1. Guests:

Maximum Occupancy: The maximum number of overnight guests is 12

Daytime Visitors: Any guests visiting during the day must be approved by the host prior to their arrival. No additional guests are allowed past 10PM

Unregistered Guests: Guests not listed on the reservation are strictly prohibited overnight. Any breach of this rule will result in immediate cancellation of the stay without refund and a possible penalty fee.

Parties/Events: Absolutely NO parties, large gatherings, or events are permitted on the property without prior written consent. This includes weddings, receptions, or any event exceeding the maximum occupancy.

2. 🔇 Noise & Respect for Neighbors: Local ordinances are very strict regarding noise, especially in resort communities. Excessive noise can result in fines over $10,000 without warning.

Quiet Hours: Strict quiet hours are enforced from 10:00 PM to 9:00 AM. During this time, noise levels must be kept low, particularly when using the pool and outdoor areas.

Outdoor Noise: Even outside of quiet hours, noise levels should not be disruptive to neighboring properties. Please keep music and loud conversations at a reasonable volume.

Violation Policy: Any police or city citations resulting from noise complaints will be the financial responsibility of the guest and may result in immediate eviction without refund.

3. 🚬 Smoking & Vaping
Non-Smoking Property: This is a 100% smoke-free property. Smoking (including cigarettes, cigars, and vaping) is strictly prohibited inside the house or garage.

Fees: A minimum $500 cleaning fee will be assessed if there is any evidence of smoking inside the home.

4. 🏊 Pool & Spa Rules (Safety & Maintenance)

Use at Your Own Risk: The pool and spa are used at the guest`s own risk. There is no lifeguard on duty. Children must be supervised by an adult at all times.

No Glass: Absolutely NO glass containers are permitted in or around the pool and spa area. Please use plastic cups and containers provided.

Heating:
SPA: $25/day. Heated to 99 degrees starting at 5pm to 10pm.
POOL: $100/day heated to 82 degrees.

Please notify the host 24 hours in advance if you plan to use the spa or pool heating.

5. 🏠 General Care & Check-Out
Shoes Off: Please remove outdoor shoes inside the home to help keep the floors clean.

A/C & Heat: The A/C and Heater are automatically set. The desert heat requires conservation.

Pet Policy: No pet allowed

Check-Out Procedure: Before leaving, please:

Load and start the dishwasher.

Dispose of all trash in the outdoor bins.

Turn off all lights, appliances, and turn down the thermostat.

Lock all doors and windows.

6. ⚠️ Safety & Liability

Fire: Do not tamper with the smoke detectors or carbon monoxide detectors. Use the fire pit responsibly and ensure the gas is turned off completely after use.

Tampering: Tampering with security cameras or noise monitoring devices (external devices only, used to protect your stay) is strictly prohibited.

Host Access: The host or authorized vendors (pool, landscape maintenance) may require access to the exterior of the property. We will notify you in advance if interior access is required.
