Villa Monte Grappa offers approximately 400 square metres of living space arranged over two floors. It is surrounded by a private garden of around 1,500 square metres, featuring numerous secluded areas where you can relax in complete privacy. Beneath centuries-old pine and oak trees, you will find cool, shaded spots ideal for reading or unwinding. The garden also includes a charming pergola and a natural spring with a fish pond.

The outdoor swimming pool measures 4 x 7.5 metres and is equipped with a counter-current swimming system. From both the pool and the sun terrace, you can enjoy breathtaking panoramic views stretching all the way to the sea.

The villa is located on Via Monte Grappa, in a slightly elevated position, just a five-minute walk from the beach, the historic village centre, shops, bars, and restaurants. From here, you can admire spectacular views of the castle of Castiglione della Pescaia and the coastline, extending as far as the Monte Argentario peninsula and the islands of Giglio, Montecristo, Corsica, and Elba.

The property has four entrances: two pedestrian gates and two vehicle entrances. A private covered parking area directly beside the road accommodates three to four cars, while an additional two vehicles can be parked within the grounds.

For your convenience, we also provide an electric Smart car, perfect for short trips and shopping.

Guests enjoy a reserved beach setup at Bagno Perla, including one beach umbrella, two sun loungers, and a private changing cabin, located in either the first or second row from the sea.

The main entrance leads to the upper floor, where you will find a spacious, bright, and airy air-conditioned living area with elegant marble flooring and floor-to-ceiling panoramic windows overlooking the sea and Castiglione della Pescaia. The living room features two comfortable seating areas and a large dining table. From here, you have direct access to a generous terrace with outdoor seating for up to 12 guests. A staircase leads either down to the garden or up to the rooftop terrace, furnished with stylish lounge seating.

Also on the upper floor is a large, fully equipped kitchen with a central island, as well as a separate sleeping area comprising a hallway, three double bedrooms, all air-conditioned, two bathrooms, and a walk-in wardrobe.

Adjacent to the kitchen, in the garden, you will find a built-in barbecue and a traditional wood-fired pizza oven, ideal for outdoor dining and entertaining.

An elegant marble staircase leads to the lower floor, where there are three additional double bedrooms and three bathrooms.

All bedrooms enjoy either sea or garden views and are equipped with air conditioning and mosquito screens for maximum comfort.

The lower floor opens onto a covered terrace overlooking the pool, furnished with comfortable lounge seating. From here, you also have direct access to the garden.
