Absolutely no events or parties allowed. There are exterior cameras surrounding the house as well as noise level detectors in and outside of the property.

If your shoes are dirty, please remove them before entering to help protect the hardwood floors and rugs. House slippers and disposable shoe covers are provided for your convenience. Thank you!

Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.



No food, spices, oil, or sprays are provided.
Dish soap, dishwasher tablets, paper towels, bath tissues, garbage bags, detergent and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay. We have a drip coffee maker - BYO coffee.

LAWN MAINTENANCE visits twice a month to mow the lawn starting mid-May. Pest control visits once in three months and upon request.

PARKING:
There is enough parking on the driveway to accommodate up to 3 cars. The garage fits up to 2 small cars or 1 large SUV. Street parking is not allowed. No large trailer, boats, RV or commercial vehicles are allowed.


SECURITY SYSTEM:
The home has a Vivint Home Security System with sensors on all doors & windows. Please quest host for information on how to arm/disarm the system. There is a 50$ fee if the security system is trigged accidentally. If you do not plan on using the security system then no action is required from you.

SECURITY CAMERAS:
There are three security cameras located on the outside of the premise. One in the front of the house, one on the doorbell of the front door, and one on the backyard, which are meant for security purposes.

ABSOLUTELY NO PARTIES or SMOKING in the front or inside of the property. If you plan on bringing more than the expected amount of guests, please let us know in advance. The max number of guests for this property is 7 and there is an additional fee of $200 a person per night for any additional guest after 7.

COMMUNITY POOL AND TENNIS COURT:
Requires same access key that can be requested from the host. Pool opens mid-may and works until mid-September. Tennis court is open all year around, but no skateboarding or scooters are allowed on it.

To maintain a safe and enjoyable stay, fees will apply for violations of key house rules:
Smoking Indoors: $500 for any smoking evidence inside.
Noise Disturbances: $300 per incident for excessive noise.
Unauthorized Late Check Out - $100 for checkout beyond the agreed time without prior approval.
Unauthorized Events/Extra Guests: $400 if guest count exceeds booking or for unapproved gatherings.
Improper Parking: $150 for unauthorized or obstructive parking.
Lost pool/tennis access key: $50.


For stays of 28+ nights, all adult guests are required to provide a copy of a government-issued ID (driver's license or passport) after booking, as part of our extended-stay agreement. This information is used solely for identity verification and is kept confidential.

Extended-stay policy: Stays of 28+ nights require signing a Supplemental Rental Agreement within 24 hours of booking confirmation. This is a standard agreement that clarifies terms specific to longer stays. Guest must sign before check-in.
