Stately neoclassical mansions, cool cafes, eclectic eateries and homey pubs line oak-shaded streets in the charming Lower Garden District. Handmade jewelry, local antiques and vintage Mardi Gras costumes are on sale at the monthly Little Flea NOLA market, while a stretch of Magazine Street has antiques shops and clothing boutiques. Tiny parks like Annunciation Square and Coliseum Square are local gathering spots. This condo is ideally located within close proximity to numerous New Orleans landmarks including Jackson Square (2.1 Miles), Caesars Superdome/Smoothie King Center (1.6 Miles), The National WWII Museum (0.9 Miles), and the famous Lafayette Cemetery No. 1 (0.9 Miles). If you have any questions about the neighborhood, please send us a message!
You will have exclusive access to the entire condo: • Living room • Kitchen • Full bathroom • Private king bedroom • Balcony with street views • Private entrance
★ The place felt peaceful and private, exactly what we needed.
The Lower Garden District has a way of drawing you in slowly - the creak of the streetcar nearby, the smell of coffee drifting from a corner café, the soft morning light filtering through wooden shutters. This one-bedroom condo sits right in the middle of it all, just off Magazine Street, giving you a genuine New Orleans base that feels lived-in and warm rather than transactional.
Living space Natural light moves through the space throughout the day, catching the modern finishes and the kind of easy, uncluttered layout that makes settling in effortless. The living area is anchored by a 43-inch HDTV with Netflix and standard cable, with fast wifi at 179 Mbps keeping you connected for streaming or video calls. Board games are tucked away for slower evenings, and the climate is handled by a split-type ductless AC and heating system, plus a ceiling fan for those nights when you just want moving air.
Outdoor living Step through to your private balcony overlooking Magazine Street - a front-row seat to one of New Orleans' most characterful corridors. Morning coffee here, with the neighborhood easing into the day below you, is a hard thing to give up.
Sleeping arrangements The bedroom is built around a king bed dressed in quality linens, with clothing storage and hangers so you can actually unpack. Room-darkening shades let you sleep as late as New Orleans demands.
Kitchen & dining The kitchen is fully equipped for real cooking - Frigidaire stainless steel electric stove, single oven, refrigerator, freezer, microwave, and dishwasher, alongside the cooking basics, dishes, and silverware you'd expect. A drip coffee maker, hot water kettle, toaster, and wine glasses round things out. Pull up a stool at the bar area or sit down at the dining table - both options are there.
Workspace A dedicated workspace with an Ethernet connection and fast wifi means remote work is genuinely viable here, not an afterthought. The space has a door, giving you the separation you need for focused hours.
Bathroom & essentials The renovated bathroom includes a modern shower with hot water, and complimentary toiletries - shampoo, conditioner, body soap, and shower gel. Fresh towels, bed linens, a hair dryer, iron, and cleaning products are all provided.
Family-friendly features A pack 'n play/travel crib and folding high chair are available upon request, and babysitter recommendations can be arranged if needed.
Arrival & security Self check-in via smart lock and a private entrance mean arrivals on your own schedule. Free street parking is available. The property has exterior security cameras, smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit. Cleaning is available during your stay, and long-term stays are welcome.
Location Magazine Street is essentially outside your door - cafés, boutiques, and il Mercato are all within walking distance. The streetcar puts the French Quarter, the WWII Museum, and Lafayette Cemetery within easy reach.
Please note: No parties, no unregistered guests, and no smoking. Any attempt to host a party of any kind will result in immediate termination of the stay with no refund.

The space was excellent—tall ceilings, modern furniture, a comfy bed, new appliances, and plenty of books to read. The only issue we ran into was that the Half Moon restaurant and bar stayed open until 1 or 2 in the morning, with a cop posted outside and kids loitering. Luckily, once you close the bedroom door, you can't hear a peep from the street. This location was within walking distance of lots of good food, and we took advantage. Would stay here again.

Thanks for the review. Glad you enjoyed the tall ceilings, modern furniture, comfy bed, new appliances, and the books. Sorry about the late-night activity at Half Moon — good to hear the bedroom door blocked the noise. We’ll add a note about possible late-night bar noise to the listing. Would love to host you again.

Perfect balcony in a fantastic location
We love the garden district. Walking distance to everything. Great shops, great restaurants, great neighborhood. This place had all the charm of 100-year-old building but was loaded with comfort and conveniences. A great kitchen, luxury bed, and the perfect balcony. Street parking was easy. Five stars, we can't wait to come back!

Close to everything
The property is well maintained and well appointed. Plenty of room. It is close to shopping and many restaurants on magazine street. The bus stop to the french quarter is less than a block away. We did rent a car but quickly realized it wasn't necessary as the bus is cheap and easy to navigate. We enjoyed mornings and evenings on the balcony. Would recommend this property 100%.

Overall positive, especially the willingness to modify the reservation due to our own personal time changes with the trip - we did have difficulties getting the AC to cool down the rooms, the remote would not reduce the temperature. Also, I was a bit taken aback by the text I received about a noise complaint supposedly received, there was only my wife and I in the apartment, and we not there much other than to sleep, and I received a text that had an aggresive tone of "guilty until proven innocent" about a noise compliant that supposedly was received. I suggest a little more thought should be put into how one reaches out to guests under those circumstances. We really like the place, and its convienence for us as so near local family, so we definitely will be returning. Thanks again for the modification on the trip dates, that was a very positive experience.

Thank you for your review. We’re glad the date modification worked well and that the location was convenient. We apologize for the AC remote issue. We’re also sorry the noise‑complaint message felt aggressive; we take reports seriously, but will review how those messages are worded and delivered to ensure they’re more respectful. We appreciate the feedback and look forward to hosting you again. Thank you for staying with us and we sincerely apologize for everything that made your stay not as expected.

Updated Lower Garden District apartment near Magazine St
The location: Convenient to Magazine street. About 2 blocks to the bus to downtown/french quarter and 4 blocks to the streetcar. I lowered this a star for its proximity to a local bar on the corner and other some items mentioned below . Some nights were fine but others had as someone told us the 'fabric' of New Orleans'. If you're ok with that, great.
The unit: The apartment is nicely appointed, modern, updated. All of NO have incredibly high ceilings which make it feel even more spacious. There were a few maintenance items that the owner said he would address. The AC trips up and needs resetting annd inconsistent WiFi affecting the tv. Assuming the maintenance items are addressed, it's a nice place.
Communication: was great. Timely and professional.
Checkin: I didn't care for it. There is a disconnect between the VRBO way and the BookNola way. Not his fault but VRbo block emails and doesn't allow you to copy urls from the app. The owner process uses 2 disconnected systems that I had to pass through (rental checks). I had to background check the background systems because they are no names to the non-rental owner world. One of the links led to the owners site to login which was incorrect. Needless to say, it was clumsy and quite honestly uncomfortable. The owners guide wasn't easily accessible. In the end, was fine but be prepared. The owner was responsive.
