Overall, I recommend this vacation rental. Reviewer Comments: The condo and the beach were beautiful! Nicely decorated, like we was staying in a model home. The condo was in a comfortable walking distance to the pier which was excellent! Plenty of space for 6...the only place to put the fold-away bed was in the kitchen, that was awkward. One issue was that the dryer vented back into the condo causing warm & humid conditions inside.

Overall, I do not recommend this vacation rental. Reviewer Comments: We LOVED our view. That alone made the stay worthwhile. We spent a LOT of time on the balcony. We also loved the close proximity to the pier for nice beach walks. The condo itself was dated and not very comfortable for watching tv. It was also a bit on the dark side, especially in the bedroom with the twin beds. For us, not an issue as we spent most of our time running around.

Overall, I recommend this vacation rental. Reviewer Comments: The condo was decorated beautifully. We really enjoyed the pool and beach access from the condo unit. We have 2 small children, and it would have been nice to have an elevator to help haul the beach stuff up and down the stairs. The only downfalls to the condo are that the floor is very uneven (especially the balcony), and the AC has a limit to how low it is supposed to be set... The bedroom at the front of the condo stayed fairly cool, but the master bedroom was rather warm. Otherwise, it was a wonderful vacation and a beautiful condo!

Overall, I do not recommend this vacation rental. Reviewer Comments: Overall our trip to the beach was enjoyable. The condo could definitely use some upgrades. The balcony furniture is rusting and is dining height, so the fence obstructs your view of the ocean. Inside, the furniture is older, bulky, and shows some wear and tear. Small things like the ice maker not working, no Keurig coffee maker, uncomfortable bar seating, and random chairs made the place seem uncomfortable. Giving some info in the guidebook on how to access the pool/beach would also be helpful - it was confusing at first. Other guests were also confused on how to access the beach. There was also an issue with parking. The pass we received was not accepted by the HOA, and they had a tow truck outside ready to tow our vehicle! I convinced the tow company to hold off until I contact Garden City Realty. I had to park two rental areas down for the first couple days - less than ideal. You shouldn't have to worry about your car getting towed while on vacation. Anther guest actually did get theirs towed and had to pay to get it back. It sounded like the HOA was being very picky, but Garden City should get it sorted out. I will say the guest services department did what they could to figure out the parking issue. It was something out of their control and unfortunately they had to deal with the problem.

For the Price, Condo needs SERIOUS updating...

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was somewhat unhappy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: While our family enjoyed our beach trip, we were disappointed in the condo that we booked. When we first walked in, it felt like a dungeon. All the windows were closed, the walls were dark, furniture was dark, etc. not very inviting. After opening some of the bulky window shades, we realized we couldn’t fully see the ocean from the living room only out one part of the sliding glass because the blinds couldn’t go anywhere and blocked half the few. The furniture was way too bulky for the space and honestly the sofa plus the chairs to the dining room table were so dirty. It felt gross to sit on during the week especially because if food got on the chairs, the cushions couldn’t be removed to wash them you just had to wipe it down and hope for the best. Some of the furniture pieces were chipping, the granite top in the kitchen was broken, none of the lights worked properly, and in the bathroom 2 out 3 light bulbs were out. In the kitchen, there were way too many unnecessary bowls, gravy holders, and just random dish ware that you would never use on vacation. Make sure to bring your own Tupperware or bowls with tips because if you have leftovers or trying to take things to the beach in your cooler, you will have to just use plastic bags.Also, while on our trip the front of the stove exploded out of nowhere and glass shattered everywhere. We went all week without being able to use the oven but I was thankful that by Friday, Garden City Realty did offer a small refund for not being able to use the stove and then of course they came on Friday to repair the glass. On the back patio, for such a small space it again had a bulky lounge chair and had rusted furniture that wasn’t very comfortable and because of the small space, you may accidentally hit a corner of the rusty chairs or table and it doesn’t feel good...I will not be booking this condo again, especially for the price that we paid.

Overall, I recommend this vacation rental. Reviewer Comments: The Beach House is a great location. Pool area is nice and deck is very spacious. It would be nice to add a few more sitting chairs. We stayed in unit 317. Unit was clean the beds are super comfy after a long day in the sun. The den furniture needs some upgrades- the cushions are worn out. Would also love some captain style chairs in the deck so you can look over the banister to the beach. Kitchen is well stocked but time to upgrade the coffee maker to a keurig.

But maybe choose a different condo.

The condo has a well stocked kitchen and we like that there is no carpeting on the floors. We love to walk on the beach and it is an easy walk to the Garden City Pier. We have also found the owner and management company to be very responsive when needed. We would recommend this place to others.

Another Great Vacation in BH317

The closet was full with extra chairs, umbrella, toys, etc. Nice pool and deck.Cons -We do have complaints about the quality of beds and couch - very uncomfortable and need updating as others have mentioned. The couch coushions are extremely worn.The shower door was about to fall off, one towel rack did fall down - twice. We also called about replacing a moldy shower curtain but never had a response. The maintance man did come and repair the damaged items quickly and was very friendly.Overall we enjoyed the stay.

Family Vacation

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Would not rent again! Very small rooms hardly had place for suite case master bedroom was hot at night if closed door. Twin beds were very hard to sleep on the pull out couch was like sleeping on a padded railroad! Ceiling needed maintenance was peeling off along with the kitchen ice maker didn’t work . Keep in mind it’s on 3rd floor at very end if climbing up stars is a problem I was not aware it was top floor ! However we made the best of it and enjoyed the beach front view !

Beach House Vacation (spring break)

This year, we stayed in Beach House 317 - our second visit to this unit. All in all, it was a fantastic week in a comfortable and spacious unit and an amazing view.We called the realty company for five light bulbs that were out as well as a broken coffee maker. They came quickly with replacements. The outdoor deck furniture is tired and probably in need of replacement soon (broken table, oversized lounge chair in small(er) space, broken stereo system). The community is wonderful - and the new exterior paint job is FANTASTIC! We look forward to seeing it when it's completely finished.Thank you for another relaxing spring break!

Overall, I do not recommend this vacation rental. Reviewer Comments: The Beach House complex is very dated. From the outside you could see that there have been no updates in recent years. Our condo 317 was more updated than the condos that our friends were staying in at the same complex. Overall the condo was nice, but very small. There was no elevator and it was difficult carrying luggage up three floors. I did like the proximity to the beach from the condo. It was right outside our door.

Reviewer Comments: When we arrived Saturday to check in we were told the swimming pool had to be drained because of broken glass and would be opened the next day (Sunday). When we arrived at our condo we discovered there was a broken light in the pool and new light should arrive Tuesday. The light was replaced sometime Thursday and the pool was closedthe entire week....Garden City Realty did give us some compensation but it would been much better if had the pool. It's the reason we continually vacation here. (We never received any updates aboutpool situation)

Smooth booking & great customer service. We like the Beach House so much that we'd be 1st in line to buy, if 317 (or another ocean front unit) were for sale. We usually rent at Easter...this was our 1st summer & it was great.
