1.) No Smoking: Smoking is strictly prohibited anywhere on the premises, including inside the apartment, back patio, shared outdoor spaces, lounge areas, lanai, and driveway. 2.) Guest Limit & Visitors: Only those listed on the booking are allowed to stay overnight. The maximum number of overnight guests is 16. The property is not an event facility, and there is a limit on additional visitors at any one time. For any visitors beyond those staying overnight, please inquire with the host in advance. 3.) Liability: The host is not responsible for any accidents, injuries, or illnesses that occur on the premises or its facilities. The host is also not liable for the loss of personal belongings or valuables. By accepting this reservation, all guests assume the risk of any harm arising from their use of the premises or that of others whom they invite. 4.) Children: Children are welcome with the following stipulations: Guests are responsible for any necessary âbaby-proofing.â Children must be supervised by an adult at all times, particularly in outdoor and pool areas. 5.) Toilet Use: Only toilet paper may be flushed. Do not flush any other items, even if labeled `flushable.` Any plumbing damage from improper use will be charged to the guest. 6.) Pets: Any pets must be disclosed to the host prior to check-in. Guests are required to properly dispose of pet waste. Additional cleaning fees will apply if pet waste is not properly managed. 7.) Cleaning Fee: The cleaning fee covers standard cleaning. Should the property require a deep clean beyond what is customary, additional charges will be applied based on our cleanersâ guidelines if the property is left in an excessive state. 8.) Wear & Tear: The home may show signs of typical wear from frequent use, such as worn carpets, faded curtains, missing blinds, and minor wall scuffs. Guests are expected to maintain reasonable expectations, and no refunds will be given for wear and tear. 9.) Quiet Hours: Quiet hours are from 11 PM to 7 AM. For the comfort of others, please keep outdoor noise to a minimum during these hours. 10.) Parking: Vehicles must be parked only in the driveway. Parking on the grass or blocking sidewalks is prohibited and may result in towing at the guestâs expense. 11.) Management & Maintenance: This property is privately owned but managed by AirLuxe Management. We will address any major equipment or appliance issues during normal business hours. Refunds or price adjustments cannot be issued for maintenance issues; however, we will work diligently to resolve problems as quickly as possible. 12.) No Refunds for Service Interruptions: Refunds will not be issued for issues outside our control, such as weather, early check-out, or maintenance interruptions. In cases of severe property damage or property sale, AirLuxe Management reserves the right to substitute this accommodation with similar or superior lodging nearby, if available. 13.) Customer Support: Any issues should be reported to us within 24 hours. During business hours, our team is available to address guest requests and will prioritize emergencies such as AC issues, water leaks, infestations, emergencies, power outages, and access problems. Only emergencies will be responded to between 5 PM and 9 AM. Non-emergency after-hours service calls may incur fees if a staff member attends the property. 14.) Lost and Found: Any lost and found items left at the home (if found) will be kept for 30 days. After 30 days, items are donated. 15.) Lawn Service: The lawn is serviced and there will be someone coming in the backyard to do this. They must be allowed to enter. 16.) Pest Service: Pest Control is serviced and there will be someone coming in the backyard to do this. They must be allowed to enter. 17.) Wildlife: Due to Florida`s subtropical climate, critters like palmetto bugs and small lizards are common and do not indicate a cleanliness or infestation issue. We take proactive measures, including monthly pest control treatments, to keep these out of your space, but occasional sightings may still happen, especially in warm or rainy weather. By booking, guests agree that the appearance of native wildlife does not impact the cleanliness, safety, or enjoyment of their stay and cannot affect the property rating.
