The St. James Club at Mamora Bay is a great location for a family vacation. Unfortunately, we were extremely disappointed with the condition of accommodation upon arrival.Several ceiling fans were consistently dirty and dusty, and the outdoor furniture and some fixtures were unsanitary and unusable due to bird nests and significant bird/animal droppings. To make matters worse, the host - who had initially been responsive and communicative - was completely unresponsive when we reached out to have these issues addressed. We submitted a service request on December 23rd and had still not received a response as of December 30th (see photos). As a result, we were left to deal with these unsanitary conditions ourselves.Aside from the issues with cleanliness, dust, bird droppings, and lack of communication, the villa itself was as pictured and accurately advertised.It should also be noted that there are additional resort fees and taxes that are not included in the VRBO booking rate.Finally, the all-inclusive option is a separate and additional cost. To be fair, the host was transparent about this in the listing. During our stay, the cost was approximately 89 per person per day for guests over age 12 (with a three-day minimum), and about half that amount for children under 12. While the activities, pools, beach access, chairs, and towel availability were excellent, the food was mediocre and the service was, unfortunately, very poor.We will not return.
