RMB II keeps it simple and delivers exactly what a beach group needs: space, comfort, and a location so close to the sand you'll hear the waves from inside. This ground-floor, 1,000 sq ft condo sleeps up to 12 — 10 adults and 2 kids — with two bedrooms, a fully stocked kitchen, and everything set up so you can drop your bags and head straight to the beach.

LIVING AREAS



The living room features a comfy leather couch that pulls out into a queen bed —great for extra guests.



Movie nights are covered with a 60" curved Smart TV above the decorative fireplace, equipped with streaming service apps such as YouTube TV, Prime Video and Netflix.



One of the best perks? This is the only unit in the building with an attached garage that opens directly into the living room. Super convenient for unloading beach gear or groceries.

The kitchen is fully renovated with stainless steel appliances and all the essentials to whip up anything from a quick snack to a family dinner.

Mission Beach: Where San Diego Comes to Play



Steps from the sand. The boardwalk, Belmont Park, restaurants, and surf shops are all right outside. Less than 150 steps from the beach — a rental car is genuinely optional.



Getting Around:

Getting Around & Parking



A rental car is not necessary if you plan to spend most of your time at the beach. From the condos, you can easily walk to nearby restaurants, shops, the boardwalk, and the beach — less than 150 steps from the sand!



For trips around the greater San Diego area, rideshare services like Uber and Lyft are readily available and make getting around easy. If you’re staying local in Pacific Beach, Bird electric scooters are also commonly available.



If you do choose to bring a car or explore beyond the immediate beach area, the property includes two carport parking spaces. Free street parking may also be available nearby, but please read all posted signs carefully. Some streets have designated street sweeping days, and vehicles parked in restricted areas may be ticketed or towed by the City at the owner’s expense.



Other Things to Note:

Our vacation rentals are privately owned second homes that homeowners have graciously opened to responsible guests who will respect both the property and the neighborhood. While we know you’re here to enjoy your time, please keep in mind that many nearby residents live here full-time.

✶ Occupancy Limits: Maximum guest capacity is strictly enforced.

✶ Self Check-In/Out: Check-in is available anytime after 3 PM; check-out is by 10 AM.

✶ Important: Any signs of smoking on the property (including outdoor areas) will result in a minimum $500 fine.

Late check-out is also unavailable as cleaning services typically arrive by 10:30 AM to prepare for the next guests.

Noise Compliance: This is not a party home, and noise is taken very seriously. Any formal noise complaint, either from neighbors or city officials, will incur a fine of $300 to $1,000, deducted from your security deposit. Please remember that noise carries at night; ensure all windows and balcony doors are closed if music or conversations are loud. Quiet hours start at 9 PM on weekdays and 10 PM on weekends.

Our cleaning service is managed by a third-party vendor, and the cleaning fee is standard per stay. We kindly ask that guests do not negotiate this mandatory fee. Your home will be cleaned and beds freshly made before arrival, with starter supplies of toilet paper and paper towels. Note: guests may need to replenish these items during longer stays.



**THERE IS A NON-NEGOTIABLE CLEANING FEE FOR EVERY STAY**



Please be sure to bring your own beach towels, chairs, canopy, etc. as these items are not supplied. If you plan on traveling light, there are a few retail surf shops and rental places nearby where you can reserve beach necessities at a great rate.
