This waterfront unit is the perfect mix of comfort and coastal escape. Relax in a queen bed with Egyptian cotton sheets, enjoy the convenience of your own ensuite, and unwind in the spacious lounge with a massive 75-inch flat screen TV.

Rates start at $280 per night for two guests, with an additional $30 per guest per night (up to a maximum of 4 guests). If your group exceeds 4 people (Maximum of 8 people) Please book our unit 2 listing prior to booking this unit. If travelling with pets, please read the house rules further down this page.

The unit is fully air-conditioned and comes with both gas and wood-fired BBQs, plus indoor and outdoor dining areas. There’s also freezer space for your supplies and freshly caught seafood.

Entry is via a secure locked gate on our 380-acre private estate, giving you a peaceful waterfront escape to relax with your partner.

Property Manager Tips 📝

Boat ramp access: At Sinclair Bay, we have a sandy boat ramp suitable for boats up to 6.5m. For easy launching and retrieval, plan around tides of 3m or higher. At low tide the water recedes a long way, and you don’t want to be waiting until 2am for enough water to bring your boat back in!

Resident dog: We do have an on-site Bullmastiff named Hokey. She’s a gentle giant who mostly snoozes and sniffs around. Completely harmless, but don’t be surprised if she comes to say g’day.

Property was awesome, right on the beach, accommodation nice. Boat ramp not always accessible in different tides so couldn't launch boat to fish. Caught flathead off the beach.

Beautiful but not what was expected

The location is stunning and the unit was perfect however we were not expecting to be sharing the space with the owner of the property. Literally a screen on the verandah separated us from them. Listed as ‘private’ it was very unexpected and should have been disclosed at the time of booking.

Beautiful location

Simple, clean, remote. Access is a bit challenging but once you are there, you wont want to leave, so prep ahead. Bring steaks, drinks, groceries etc. Fridges and freezer space is ample and cooking facilities are great with a gas bbq, stove onsite. Beaches are beautiful but could do with a rake and tidy immediately in front of the accommodation and a mozzie screen on the bathroom window please :) Almost zero optus coverage and no house wifi but telstra works no dramas if you need to stay connected so take one of those portable wifi things or a cellfi booster. Property manager was lovely. Cant wait to return.

A peaceful retreat from the world

We loved our stay. We appreciated the hospitality of Vaughn the owner, and his thoughtfulness towards us during our stay. Cabin was great, and had every amenity we needed. The view is breathtaking and the quietness is precious. The only thing I would change is an upgrade of the bed to a king bed or a more supportive queen mattress.
