You also get one parking spot on the driveway so a total of TWO parking spots **NOTE*** (When pulling into the garage, you’ll see the long-term tenant’s vehicle on the opposite side — but your unit, entrance, patio, and hot tub are all fully separate and private.)
Please be aware that we do have quiet hours between the hours of 10 PM and 8 AM because the other unit in the duplex is rented. Guests and you will need to be respectful of one another. Although this unit is remodeled and insulated, you may from time to time hear some noises travel through walls (similar to a hotel). Your host is here to help with any noise issues from the other unit you may encounter. We do not allow parties and we do not allow any additional guests who are not part of your actual reservation. House Guidelines I’m excited to host you. These guidelines help protect the home, respect the neighbors, and ensure a smooth and enjoyable stay for everyone. 1. Local Guests If you live locally, please send me a quick message before booking so we can connect briefly prior to confirming your stay. 2. Occupancy The home comfortably accommodates up to 7 registered guests. If you plan to have additional visitors, even briefly, please message me in advance for approval. All overnight guests must be listed on the reservation for safety and insurance purposes. 3. No Smoking This is a strictly non-smoking property, both inside and outside. If smoking occurs on the property, a $200 per day remediation fee may be applied to cover additional cleaning and odor treatment. 4. Check-In and Check-Out I’m happy to accommodate early arrivals or late departures when the schedule allows. Please request approval in advance. Unapproved early arrivals or late check-outs that impact the cleaning schedule may result in a $50 fee. 5. Quiet Hours Quiet hours are from 10:00 PM to 8:00 AM in accordance with local ordinances. I appreciate your help in being respectful of the neighbors. 6. No Pets Pets are not permitted at this property. 7. Hot Tub Guidelines To ensure a clean and safe experience for everyone: • Please rinse off lotions, oils, and dirt before entering • No food or beverages inside the hot tub • Use of the hot tub is at your own risk • Guests under 18 must be supervised by a responsible adult If the hot tub requires excessive cleaning beyond standard servicing, a $125 additional cleaning fee may apply. 8. Mail and Deliveries This property does not have a mailbox available for guest use. Please use an Amazon Locker or similar service if you need to receive packages. If you are staying for an extended period and need mail delivered to the home, please message me in advance so we can discuss options. 9. Reservation Changes Once a reservation is confirmed, changes to dates or guest count may affect pricing and availability. Alterations that remove booked dates may be subject to the cancellation policy. I encourage early communication and will always aim to handle changes fairly.
These guidelines are simply here to protect the property and ensure a great experience for everyone. Nearly all of my guests are fantastic, and when expectations are respected, I am very easygoing. It is my pleasure to host you.
