Welcome to Trout Creek Knox Retreat, by Mountain Vacation Lodging. This pet friendly private home features a fenced backyard, a wood burning fireplace, updated bathrooms, comfy furnishings and a great location. Please read on for more information.

The Property:
Trout Creek Knox Retreat is a single family home with two levels. Originally built in the 1950s, this house has been updated in a variety of ways while preserving some of the classic character of a midcentury home. The ground floor includes a nice big, open living room with two large sofas, one of which is a sleeper. With seating for 8, there is plenty of space to relax. Enjoy the warmth and crackle of the wood burning fireplace or entertain yourselves with cable or streaming on the Smart TV. The eat-in kitchen has dining for 6 and is fully equipped, minus a dishwasher. Also on this entry level, you'll find a laundry room, a large and beautifully updated full bathroom, and access to the back yard. The back yard includes a gas grill and an outdoor dining set. It is fully fenced for your furry friends.

The upper level of the home includes both bedrooms and another bathroom. The upper level bathroom is also nicely updated. With access from the hall in between the bedrooms, and with the other full bathroom right at the bottom of the stairs, the sharing of the two bathrooms is easy and functional. Both bedrooms include a Queen size bed, a smart TV, as well as closet space and clothing storage. One of them also includes a balcony.

The Location:
This location combines the benefits of being in town with the beauty of Lake Tahoe's natural environment. Trout Creek, and the trails that surround it, are only about 100 meters from your door. It's a short, flat, easy walk. In just a few minutes, you're surrounded by nature, with beautiful views of the mountains. The home is also very close, and quite walkable, to a convenience store, a mini golf course, and numerous restaurants. Choose from Asian, Italian, Mexican, or 2 brewpubs. Heading to the lake, the ski resort, the casinos, or anywhere in the South Lake area is easy. The bus stops servicing this area are such an easy walk from the home, you don't need to drive and park, or pay for parking. Please note, you'll be staying in a family friendly neighborhood, where respect for those around you, and the environment, is very important.

Arrival, Accessibility, Layout and Parking:
– Once you book, we're here to support you before, during, and after your stay. We will provide you with arrival instructions, local information, and answer any questions you might have.
– Accessing this property does not require any stairs, so unloading your groceries will be quite easy.
– Private, off-street parking is provided for up to two vehicles. Campers and RVs are specifically prohibited by city ordinance.
– The roads which lead to and from this property are generally easy to navigate and well maintained. However, please note that your route to the area may include a mountain pass. When traveling during snow and winter weather conditions, 4 Wheel Drive or All Wheel Drive and tires with good tread are recommended.

** Maximum Occupancy - The South Lake Tahoe VHR ordinance restricts this property's maximum occupancy to 4 people if all four people are aged 14 or higher at the time of the rental/occupancy. Children aged 13 and under do not count towards the maximum occupancy. So, groups with 5 or more people that are all 14 years old or older cannot legally rent this property. Groups with 1 child aged 13 or under can have 5 occupants in the property. Groups with 2 children aged 13 or under can have up to 6 occupants.
** Rental Agreements, Security Deposits, Rental Requirements - All hotels and rental properties have some rules and are subject to some amount of laws or regulations. Please look for and review any Rental Agreement terms, House Rules, and or Terms and Conditions presented during the online booking process. After booking, a Vacation Rental Agreement will be provided. All guests are required to sign the agreement within 72 hours of booking, and prior to occupying the property. There may be other requirements. For example, Guests may be required to provide additional information about the group that will occupy the property and or identification documents. Background checks may be performed, and in some areas are required by local law. A Minimum Age Requirement of 30 years or higher may apply. Guests may be required to provide a credit card and or a refundable security/damage deposit. We will be in touch after you book to gather additional information and to email you the rental agreement, which you can sign electronically - no printer required.
** Amenities - Some private or shared amenities may not be available for guest use during certain periods. Some amenities, when part of a property, may close daily, seasonally, or for maintenance. As such, all amenities can not be guaranteed to be available at all times. Please advise us when or before booking if you have questions about a specific property amenity so that we can give you the most accurate information possible for your dates.
** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Summer nights are cool and fans are provided at most properties. Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.
** Pets & Fees - “Pet Friendly” means Dog Friendly only. If a property is pet friendly, then a per pet, per night fee will apply. Some online booking sites, such as VRBO, do not allow us to list the maximum number of pets per property. If you are renting a pet friendly property, and will have more than one dog, please reach out prior to booking to verify if the home will allow more than one dog. Additional fees will apply for more than 1 dog.
** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, and are thus able to list a lower nightly rate for smaller groups. Each rental agreement and associated rates are for a specific group size. Guests must enter the correct and maximum group size at the time of booking. The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, and may result in a security deposit becoming required.
** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary. Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit. Please let us know if you have any concerns.
** Lengthy Rental Periods, Cancellation Policies, & Cleaning Fees - Long Term Rentals (28 nights or more) may be unacceptable under the standard cancellation policies listed online, which are designed to be only for short term rentals. Long Term Rentals must be discussed and approved prior to booking online. A long term rental / lease agreement may be required. A Security Deposit will be required for all long term rentals, and mid-stay cleaning(s) / inspection(s) may be required. The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended. For guests who are booking a lengthy stay of more than one week, a mid stay-cleaning fee equal to the final cleaning fee may apply for the second week, third week, and so on.
