The Neighborhood
South Lamar has that old Austin energy that new Austin keeps trying to bottle. Barton Springs Road is your morning. The Alamo Drafthouse is your evening. Lady Bird Lake is your weekend. And when the calendar fills up — ACL, SXSW, F1 weekend, game days on the Drag — you'll be grateful you're already here. UT roars on Saturdays, the skyline keeps evolving, and yet the spirit of this city stays stubbornly, beautifully the same.

A Few Things to Know
Because each residence is individually positioned within the building, views, natural light, and patio configurations will vary by unit. Some residences face South Lamar and carry the ambient hum of an active urban street — particularly during peak evening hours. Others are set back from the street and face interior or neighboring building views with reduced traffic noise.
If you have a preference or are sensitive to noise, reach out before booking — we're happy to help point you toward the right fit.

AvantStay provides a personalized hospitality experience to elevate your stay. With our Concierge Service, guests have access to our tech-enabled services like fridge stocking, private chefs, massages, transportation, special occasion celebrations, baby gear rentals, ski gear, beach gear, and more. For anything you need, we’re at your fingertips!

Local Attractions: Barton Springs Municipal Pool, 2nd Street District, Uchi, Zilker Park, Odd Duck, Texas State Capitol, Franklin's BBQ, Broken Spoke, South Congress Street, Loro, Quack's 43rd Street Bakery, Cathedral of Junk, Austin Beerworks, Rainey Street, "I love you so much" (mural).

Home Truths:
- This home allows up to 2 pets for a fee; undisclosed pets brought without AvantStay's approval may result in a $500 fine per pet.
- The pool is open from dawn to dusk.
- Quiet hours are from 10 pm to 6 am.
- You may experience some normal city noise from nearby Lamar Boulevard.
- Please note that through March, Elevator 1 (the back elevator) will be used for service only, while Elevator 2 (the main front elevator by the lobby) will be available for guest use. Both elevators will be fully operational and available to guests starting in April.
- Rooftop furniture will not arrive till April 2026, but it'll be open nonetheless.

Parking Rates:
- Self parking is $35 + tax per vehicle/night
- Valet Service is $40/night + tax per vehicle/night

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.

We report and prosecute all Credit Card Fraud.

Very nice place and an enjoyable stay. The location is convenient, with easy access to downtown activities, making it a great choice for both work and leisure trips. The hotel was clean, comfortable, and easy to get to. One thing to note is that there is a daily fee for parking or valet service.

Everything was great. They were still under construction but it wasn’t bothersome. The parking can be a bit confusing. The parking garage is located off Bluebonnet, for reference. The staff was very kind and helpful. We all agreed we would stay here again.
