[SIZE] - due to the size of the unit, this is best for a solo or a couple. The flat is approximately 300-350 square feet. Under DC’s zoning regulation, no more than two people should occupy a bedroom.
[NOISE SENSITIVITY] - This home was built in 1940 so noise travels very easily (ex. foot steps, voices, etc) especially since this is a basement unit.
If you're sensitive to noise, this is might not be an ideal choice.
**By booking, you are stipulating that you are aware of the noise and sound coming from those above (including young children) staying upstairs on the main level. **
Also, this is a semi-detach row home, so do expect occasional music and/or noise to come through the neighboring wall.
[TEMPERATURE] - The basement does NOT have dedicated HVAC or in unit control of the thermostat. We provide a fan for warmer summer months and space heaters for the colder winter months to supplement the whole-house central air.
[LOCATION] -The house is situated in a residential area with no nearby restaurants or bars. The closest metro station is 1 mile away, which is a 25-minute walk or a 8 minute bus ride on the V4 line.
We live in a predominantly African-American neighborhood made up of residential apartments and mixed-income housing.
This area is not near downtown and has not been gentrified like other parts of DC.
[SECURITY] - We do not allow outside guest/visitors on the property who are not included in the reservation.
Security cameras (front & back) are located on the outside of the premise.
Reservation will be cancelled and penalty will be applied if violated.
[CRITICAL] - We have a strict NO smoking (including vaping) policy. Reservation will be cancelled and penalty violation for air duct, furniture, and extra cleaning, and loss of revenue will be applied if violated.

A great place for a short stay. I was in town for a conference and this location was only a short ride from a lot of D.C. sites and shops. The only thing that I couldnt get past was the amount of flies and gnats that I had to battle at the entrance where the room was located.

I’m sorry to hear that there were flies and gnats near the entrance of the basement and it detracted from your experience. I wish this was brought to my attention during your stay, as I wasn’t aware there was an issue and therefore didn’t have the opportunity to investigate or take corrective measures while you were here. Had I known, I would have gladly looked into it right away.

I arrived on Thursday 9/11 and Ms Geraldine was there to greet me. She showed me how everything worked. Very clean and nicely decorated.. She was very accommodating! . In my 4 day stay was very pleasant.l would recommend this place as a great place to stay!

Very clean and only a 9 min drive to the jfk stadium. There was some walking sounds upstairs but that was to be expected and it wasn't bad. The history responded to my questions and the room was very clean. Towels and sheets were provided and clean.

I enjoyed my stay at Gerry's place, The place was very clean and comfortable. As a traveler I would want to hear the pros and the cons...and the cons are easily fixable and not too bad at all. Walls are thin and the entire house is rented so you may hear other people. Also the unit is advertised with washer and dryer and it the washer does not work. Lastly, I rented the basement unit. There is a swarm of mosquitos that you have to fight through going down the steps with bags in your hands. I believe these can be mitigated by the host. Mosquitos are a natural thing, but these are excessive. HOWEVER Gerry is really sweet. The neighbors were so friendly. The neighborhood is not bad and walkable; 2 grocers right across from each other and the place was clean with a comfortable bed. I would come back but would definitely need the mosquitos mitigated and the washer working.

I also appreciate you sharing your thoughts. For future guests, I would like to provide a bit of additional context:
1. The backyard and entrance to the basement had been professionally treated frequently. While those treatments help reduce mosquito activity, Washington, DC is built on former swamp land, so mosquitoes are unfortunately common throughout the summer months, especially after periods of rain and around dusk.
2. Regarding noise, our listing description clearly notes that this is a family home with a separate guest suite upstairs. Because it is an older home, some sound transfer between floors is to be expected, and guests who are particularly sensitive to noise may find that the space is not the best fit.
3. Laundry services (ex. washer) is not among the list of amenities advertised in the listing. We also do encourage prospective guest to review the list of amenities before booking to help manage expectations.
