Set on a breathtaking three-acre estate near the Wasatch Mountains, this private, fully renovated modern retreat is designed for lodging, entertaining, and approved events up to 100 guests. This home comfortably sleeps 18.
Room 1: Located in the North wing of the home, this spacious room features 2 queen-sized beds and a generous smart television.
Room 2: Located in the North wing of the home, this private suite features a king-sized bed, a comfortable seating area, and a beautiful ensuite bathroom with a modern walk-in shower.
Room 3: This spacious bunkroom features full over full bunk beds with enough room for 8 guests! A large television visible from all the bunks makes this room perfect for a movie night.
Room 4: Located in the south wing of the home, this spacious suite features a king-size bed and an extra-large ensuite bath with a walk-in shower and a smart toilet.
Room 5: Located in the south wing of the home, this lovely room features 2 queen-size beds and sleeps 4 with an ensuite bath with a large walk-in shower and smart toilet.
Hall bath East: This bathroom features modern finishes, a large walk-in shower, and a smart toilet.
Hall bath South: This bathroom features a large walk-in shower and a smart toilet.
Livingroom: This large space is perfect for gathering. Features an extra-large sectional, recliner, and extra-large televisions for movie viewing.
Dining Room: Features a large dining table for 12.
Kitchen: This modern kitchen features high-end luxury appliances, plenty of storage, and generous counter space for cooking and entertaining.
Game room and lounge: This space provides valuable space for gaming. The 3 and 1 pool table provides ample space for board games, cards, and family fun.
Event & Grounds Usage:
Base occupancy included: 22 persons Events up to 100 persons maximum require approval and fees.
Additional Grounds Usage Fees Per event (nightly rate and staffing still apply):
If you are thinking about bringing a small pet, please let us know! We can check with the homeowners for their approval. If approved, a pet fee of $75 per pet will apply, and we can add the payment to your reservation.

Access codes are provided via Welcome Letter 72 hours prior to check-in. Check-In: 4:00 PM Check-Out: 11:00 AM Late Check-Out Fee: $25 per half hour without prior approval. Access issues caused by incorrect code entry may result in temporary lockout.
Occupancy & Event Use: To maintain the integrity of the property and ensure a positive stay for all guests, we have strict house guidelines that are enforced without exception:
• Quiet hours must be observed • No drugs or illegal substances are permitted on the property • Alcohol is allowed indoors only and is strictly prohibited in all outdoor and pool areas unless agreed upon prior to event • No smoking or vaping within 25 feet of any structure and never in pool areas
This is a zero-tolerance policy. Any violation will result in immediate removal from the property without refund.
Zelkova is not a party venue. It is a space intentionally designed for connection, celebration, and experiences that are both memorable and respectful.

The hot tub is available year-round. The pool with commercial water slide is available from Memorial Day through October 15, subject to weather conditions. Pool with commercial water slide is available for an additional fee: • $100/day Memorial Day-October 15 Additional guests exceeding 18 people will require a grounds usage fee of $500/day

Required Event Staffing:
Two (2) on-site staff members required for all events Rate: $50 per hour, per staff member Overtime: $75 per hour, per staff member On-site SULUX staff are present to help oversee proper care of the Property during the event. Duties may include guest ushering, parking coordination, monitoring of common areas, restocking restrooms and facilities as needed, and general oversight to ensure compliance with venue rules and property standards. Staff are not responsible for event production, guest supervision, or vendor management. Additional cleaning or damage billed accordingly
Staffing hours are determined by event schedule including setup and breakdown.
Parking for events: There are 28 spots for vehicles. For additional parking, please use the overflow area
Pool & Spa Use:
Hot Tub: Open year-round (102–104°F maximum)
Pool: Pool Hours 12pm-9pm The pool with commercial water slide is available from Memorial Day through October 15, subject to weather conditions. Pool with commercial water slide is available for an additional fee: • $100/day Memorial Day-October 15 Additional guests exceeding 18 people will require a grounds usage fee of $500
Important Rules: Do not leave children unattended Tampering with equipment: $250 fine + repair costs Do not exceed 104°F Pools/spas serviced twice weekly Spa drain/refill available for $300 (24 hours required) Max weight 220lbs No double riders on slide No alcohol or glass in the pool area No running All water must be off the pool cover before opening, opening with water could damage the cover resulting in a $300 repair.

$500 pre-authorization hold required Held 1 day prior to check-out and released within 7 days if no charges apply
