Very clean and lovely home, nicely appointed, with everything we needed including swimming pool, hot tub, pool table, foosball. My kids absolutely love the Disney themed rooms and beds. Kitchen is fully equipped. Convenient location to Disney and Universal, and other theme parks. Lots of shopping and dining options nearby, but the neighborhood itself is quiet and peaceful, very different from the resorts we stayed in before. Host and management company are very responsive and attentive. Will definitely stay here again!

The host was excellent. He responded quickly to issues which we notified to him. However, the Villa is in need of attention. We found the child protection screen around the pool to be torn and sections of it do not attach to each other. The pool area is in need of cleaning and the insect protective mesh on the door to the pool needs replacing.The bottom of the pool and jacuzzi are stained. The garbage disposal did not work and neither did the shower in the "Frozen" room. The cleaning of the Villa left a lot to be desired with finger prints and smears on the lounge tables. The windows too required cleaning urgently.The Villa itself is very nice and I would recommend it if and when the many problems are sorted.

Excellent vacation spot

Family vacation to Disney, Each had their own rooms and plenty of space for all. Children's themed room were a plus. Only down fall was the hot tube didn't work well. Everything else great.

Nice house but not maintained very well

House was nice but had alot of previous wear and damage. Carpet, rugs, and upholstery desperately need cleaning. Some child’s mattresses were very stained. Nice secure and clean neighborhood.

Local Home for Disney Vacation

This very large home was perfect for our group of 8 including adults and our children. The location in close proximity to Disney parks was very convenient as well as access to local stores, restaurants, and groceries. Large groups need to be flexible with he size of the dining room table (6 seats) and seats in the living room (5 seats). The large kitchen is fully equipped to for cooking and serving. We tried to use the hot tub/SPA, unfortunately it was not functioning and we did not contract to property management for repairs. Also, it is Florida and expect to see small ants about. Our families were very happy with our stay.

Lovely stay at Palm Villa

Our entire family of 9, including a 4 and 1 year old had a lovley 2 weeks at Palm Villa. We did have a little hiccup on our arrival with the lock code, but the owner Tyng sorted it out very quickly. She also very generously allowed us an extended check-out as a kind gesture. The Formosa Gardens location is one which we are very familiar with and it is an ideal place to stay for DisneyWorld, especially if you know the Sherberth Road back route. The whole family really enjoyed the pool and the newly refurbished games room. And the grill was well used. Our granddaughter loved the Cinderella coach bed the castle bed, and it was very well set up for young family members with stair gates, strollers, and a secure fence around the pool. We would recommend Palm Villa to any large group covering all ages. Thanks Tyng for a great time.

Excellent Disney themed property reasonably close to all of the attractions

We enjoyed the property. Had a couple of items that needed attention - such as pool heat was not operating upon arrival. It was fixed quickly after notifying Property Mgmt. The house does need a little attention as some lights and switches do not work. Water pressure was uncomfortably low - washing clothes, washing dishes and taking showers was an issue. Might be related to significant water line work in the area? However, we very much enjoyed the home and the convenience to Disney, restaurants, attractions, and golf.

more than meets the eye

I brought a church group to the Orlando area to volunteer with Give Kids the World in Kissimmee. Our stay was absolutely wonderful. The home was even better than the pictures portrayed on the website. Staying in other homes and hotels, you often get burned by the amazing photo work showing the property to be so much more than it really is... not with this property. Every inch of the house was well kept, the beds were very comfortable, and the kitchen well stocked and very usable. The owner called to see how things were, the property managers were very accessible, friendly, and professional. I highly recommend this property to anyone looking to stay close to Disney World... unless, of course, it happens to be the time my group will be back... then kindly leave it for me. :)

Beautiful themed home, nice location, close to Disney and shopping.

Our family of 13 stayed at this home the first full week of January. We paid for pool heat but when the temperature dropped down to 36 one evening while we were there, we truly did not expect the pool to be warm. It was wonderfully warm. There was room for 4-5 cars to park in the driveway. The grounds were well-kept. We cooked most of our evening meals here. The home is equipped with a gas range top and oven. Appliances worked well. Our group played chess and checkers on the game table and enjoyed the pool table in the garage recreation room. The children among us loved the themed bedrooms and spent hours playing in the different rooms. If you can manage to coerce the family away from the home, Disney World is only minutes away. There is a grocery store very close, as well as a Target. The wifi was a little quirky, but worked well most of the time. Tv's were up-to-date. Tyng is good at communicating and will answer any questions you may have.

Great house!

House perfect for a large family Disney vacation. Children especially enjoyed the themed rooms and adults the flexible layout. Arrangements for stay were very straightforward and the property manager was easily contactable and really helpful.

Best place we've stayed in Kissimmee!

This house has it ALL! The neighborhood is gorgeous and well maintained. The house was fabulous and stocked with extras such as a variety of children's toys, stroller, cooler, etc The pool was amazing! 4 new lounge chairs were delivered while we were there and they were super comfortable! The kiddos loved the themed bedrooms! Tyng was extremely professional and a joy to work with!

Location is an absolute dream!

We all loved the house and there were many more pros than cons with our stay. The check in process and communication with the owner were about as seamless as you could possibly ask for. The location is amazing and even tho you are so close to anything you could possibly want or need and so close to Disney it still feels quiet and peaceful when you’re at the house. The house itself provided more than enough room for three full families to share and the kids never got bored while at home either. The only cons we had at all which didn’t really hinder our stay where the home needs some tlc and the heater for the pool. To clarify further the home has some doors that are very difficult to open/close, bath tubs grout need redone, and pool deck also needs to be redone. The heater for the pool is available for an extra coat which we were prepared to pay but when you can’t just heat up the hot tub on its own to your desired temperature we decided against it as that’s the whole reason we wanted the heater. The owner did explain that this is done because of recommendations from his property manager to better maintain the equipment which we understood but were still disappointed. Overall we highly recommend this property to anyone looking as long as the few cosmetic things won’t bother you and you’re not choosing it for the “traditional” hot tub experience as we were hoping for.

Family Fun

Family get together, with sons, daughter in laws and 5 Grandchildren. The kids loved the Disney themed rooms! One Granddaughter squealed with delight with The Princess Room and yelled out, “I have my own TV!” Plenty of patio furniture so when we did eat home, we sat outside. I was suppose to bring my own crock pot and forgot, I was pleasantly surprised there was one there. Makes a lot of sense!!! Thank you for sharing your home, it was our pleasure!

Wonderful property

Great location, clean, huge pool. If you have kids under 10 a must stay. The themed rooms are awesome. We had an older group so not much use to us but if you have younger kids they will love this property.

Fantastic house for families

Extremely well equipped, very clean and close to all the parks. Outfitted with cribs, strollers and TV’s as well as a game room. Just as presented. The themed bedrooms were a big hit with our three grandchildren. 10-15 minutes to each park. Will definitely stay again.
