied immediately, provided subpar repair. The pool stopped working several times to the point that it smelled terribly and turned green by the end of the week. The hot tub was never vacuumed. The fridge's water/ice dispenser had black mold inside. It was gross and frustrating. I could continue on.
The main deck: rotting floor boards, splinters, peeling paint - WEAR SHOES! We weren't able to capture the spider webs in the sun.
The kitchen fridge ice and water dispenser - mold on the outside; it actually dispensed a black blob of ? into my sister's water bottle.
Cold air return in dining area - all cold air returns, on all levels looked like this. Upstairs and downstairs were incredibly hot during the day.
This place has not been properly cleaned in months. There was layers of dust, grim, and stains on every piece of furniture and bedding covers.

Seasar’s nightmare

House was very dirty-bed linens disgusting. Pillows more like mats. We spent our first morning cleaning mirrors/windows to enjoy view. Only one of three ice makers worked( had to keep buying ice)three toilets needed repaired first morning, the main deck and pool deck had to be swept with a magnet to pick up nails and screws, obviously dropped during replacement of two upper decks( with more loose screws laying on railing there). Four of the seven pool lounges were broken. The new carpet on stairs could not be walked on in bare feet because of carpet tacks not properly installed.( we had two children that obviously were in barefeet most of time). Only one of two washer/dryers worked. So many cobwebs encasing doors that we needed to sweep out before attempting to open malfunctioning sliding doors.There was paint on several windows and interior walls still had patches from either drywall or paint patch. Also an electric box hanging off deck that needed to be enclosed. The master closet full of boxes of flooring and raw lumber.This trip is our once a year family reunion and it was a nightmare. There was a new grill, but they had replaced an empty gas cannister so had to buy one at last minute.The Courtyard we stayed in on return home had far superior bed linens and a shower with non-skid bottom and grab bars-the tiny shower in master bath a hazard to anyone over 40!!This property should not have been rented during renovations!!

I understand how important your annual family reunion is, and I want to take a moment to provide some context and address the concerns you raised. First and foremost, the home was professionally cleaned prior to your arrival, as is standard with every guest. All linens and bedding are regularly laundered and inspected. When you mentioned that the windows and mirrors needed additional attention, I immediately offered to send the cleaning team back to the property. While the offer was initially declined, we reconnected the following day, and you agreed to have them return. They arrived promptly and were informed that only the bathroom floors needed attention, which they were prepared to address. At that point, the home had already been lived in for a couple of days, and no other specific areas were brought to their attention. During your stay, you reported several maintenance concerns, including issues with toilets, the ice makers, and the exterior condition of the deck. I responded promptly to each of these concerns and coordinated with the maintenance team to address them. The deck had recently been upgraded, and while all accessible debris was cleared prior to your arrival, I sent the team out multiple times with a magnetic sweeper to capture any screws that may have fallen between the deck boards. You acknowledged that the team was making progress, and I continued working to resolve the items as they arose. Regarding the pool lounges, while some may have shown signs of wear due to sun and weather exposure, they were still functional and available for guest use. Outdoor furniture is regularly maintained, but exposure to the elements can sometimes cause unexpected wear between inspections. Your comment about the new carpet and exposed tacks was not reported to me during your stay. Had it been mentioned, I would have made it a top priority to address immediately. Similarly, the concerns regarding the electric box, flooring materials, and lumber in the closet were never communicated to me during your stay. The maintenance team conducts property walkthroughs between guests, and no such issues were noted either before or after your visit. Additionally, no photos or follow-up messages were provided, which made it difficult to verify or resolve these concerns in real time. As for the grill, I reimbursed you for the propane tank and also offered to have someone deliver a replacement. Since propane levels can't be monitored remotely, the policy is to either reimburse guests or send a team member out, both options were made available to you. Throughout your stay, I communicated consistently, responded quickly, and worked hard to address every concern you brought to my attention. It's disappointing to hear that, despite my best efforts to resolve these issues and provide support throughout your visit, you still felt the need to leave such a strongly negative and, in parts, inaccurate review. My listings are transparent, with accurate descriptions and current photos, and I encourage all guests to review them closely when making a booking decision. I take great pride in my role as a host, and many of my past guests have had wonderful experiences, as reflected in numerous positive reviews.
