Welcome, and thank you for looking!

I’m a professional host offering four bright and spacious rooms in my charming Victorian terrace home, set on a quiet residential road just off vibrant Lewes Road.

This listing is for a stylish double room that shares a large, luxury bathroom (with separate bath and shower) with just one other room—though when that room isn't booked, the bathroom is yours to enjoy privately. There's also an additional cloakroom nearby for added convenience.

The room is freshly decorated in calm neutral tones and features a brand new double bed with memory foam mattress, wardrobe, bedside storage, tea and coffee facilities, hairdryer, a 42" smart TV, and fluffy towels to make your stay extra comfortable.

You’ll receive your own key and fob for flexible access throughout your stay. A self-serve continental breakfast is included, available in the kitchen/diner—offering cereals, yogurts, cheeses, jams, toast, juice, tea, and coffee. On your departure day, breakfast is available before 11am.

Located just a 3-minute walk from Lewes Road’s cafés, shops, and bus routes, the house is also just a 15-minute stroll from Brighton’s famous Lanes, beach, and top attractions. After a day exploring, unwind in our secluded garden—also the designated smoking area.

Whether you're visiting solo, as a couple, with friends, or family, I’m happy to accommodate you for short or long stays. Discounts are available for extended bookings—please don’t hesitate to ask. The home is also ideal for parents visiting students nearby.

Please note:

There is a 2-night minimum stay on weekends; and

The house may not be suitable for children under the age of 3, as my two beautiful rescue cats are quite sensitive and easily stressed by high levels of activity and noise.

Babs is absolutely wonderful, beautiful accommodation and excellent service. 9-10 uber to the beach and town centre is even closer. will definitely be my go-to place when visiting brighton again.

Warm and welcoming

We were warmly welcomed by Babs who is an absolutely amazing host. We had the smaller room which was perfect for our short stay. Due to marathon weekend there were lots of guest but this just enhanced our stay with a feeling of community. The bed was comfortable and towels provided. There guest fridge and cupboards provided ample options for breakfast with breads, cheeses, spreads, cereals and jams

Very nice property and host

Babs is a great host who made us feel comfortable. As a gay couple you are always unsure but she’s very welcoming. She communicated with us in an easy and timely manner. Property is nice and clean with ample breakfast and TV choices. Be aware that it’s an uphill climb from the train station and about 20 minutes walk to the centre. Highly recommended.

I stayed at this property for two nights over the Bank Holiday weekend; my first visit to Brighton and i had a brilliant time. The host Babs is ever so welcoming and really couldn't do anything more to make you feel at home. You're free to treat the house as your own and with the addition of the two adorable rescue cats (who love playful attention) it is a wonderful place to stay. I'll be sure to try and stay here if i visit Brighton again! :) Thanks, Matt

Fantastic accommodation and location

From online booking, correspondence with Babs the hostess, to the property itself everything was really smooth. The bedrooms are really well appointed and the bathroom facilities immaculate. Having the use of the kitchen and living room is a huge bonus. Babs is a fantastic hostess and nothing is too much bother, cheesy crumpets for Sunday breakfast were a real treat. Calling a cab for me and chasing it up was helpful and when they didn't arrive Babs walked me to the station road to ensure I could catch my train on time. I will definitely be using Bonchurch Road again.

Weekend in Brighton

Lovely stay in Bab’s home. She’s a brilliant hostess. Very welcoming and made you feel completely at home. Nothing was too much trouble. I can’t leave a comment without mentioning Branston the cat. A welcoming and refreshing visit

Babs was ready to greet me and check me in. I got a tour of the site and any questions answered. The property was warm and full of life and I couldn’t have led for more. Babs was friendly and engaging and she was always available should anything be required! I would definitely recommend and I will be back for the next Brighton marathon!

A fabulous weekend with Babs

Lovely welcome and hosting from Babs, spick and span home, fridge and cupboard full of fruit and breakfast foods, sunny garden to sit out in, very quiet location and the comfiest bed to sleep in! Really had a very good visit, would definitely go again and definitely recommend it to anyone looking for the above when visiting Brighton!

Fantastic!

Me and my partner stayed with babs for two night whilst we went to a concert and we were so very happy with our stay! Communication with her was brilliant and she was more than happy to help us with a late check in and accessing the property. The house is so clean and modern and we would totally recommend or stay again :) Thankyou for a lovely stay!

Short stay in Broghton

Came down to brighton for the first time with a friend for my birthday, and everything was amazing! Babs is such a lovely lady and made our stay so pleasant. The house was amazing and we truly felt at home! Will visit again and will bring more friends as well so they can enjoy it!
