Summary:
Welcome to this beautiful, federation style home, Jalil. Established in 1905, this 20th century beauty retains much of its original, classic charm, whilst considerately blending modern touches and amenities within. With stunning design features, stylish furnishings and decor, gorgeous city views and a central location, this home provides you with the perfect space for your next getaway.

The Space:
Arriving at the property, the restored, charming facade will instantly catch your eye. You will be welcomed with the convenience of off-street parking in the driveway catering to one vehicle. Additionally, you will find free, on-street parking outside; however, please be mindful that this space is limited.

Make your way through the private entrance, and into the home. Upon entering you will instantly notice the seamless integration of classic features and contemporary designs. Your eyes will be drawn to the lovely stained-glass windows, high ceilings, polished floors and a beautiful, wooden archway.

Two queen bedrooms are found on either side of the entry hallway, with both rooms boasting plenty of natural sunlight, built in wardrobes and additional heating options to ensure that you are kept comfortable throughout your stay.

Walk through the hallway, under the beautiful archway and into the home’s main bathroom. With contemporary tile choices, sleek finishings and a spacious walk-in shower this space is an absolute delight.

The main, queen bedroom is at the end of the hallway where you'll find crisp-clean linen to snuggle into, stunning décor and a large walk-in robe to cater to those longer stays. Through to the ensuite this room includes modern amenities, a luxurious walk-in shower and a spacious bathtub for you to soak in and relax after a long day. You may choose to open the gorgeous shutter blinds covering the windows above, where you will be able to experience the magnificent views, whilst enjoying this relaxing experience.

The open plan living and kitchen area has classy furnishings, comfortable seating and thoughtful finishes, this space is both exquisite and homely. The kitchen is fully appointed containing a large fridge, matte black appliances and tap wear, ample storage space, and large benches to cater to all your cooking needs.

The lounge-dining area encompasses a smart-TV, spare blankets, a tasteful four-seater dining table, a highchair and a large couch, ensuring that all your needs are catered to. Stay entertained with a selection of board games and cards readily available! If you fancy a quick workout, there's also some exercise equipment at your disposal.

A reverse-cycle air conditioner keeps this space at a comfortable temperature, also flowing out of this room and into the other rooms within the home.

Open the doors, and a seamless interior-exterior flow is created through to the deck area. This space will allow you to enjoy the lovely views of Launceston and its surrounds, all at your feet. There is a sizeable outdoor setting allowing you to enjoy your delicious home-cooked meals, or a glass of Tasmanian wine with loved ones, while taking in these spectacular views.

There is an adjoining laundry found to the left of the deck area. This space conveniently provides a combined washing machine-dryer, allowing you to tend to your laundry requirements without any hassles.

Guest Access:
Guests have access to the entire house at any time via a lockbox.

The Neighborhood:
East Launceston is filled with gorgeous, 20th century homes which have been thoughtfully restored. As Launceston's premier suburb you will find many shops, eateries and amenities within walking distance.

Make your way to Abbott Street, which is often bustling with locals of a morning and on weekends visiting some of Launceston’s most renowned cafés and shops. Relish Cafe and Maple Cafe are delightful places to eat, both offering outdoor seating options while serving up delicious meals to their customers daily. Stop by the beloved Alps & Amici, where you will find quality, gourmet grocery options, along with amazing, hearty take-away meals.

Take a stroll to St Georges Square Park,where you will find many eateries and shops wrapping around the recreational grounds. Here you will be presented with a range of delicious, local cafes to fill your belly, gift stores for you to explore, and a boutique grocery store to cater to all your grocery needs. This area accommodates a range of local food trucks each evening and provides the perfect space for you to enjoy a peaceful picnic, whilst watching the children play on the play equipment.

Nearby, you will find the Launceston Aquatic Centre. Here you will find a full swimming centre, which includes a large lap pool, an indoor aqua playground, therapy pools and a gym.

The suburb is within walking distance to Launceston’s city centre, providing you with easy access to many tasty cafés and restaurants, an array of shops and boutiques and a vast range of cocktail bars and pubs. Eateries and bars to note include the Black Cow Bistro, Mud Bar and Restaurant, Cataract on Paterson, Cafe Mondello, Novaros and Cinco Passiones, who serve up arguably the most tasteful cocktails in the city.

There are many local parks nestled within, including Princes Square, full of historical fountains, and the City Park which is known for its beautiful oak tree gardens, playground for the children, a plant-filled conservatory and cheeky snow monkeys.

The Cataract Gorge is a spectacular natural formation where you can enjoy long and short walks, fresh water swimming basins, the world's longest single-span chairlift and vibrant peacocks! An additional, unique way to experience this attraction is via the Tamar Cruise vessel, which cruises through the waters that carve between the rocky formations.

Getting Around:
To get the most out of your stay, to be able to explore all that Launceston and its surrounds have to offer, a car is recommended. Additionally, there are many alternative options listed below:

METRO BUS SERVICE: Metro bus service provides transportation throughout Launceston and its surrounding suburbs each day. To access timetables, routes, and prices, please visit the Metro Tasmania Website.

FREE TIGER BUS: The bus travels around the city. There are bus stops located nearby outside Princes Square Park and the Launceston General Hospital. It is easy to spot – painted with the black and brown stripes of a Tasmanian Tiger! For timetables and routes, please see the Metro Tasmania Website (Free Tiger Bus).

ELECTRIC SCOOTERS: You will find purple electric scooters scattered around Launceston. To access these, please download the App ‘Beam’. Please wear the helmet provided and be safe!

BIKE RENTAL: Roll Cycles at 112 Cimitiere St offer bike rentals with options to suit most riders. Whether you are taking a leisurely stroll around town or taking on our world-famous mountain bike trails, Roll Cycles have you covered.

UBER: Uber is a popular form of transport used by many locals and tourists. To use, simply download the ‘Uber’ app on your phone and book a ride to your destination.

TAXI: Local taxi service can be found on the internet.

AIRPORT SHUTTLE: The airport shuttle service can be found on the internet.

Other Things to Note:
The driveway parking space accommodates one vehicle, with the width of the driveway being 2.5 meters wide.

There may be some potential for noise at times from the outside street; however, this is not a main road. Please note that it can be quite difficult to reverse out of the driveway at peak times.

Please note for longer stays, an additional fortnightly mid stay cleaning charge will apply to your stay.

A $50 fee will be charged if guests fail to check out by agreed check out time.

Please keep your showers to a maximum of 25 minutes at a time to avoid running out of hot water throughout your stay.

Lovely views and facilities
Charming house with lots of street appeal. The inside did not disappoint. Well equipped and decor was lovely. Would definitely recommend.
