The Space:

Tucked into the wooded hills of North Branch in Western Sullivan County, Deer Hill Cabin is a comfortably appointed retreat with sweeping valley views and the kind of quiet that is getting harder to find. Set on a peaceful road under three hours from New York City, this three-bedroom cabin offers an easy escape into one of the most authentic and unhurried corners of the Catskills.



The open-concept main floor brings the living room, dining area, and kitchen together in one warm, welcoming space. A seasonal propane fireplace anchors the living room, casting a cozy glow on cool evenings and making it easy to settle in after a day outdoors. The three bedrooms are all located on this floor. The primary bedroom offers a king bed, the second bedroom features a queen and the third bedroom has two twin beds, all sharing a full bathroom appointed with a tub and shower combo. A powder room on the basement level adds convenience for groups.



Downstairs, the basement has been set up as a game room and lounge, outfitted with a Pac-Man arcade machine, a ping-pong table, and a comfortable lounge area with a pullout couch that can sleep additional guests when needed. This space allows for fun gatherings, or additional space for your group.



Outside, a stone patio with a fire pit looks out over the valley below. The views are quiet and expansive, the kind that reward an evening drink or a slow morning coffee. With no noise and no neighbors pressing in, the outdoor space at Deer Hill Cabin delivers genuine stillness.



The Neighborhood:

North Branch sits in the western reaches of Sullivan County, a quiet pocket of the Catskills where the pace slows and the landscape takes over. The charming village of Jeffersonville is just minutes away, offering local dining and small-town character, while Callicoon on the Delaware River draws visitors for its walkable main street, riverside setting, and weekend farmers market. Livingston Manor has grown into one of the region's most compelling destinations, home to Catskill Brewery, Upward Brewing and Sunshine Colony for drinks, standout dining, and charming independent shops. Narrowsburg offers galleries, cafes, and one of the most scenic stretches of the upper Delaware. Bethel Woods Center for the Arts, site of the original Woodstock festival, is a short drive away and hosts concerts and cultural events throughout the season. The surrounding hills and valleys are laced with hiking trails, fishing streams, and back roads worth exploring. Getting Around:

Deer Hill Cabin is just over 2 hrs hours from New York City and guests can travel around by car as it is a rural area with limited public transportation.



In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads.
