We can assist with grocery pre- stocking, chef services, massages, excursions, yachting, fishing and more. ____________________ By reserving this vacation rental Guest acknowledges and agrees to the following:
1) On Beach Time Vacation Rentals requires Guest ID verification (all guests over 18 yeas of age), security deposit authorization ($1,200) with credit card and signed short-term agreement for access to the home within 48 hours of booking. Id and credit card must match. License #'s can be covered, NAME, PHOTO, DOB & ADDRESS must be visible. The last 4 numbers of the credit card should be covered before sending. 2) Bookings within 24 hours of arrival require prep time; this means check-in time may be after our standard 2pm check in time. **no credits or refunds will be given** 3) Outdoor security cameras are present on the exterior of the home (Doorbell at font entrance, driveway entrance, driveway keypad and back entrance/lake). Security cameras record video and voice, however they are not actively monitored. Cameras may not be covered or tampered with by guest. Owner/Manager reserves the right to view the cameras to verify guest count, or if any complaints are received. 4) 8 Adults Max-No pets-No unregistered guests 5) Events hosted or Commercial Filming without owner/management knowledge will result in immediate termination of stay and loss of deposit. Events include but are not limited to Bridal/Wedding Showers, Birthday or Engagement parties, Girls/Guys Weekend, etc. ALL EVENTS/FILMING REQUIRE APPROVAL (if you're not sure, please ask) Any additional fees will be discussed based on the individual request. 6) Violations of the short-term agreement will result in termination of stay without notice or refund 8) Guest is responsible for payment of damaged or missing items. The property is videotaped and photographed prior to each guest's stay. Upon arrival, if anything is not as expected, it must be reported within 12 hours. 9) No refunds or credits provided for construction related noise, debris, vehicles as a result of construction om any neighboring lots. 10)The South Street House has weekly lawn service, and monthly pest control services. You may see these vendors on site during your stay. Inside access is required for 5-10 minutes, for pest control services. If scheduled during your dates of stay, notice will be provided a day in advance; guests do not need to be present. ______________________ As of 10/25/2025 Airbnb fees are built into the nightly price you see. We have no control over their rate and the pricing is set based on the new "host only model". The cleaning fee is also included in the nightly rate and Airbnb collects 15.5 percent on the total. St. Johns/State of FL Taxes ~ 11.5% mandated on all booking platforms. All stays more than 10 days are invoiced a mid-stay cleaning fee of $300.00 separate from the booking total of the booking. Rates are subject to change until confirmed with deposit. Early check-in/Late check-outs are NOT guaranteed and will only be offered in writing if available. Check in time is 2:00PM. Check-out time is 11:00AM Please be courteous. Guests are responsible for all damage occurring on the premises during their stay. Smoking, unauthorized events, filming and illegal activity or violations of the short term agreement in the premises will result in an automatic forfeit of deposit. Any additional damages are payable within 24 hours of proof of payment. No refunds will be provided due to neighboring construction, if any. Guest releases On Beach Time Vacation Rentals, OBT Management and its associates of all liability and ensures that they are covered by their own health/accident insurance.

Service animals require proof of vaccination and a check up record w/in the last 30 days. Service animals may NOT be left in the home alone. Service animals are NOT permitted on furniture. Service animals are NOT permitted to use piddle pads in the home.
Owner MUST pick up after their service animals and properly dispose of feces in the outside trash bin. A $800 deposit in addition to the standard deposit for the stay, is required for all service animals.
Sadly, many attempt to sneak their pets in or use false certifications to bring animals into a vacation home. We kindly ask that you do not book with us if that is your intent. Violations of the Service Animal policy will result in an automatic forfeiture of deposit, an additional cleaning fee and immediate termination of stay with no refunds for unused time.
