Fun and spacious home for families and groups located in Massanutten Resort.  Three bedrooms on the upstairs main floor include a master ensuite, a bedroom with two twin beds, and a queen bedroom.  A fourth bedroom is downstairs and is another master ensuite.   There is a queen-size pull-out sofa in the sunroom on the main floor. The upstairs, main floor has the kitchen and dining areas as well as a marvelous sunroom, complete with a 72-inch TV, just off the kitchen, and provides access to a terrific, flat backyard.  The backyard has a wonderful patio area with a hot tub, fire pit and outdoor dining table. A large, flat backyard has a disc golf set for fun with friends and family.  The downstairs of the home has Pac Man and The Simpsons' arcade games, along with an 85-inch TV for watching all your streaming favorites.  Comfortable couches, which are electric recliners, provide lots of seating to relax and watch the game. There's even a space for working on board games or puzzles. This home has everything you need to enjoy a great getaway at Massanutten Resort!

All linens for bedding, towels and washcloths are provided. Paper goods such as toilet paper and paper towels are provided. The kitchen has dishes, cups, utensils, cookware, microwave, and coffee maker. Simply bring your clothes, toiletries and food. Washer and dryer are available. 

The driveway fits 4-5 cars depending on size. Extra cars may be parked in resort lots. 

SURROUNDING AREA Downtown Harrisonburg and James Madison University are 15 miles from our home. Explore the fantastic restaurants, museums and shops downtown. The Shenandoah Valley offers many attractions including caverns, wineries and breweries. The closest Shenandoah River access is only 10 miles from the house. Enjoy tubing and kayaking during warm weather. The Swift Run Gap entrance to Shenandoah National Park, Skyline Drive and The Appalachian Trail is only 15 miles away and offers excellent hiking opportunities.

This home is not affiliated with Massanutten Resort.  However, it is located inside the community of Massanutten and minutes from skiing, snow and grass tubing, ice skating, two golf courses, indoor/outdoor water park, mountain biking, ziplining, putt-putt, go-karts, tennis, swimming, fishing, parks and more! You’ll also have access to 30 miles of hiking trails. The pool is a community pool for the private homes in Massanutten. It is available for use by our guests from Memorial Day through Labor Day for $6/person/day (subject to change). MPOA Pool availability is subject to, and at the discretion of the Massanutten Property Owner Association. Tennis courts are also located by the pool. Most Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through TripForth's Ticket Link. **Please note some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason.**

This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations as well as federal and state laws and ordinances.
This is a residential community - please respect the community and the neighbors and know your nearby neighbors may be full time residents.
*Please review the HOA Rules below and in your rental contract.

Quiet hours are from 10 pm to 8 am during which time the noise from the house shall not unreasonably disturb adjacent neighbors. 
No excessive noise at any time, as judged by MPOA or its assigned agents.

This home has designated parking (a driveway).  All tires must be off the roadway if parked on the road. 
Do not block fire hydrants.  
Do not park in front of another property.  
There is an overflow parking area if needed, located at 4007 Peak Drive, Massanutten.  
Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. 
Parking rules violators may be subject to having their vehicles towed.

No open fires permitted in Massanutten. 
This is a high wildfire risk area!
Fires are strictly prohibited at this property except in the designated fire pit provided. 
A spark screen must be used at all times and the fire may NEVER be left unattended. 
Fire pit may not be used during quiet hours of 10pm to 8am.  
Fire pits and grills may be restricted during local emergency conditions.  

No illegal substances are permitted at the home and open containers of alcohol are prohibited on any road or common area.
No smoking inside the house. Smoking in the house will incur a $750 fine. Smoking is allowed outside of the house, but all butts are to be cleaned up and safely removed.

Pre-approved dogs are required to be on a leash when outside.  
You must clean up after your pets.

All Trash must be taken to the dumpsters located at 4007 Peak Drive, Massanutten, at check out. 
A minimum fee of $75 will be assessed if trash is not removed. 
Trash may not be left outside the home as it will attract wildlife which could endanger you and damage the property. 
Trash should be removed regularly.

*This home is located in the woods. You will likely see insects (including some that fly) and arachnids. 
Please be aware they may come inside when doors are opened, especially when lights are on inside.
*Please note that package delivery is not available at Massanutten homes.
*Minimum age to book is 25.


***Pre-Approved Dogs are allowed for a $100 per-dog fee (plus tax), maximum of 2 dogs.



Pet Rules
- We are not able to host puppies under nine months old and/or any dog that is not housebroken.
- Pet waste needs to be cleaned up promptly and disposed of properly.
- Must be crated when in the house alone.
- Stay off all furniture.
- Must have advance notice of pet on property.
- Cannot be left alone outside.
Reminder - the pet fee will be invoiced AFTER initial booking and is not included.
