The Space:

This 2-bedroom, 2-bathroom condo sleeps up to six guests just half a block from Playa del Carmen's white-sand beach and one block from 5th Avenue's restaurants and nightlife. The biggest draw? Authentic Mexican character — warm terra cotta, vibrant textiles, and carved wood details — plus three private balconies where you can sip your morning coffee surrounded by greenery.



Bedrooms and Bathrooms

- The master bedroom features a king bed and en-suite bathroom, giving you a quiet retreat after long beach days.

- The second bedroom offers two twin beds that convert into a king, ideal for couples or kids traveling together.

A second full bathroom means no morning lineup, and soundproof windows keep the space peaceful even though you're steps from the action.



Living, Dining, and Kitchen Area

The living and dining area flows into a well-equipped kitchen with everything you need to prep breakfast or mix drinks before heading out. A sleeper futon in the living room adds flexibility for larger groups. When you're ready to relax, step out onto one of the balconies — shaded by trees and perfect for an afternoon read or evening cocktail.



Good To Know

Stay connected with reliable Wi-Fi, and pack light — the in-unit washer and dryer let you refresh your wardrobe anytime. You'll have a dedicated parking spot on the premises and a private entrance with lockbox check-in. Beach towels are provided so you can head straight to the sand. The condo is on the third floor, which means lovely views and cross-breezes, with stairs to climb. Drinking water, soap, shampoo, and toilet paper are provided on arrival to get you settled in. A daily allowance of 20Kw/Day of electricity is included for short-term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more.

Getting Around:

The condo is an easy 45-minute drive from Cancun’s International Airport. We’re happy to arrange private transportation for you! As soon as you confirm your booking, we can help you schedule private transportation and have it waiting for you at the airport. If you prefer to rent a car, there are many choices for car rentals at the airport and in downtown Playa del Carmen.



Don’t feel like driving? Taxis are always available, just be sure to take registered taxis only! And public bicycles are available to rent around downtown too. You will see the BiciPlaya stands where you can rent a bike by day or by journey. There are also 2 ADO bus stations to get you to nearby Yucatan destinations or other Mexican states, located at:

- 5th Avenue and Benito Juarez

- 20 Avenida Norte and Calle 12



In the event you're driving around town, please note there are PARKING METERS in downtown Playa that operate from 10 am to 10 pm (maximum 6 hours). You must look for the digital meter to pay and display your receipt on the dashboard or risk the car being immobilized.



PARKING LOTS/GARAGES IN DOWNTOWN Playa del Carmen:



There are also four main parking lot/garages:

- Under Quinta Alegría Mall. The entrance is on Constituyentes Avenue between 10th Avenue and 5th Avenue.

- Tendenza Parking is on 10th Avenue between 14th Street and 14 Bis Street

- Plaza Pelícanos - 10th Avenue between 8th and 10th Street

- 34th Street and 10th Avenue. 24hr car park (not underground)



All parking is reasonably priced. Prices are about 10-20 pesos an hour and about 200 pesos for 24-hour parking.



The Riviera Maya has no shortage of inspiring destinations. Here are just a few of the popular attractions and approximate drive times:



Xcaret – 17 minutes

Akumal – 33 minutes

Xel-Há – 40 minutes

Cozumel – 40 minutes (ferry) or 20 minutes with high-speed ferry

Tulum – 1 hour

Chichén Itzá – 2 hours



Other Things to Note:

A daily allowance of 20Kw/Day of electricity is included for short-term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property, and close all windows and doors when you use it.



This is a 3rd-floor condo, which means you’ll enjoy great views and breezes, but please be aware that you will need to climb the stairs.



We provide beach towels for your convenience.



Security Deposit : A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



House Rules

- Travelers must be at least 23 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.

- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.

- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID on the day of checking in or during your stay.

- Please avoid moving furniture

- Pets are not allowed.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft.

- If you're booking from a channel where we handle payments, you'll be charged a security deposit of $300 USD which will be refunded after your check-out accordingly (service fees may apply)



Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.
