ELEGANT CHARACTER-FILLED PROPERTY WITH STUNNING POOL

This elegant property is set in 2.5 acres of landscaped grounds with panoramic views of the undulating Gers countryside (French Tuscany) and is situated in the small village of St Justin, only 2.5 miles from the world-famous lively bastide village of Marciac, home to the world-renowned Jazz in Marciac Festival.
The secluded property offers a beautifully restored south facing 18th century country farmhouse renovated to offer an exceptional quality of life, a swimming pool and many terraces and a natural small lake with its own terrace all set in 2.5 acres of landscaped grounds.

Entrance Hall
The Farmhouse opens onto a large courtyard bordered by lavender beds. the large farmhouse wooden front door opens onto a central hall adorned with an elegant stone and wooden round staircase and provides access to open living space designed for seamless flow between the socialising spaces, the relaxing spaces and the wooden balcony leading to the sleeping accommodation. The double fronted stone fireplace in the hall also opens onto the adjoining lounge, adding a sense of warmth and cosiness in the winter months though the whole house is centrally heated by individually controlled radiators supplied by a heat pump. The guest cloakroom under the staircase adds an elegant touch to the central hall.

Kitchen and socialising Hub
To the left of the hall, a massive wooden door leads onto the kitchen and socialising space with its cathedral ceiling, exposed beams, open mezzanine and antique terracotta floor tiles. A large central island with sitting on two sides serves as a socialising hub. A large dining table can sit up to 8 people for casual dining. A large pellet stove brings additional warmth and a sense of cosiness to this space in the winter months.
Food preparation zones surround a double electric oven, gas hobs and extractor fan and close by is an American fridge/freezer with ice making facility. On the facing wall a traditional butchers sink is flanked by ample work surfaces and a built-in dishwasher.
Behind the kitchen is a cosy TV room for informal family gatherings.
Lounge and dining rooms: spaces made for enjoyment and relaxation
To the right of the hall, a massive wooden door leads onto a beautifully furnished large living room with stone floors which stretches the length of the house and offers an ideal space for evening relaxation around the open fireplace. The lounge links seamlessly to a formal dining room.

Bedrooms suites and office work space
The beautiful round staircase leads up to a large landing and a mezzanine which open to the four bedrooms. The mezzanine is fully equipped as an office workspace.
Three suites feature large bedrooms and en-suite Shower rooms and toilets, the fourth bedroom has an adjoining bathroom and toilet.
Billie Holiday suite
This suite features a large bedroom, an en-suite shower room and a dressing room which add to the sense of luxury and space of this suite. The bedroom has a French window which offers views over the garden, swimming pool and the undulating hills.
Ella Fitzgerald suite
This suite features an anteroom with separate accesses to the bedroom and shower room. The bedroom has exposed beams, a window overlooking the covered terrace and a skylight with views of fields in the distance.
Louis Armstrong suite
This suite features an anteroom with separate accesses to the bedroom and shower room. The bedroom has exposed beams, a window overlooking the covered terrace and a skylight with views of fields in the distance.
Nina Simone bedroom and bathroom
This bedroom has sloping ceiling with skylight. This bedroom adjoins the bathroom with a large bathtub and exposed beams. The bathroom is close enough to all the bedrooms so that it can be used by all the guests.

Terraces and Pool
The kitchen opens onto a large, covered terrace which is fully equipped for outside entertaining and dining.
There are many other terraces around the ground for those seeking quiet moments to enjoy the beauty of the grounds and the surrounding scenery.
The beautifully appointed pool is surrounded by a large, paved terrace with space for relaxing and sunbathing. Two covered terraces designed for lounging; entertaining and dining add to the pool’s attractiveness.

The surrounding region
The property is in the beautiful south of Occitanie, a superb base from which to experience the best Gascony and Southwest France have to offer. The Bastide village of Marciac is within walking/cycling distance, while further afield Toulouse and the Pyrenees ski slopes are 90 minutes away. Bordeaux, the beautiful sandy beaches of Biarritz and Saint Jean de Luz on the Atlantic coast, the French Basque country, and Northern Spain (San Sebastian and beyond) are all within a couple of hours’ drive.
The International Airport of Lourdes is 50 minutes away from the property and serves destinations in the UK, Italy, Ireland, Malta, Belgium as well as Paris.
