Wonderful 3-bedroom retreat with Foosball, BBQ Grill, Pool, and Covered Patio

Welcome to Casa Bella which is located in a central location to check out all Dallas has to offer!

My home is in a peaceful neighborhood in Garland, close to Audubon Park, Duck Creek, 10 min from Rockwall and 25 min from Downtown Dallas. The outdoor covered patio includes a charcoal grill, fire pit and an amazing swimming pool with slide.

Plenty of entertainment for family, including a Foosball and mini pool table combo, board games, corn hole and Smart TVs with Disney+, Netflix and more!

Here are some highlights about the main areas of my home:

BEDROOMS:

- The master bedroom features a comfortable king bed with an en-suite bathroom and cozy bedding. Smart TV is also available.

- The second bedroom features a queen bed with cozy bedding.

- The third bedroom features two twins for the little ones. Families with young children will appreciate the availability of a pack n play and portable high chair for kids under 3.

- The master closet has a foldable full size portable mattress that can be used for guests. The portable mattress has instructions and must be put together by the guests.



LIVING AREAS:

- Stay entertained with smart TVs in the living area and master bedroom, equipped with Sling TV for local channels, as well as access to popular streaming services like Netflix and Disney+.

- Foosball table which converts to small pool table, great for family time!

- Stay connected with high-speed 1GB internet available throughout the home via WiFi.

- Dedicated workspace in the living room.

KITCHEN:

- The kitchen is fully equipped with all the essentials you need, including pots, pans, dishes, glasses, silverware, cooking utensils, and even wine glasses.

- Wake up to a fresh cup of coffee using the Keurig Duo Coffee Maker, with k-cups provided and ground coffee available.

- For your convenience, there is an on-site washer and dryer, it is located in the garage.

OUTDOOR, POOL AND PARKING:

- The pool is 8-9 feet on the deep end and 3 feet on the shallow end. Always supervise children.

- The spa side of the pool is a shallow area of the pool, it is not an actual hot tub or jetted tub.

- There is a pool slide available for use with a 200 lb. max weight limit. Always supervise children.

- Enjoy outdoor cooking with the charcoal grill, you will need to get charcoal. Please refer to the "Other things to note" section for more details.

- Fire pit is also available for your use. It is wood burning and you must provide your own firewood and clean up.

- There is a basketball hoop and ball also available for your family to use

- Parking is a breeze with a 2 car garage and additional driveway parking in the back of the home. Street parking is available in the front of the home.


PETS:

- Pets weighing under 50 lbs are welcome, with a $125 fee per pet and a maximum of 2 pets. If you have larger pets, please reach out to me as additional fees up to $150 per pet may apply.

- Pet owners are responsible for their pets and any clean up must be done by the pet owners.

Guest access
Entry will be granted via a smart lock with an access code. I will provide access code prior to arrival. There is one locked closet in the master bedroom. Please be respectful of the locked doors.
Other things to note
- There is not an extra fee to use to charcoal grill but you will need to provide charcoal and clean the grill after use. Charcoal cleaning fee is $50 if left dirty.

- Pets are welcome, if you are allergic to dogs or cats, do NOT book.

- There are security cameras in the front and back of the home. No security cameras are located inside or in the backyard. Tampering with the devices is strictly prohibited and will result in a $100 fine.

- If a late check out is approved, the standard fee is $100.

HOUSE RULES – PLEASE READ

#1: You may be charged for any damages to the house and/or any furnishings caused by you or anyone in your group.
#2: Parties, events and loud music are NOT allowed
#3: Please park in the street, driveway or garage. There is plenty of space!
#4: There is NO SMOKING inside the home at any time. (Smoking is only permitted outside away from the deck and all trash must be picked up.
#5: Home should be locked whenever all guests leave the property.
#6: Quiet times are from 11:00pm to 7:00am (Please be respectful of the neighbors)
#7: Please report maintenance issues, and damages immediately.
#8: If you're using the grill, please make sure to clean up after yourself when using the grill, and replace the cover when you're done. If it's left dirty, an extra $50 cleaning fee will be applied.
#9: Please notify host if you will have pets and please see the following:
- Dogs up to 50 lbs. are allowed. 2 pet max, $125 per pet.
- Must pick up after your pet in back and/or front yard
- Pets are NOT allowed on the furniture or beds.
- Do NOT leave your pet unattended in the home, bring a crate or take your pet with you when you go out and about town. :)
#10: Pool is approximately 8-9 feet deep on the deep end and 3 feet on the shallow end. When you book this reservation, you agree to the following information concerning the swimming pool.


By booking this home and utilizing the pool, I recognize and fully understand certain things, including my party's use of the pool facilities during my stay involves certain risks, including but not limited to:

- The risk of injury resulting from possible malfunction of the pool equipment
- The risk of injuries resulting from tripping or falling over obstacles in the pool area; injuries resulting from consumption of alcohol
- The risk of injuries resulting from no lifeguard present during my stay
- the risk of other injuries resulting from participating in any action in the pool or near the pool
- exposure to COVID 19

• I recognize and fully understand that the above list is not a complete list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for allowing me and my GROUP to utilize the pool and pool area during my stay , I hereby agree to the conditions below.

I fully intend and choose to give up the legal rights, as stated below:

1. TO WAIVE ANY AND ALL CLAIMS, to include but not limited to bodily injury, or Covid-19 and disease that my GROUP may have in the future against the Owners of the PROPERTY or the Vacation Management Company (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area;
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that group may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES;
3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area
4. That I am over the age of 18 and that I am responsible for my GROUP and my GROUP will adhere to all the rules of the property;
5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate. I have read and understood this document. I am aware that by booking Viviana’s vacation rental, I am waiving certain legal rights that I or my party may have against the Releasees, and I fully agree to do so.
