Best views

We will 100% rent this villa again! Great rooms plenty of space, amazing views right on the ocean and next door to main pool, plus smaller pool right downstairs that was empty the whole time and nice and cold. Easy 7 min walk or 3 min bike to barrier brewing company plus 4-5 other eateries and the bike rental shop, about 10 min bike ride to main strip.

Great stay

Positives- Beautiful place. Beautiful unit, all inclusive to resort amenities, clean, tidy, probably the best location to see everything from your rooms/balconies. Negatives- no drapes in living area, so a/c has to work harder and takes longer to cool area down. King bed has a dip in middle so not comfy.

Very Disappointing

The condo receives "Two Stars", one for location and one for the ocean view. Otherwise, the unit was not up to SSI standards. It is very tired, with awful slip covers on the furniture, lumpy beds and a stale smell throughout. Clearly, it is in a nice development in King & Prince, but it appears that it has not been updated in awhile. The price was right, and now we knw why.

Favorite place at K&P with million dollar view!!

Just got back from a week's stay at the King and Prince and South Villa 352. This was by far our best stay and favorite trip to St. Simons! The villa was exactly like the pictures showed; 3 lovely bedrooms and bath, fully functional kitchen and a balcony that provided us a place to sit and take in the incredible views and sounds of the ocean! From here, we also watched afternoon thunderstorms roll in. The kitchen had everything we needed in order to cook a few meals. One night we used the gas grill by the villa's pool to grill hamburgers while the kids swam. The location could not have been better with easy access to beach, villa pool and the infamous round pool of the K&P. Our host was very prompt with communications. We felt very well taken care of. We are making plans for a return trip next year!! Thank you for this great stay, James, and for providing our family with more great memories of St. Simons! Best - Julia and family

where were the drapes?

This place has all the potential in the world but needs a lot of work. For example, in the second bedroom, which has small balcony, wall of windows and wall of mirrors, has NO window covering. Very inconvenient and just plain odd when the missing drapes were found in the closet. Also trouble getting the pass code to open the front door. Bathroom just so/so.....why no toilet paper holder? Very $$$ to not be tip top shape. We would never rent again.

MISLEADING-DIRTY

We booked this unit last summer as we have stayed at king and prince/hotel many times and were looking forward to the location and the fact that this unit is 3 bedrooms so that my Mother and Father could come as well. The pictures looked great. Let me just tell you it was horrifyingly dirty. I will admit I am the type of person that does pull back the sheets to make sure they are clean but from the minute we walked in we were in shock. It looked like a frat party had taken place the night before. The toilets were filthy. Literally pee on the sits, scum in the bathtub, dust bunnies in every corner of the carpet. The kitchen cabinets had finger prints and gunk all over them. Residue all over the refrigerator shelves. It was straight nasty. It was the first family vacation we had in 1.5 years and we knew we couldn't book a hotel room at that point because of my small children as well. So I literally sent my husband to get Clorox wipes and bleach spray and spent the first 2 hours of our vacation disinfecting so that I felt comfortable enough to bath my children in the tub. We did call the owner and he did act apologetic and gave us a small amount of money back. He sent someone over to "clean" (she had a roll of paper towels and windex) and the girl literally said this happens all the time and he doesn't care. There was nothing she could really do because honestly this place needed a full blown deep clean. The bottom line is it didn't matter what he did or said this place was a complete misrepresentation and I would hate for this to happen to your family as well. A disgrace that someone could be so completely dishonest. And for the record, it had nothing to do with needing luxury or freshly updated décor. It was just plain FILTHY!

Needs a DEEP clean and some work - great views and location

Pros: Great views, Comfortable beds, Responsive host Cons: Really dirty overall - the floors weren't clean, tubs were clearly dirty and in need of a deep scrub, the walls have been "touched up" but the paint colors don't match, "bar" in the living room was rotting on the bottom, furniture in the living room is worn with one chair with a large hole in the slip cover, towels were thread bare and scratchy... This condo has great potential but needs some love. If improvements were made, we would love to stay again.

Great location but needs renovation

This property needs to be renovated and the photos don't accurately depict the current state of the unit. There's mismatched paint on the walls, tired dated furniture & decorations, towel bars pulling out of the walls, and other assorted repairs needed. The King and Prince is a fine resort in a great location on St Simons Island. We enjoyed our time on the island but would not stay in this unit again.

Amazing sunset views

This property has a perfect view of the ocean and is in a great location. The condo itself could definitely be a really nice place but it’s in need of a major renovation. Definitely needs attention from the owner. Just a little money invested could make this place a real gem.

Can't Beat the View!

We just returned from St. Simons and absolutely loved our stay. The units proximity to everything at the resort and the view from the balcony can't be beaten! The kitchen was well stocked with everything that you could need for your stay. We are already planning our trip for next year.

The only thing good is the beautiful view. The condo is in need on repair/ It was dirty when we arrived. The owner called housekeeping to come back. We showed her the places/ Appliances rusty. Leaky water from vents in ceiling from airconditioner. It was a big disappointment.

Great View!

This is a very nice villa, with great views. It has begun to show some wear and will need some updating soon. The actual only problem we had was not receiving very much information on anything concerning check in or check out. We were able to get in contact with owner and ask for an early check in because we had arrived early and was facing very bad weather, and he was very gracious and had it ready for us. Many thanks. It was perfect size for our group and we enjoyed our stay very much.

The condo has a fabulous location. The view was wonderful!

The condo is in serious need of updating. The furniture is quite worn and there are many repairs that need to be made to bring the condo up to a normal rating. Also there was a very irritating rattling in one bedroom----hard to sleep! The owners could have a real jewel here with some work and elbow grease!
