I will be your personal concierge for the duration of your stay and will be available through mobile phone (voice call and sms) or Airbnb messaging platform.

1) ( NO SHOES ) Please take off your shoes when you stay inside the apartment.

2) Located near Stadium Skytrain Station (which is super convenient), it can make for transit noise during the day especially when the windows are open, however the noise can be significantly reduced. ( Meanwhile, the ear plugs are provided in nightstands. )

3) If it's your FIRST TIME booking with AirBnb, Please take note that this is not a hotel-like accommodation. There is no daily house keeping or a 24 hour front desk to answer any questions you may have. I will provide fresh towels, linens, body wash, shampoo, cooking and eating essentials. Please note that your towels will not be changed daily but there is an in-suite washer/dryer available for your use if needed.

1. You must have a working mobile phone number (with roaming) for the duration of your trip. This is for emergencies and coordination of your arrival when needed, as well as better communication.

2. Please take off your shoes inside the condo or you can also wear your own slippers.

3. No visitors is allowed.

4. Please take care of this home as if it was your home. Remember that this is someone's source of income. A major damage means cancellation of bookings and a big dent on someone's finances.

5. The person booking should be the person actually staying because your account will be the point of contact during the trip.

6. NO SMOKING in the unit, NO SMOKING on the balcony and NO SMOKING in the public courtyard (garden) or anywhere inside the building. This is a SMOKE FREE building. $500 CAD will be charged against your deposit for any evidence of smoking. You may smoke 10 ft away from the main door of the building.

7. Keep noise, voice and music/tv volume to a minimum after 10pm. If a neighbor is making loud noise, DO NOT personally approach them or the concierge. Call/message me, and I'll deal with it for you.

8. Absolutely, NO PARTYING/EVENTS /DRINKING hard liquor inside the unit.

9. Do not have anything shipped or delivered to the property. The concierge matches the recipient to the owner of the unit they have on record.

10. Please check your belongings when you leave. You will need to reimbursed me for shipping any items left back to you.

11. Lost key fobs have a replacement cost of $150 CAD each. Any fines from my HOA/Strata resulting from your stay will be charged against your security deposit.

12. Don’t try to fix something broken or malfunctioning which is included but not limited to plumbing&heating &electrical& homeware items. Please keep the broken part(s) and let host know as quickly as you can.

13. When using the parking, “PLEASE ” stop and wait for the gate to close before driving off. This helps increase security for everyone.
