First visit to the Pagosa Springs

What a view!! We truly enjoyed the living space of the house. The house had all the amenities for our group of 6. Appreciate the communication from Heather when we had issues with the codes, could not get thru the front door with the provided code, but we were fine thru the garage after we got the correct code.

The view! That was the best part. We were fortunate to have a hot air balloon ascension one morning.We were a group of 78-79 year old high school friends. The multiple stairs presented a challenge for many of us. The third level bedroom had comfortable beds but the closest bathroom was on the second level. Extra blankets might be appreciated during the winter for this room.There were sufficient beds and rooms to accommodate all of us. Everyone reported finding the beds comfortable. The dining table, kitchen, and living room spaces enabled us to view the mountains and talk continuously. That was a major goal of our gathering as we came from Florida, Washington (state), Kansas, Colorado, Nebraska and New Mexico.The evolve host was immediately helpful with how to operate heaters, garage doors and other incidental questions. We reported any problems to her to have fixed. A leaking water heater was replaced the next day after we reported finding suspicious water on the garage floor.The kitchen was supplied with basic and nonessential items which presented a challenge for our cooks but missing things could be fairly quickly obtained from town. We purchased and used paper plates because the provided plates were heavy and in high cupboards. We thought maybe the house was built for Amazonians or basketball players. They had a folding step stool handy.All in all we throughly enjoyed our time here.

Very beautiful stay enjoyed my stay along with our family . Only bad thing dishwasher smelled bad also two of the bar benches were broken . But for the most of it really enjoyed the stay would go back . Thank you

Nice for weekend getaway

This was a great place for a weekend getaway for our group of twenty somethings. Plenty of space, very clean, close to our activities—our only gripes were that there weren’t enough toiletries for all 11 of us and that we didn’t receive the new door code until an hour after check in. Otherwise, we had a great experience enjoying the patio, cozy bedrooms, and beautiful surroundings all weekend.

Excellent

We had 5 adults and 4 kiddos at the lodge. The stay was great. Plenty of room, beds, games, eating area, etc. The views are beautiful with views of mountains, the San Juan River from a wooded mountain setting. Within 10 minutes of downtown Pagosa and an easy 30 minute ride to Wolf Creek Ski area! Minutes The lodge is great and we highly recommend it!

Second Time Around!

This was our second stay at at this house. We rented this property last year as well. We like the room in the house, great view, good playroom for the kiddos and plenty of sleeping and bathroom space.The kitchen is sufficient and dining area has a large table that easily worked for the 9 of us. The internet worked fine.We were happy to stay again and strongly recommend!

Amazing views!

The views are breathtaking! We had 11 people and we all had plenty of space, so it is a great space for large families. Everything was lovely. I only give 4 stars for cleanliness because while the house itself was very clean, the towels and sheets could use an update. The towels had a damp odor and were tattered and the sheets were flannel with rough pilling.

Amazing View

Overall we were very happy with our stay. The location worked out great as it was so peacful and quiet. We loved sitting on the deck and listening to the San Juan river going by below. Our only issue was a few mice were living in the house and we had to throw a bunch of food away, even after storing it in tote bins. Contacted the guest point of contact and they said someone would come by with traps but we never saw evidence of them. However, that did not change the fact that we really enjoyed our stay and were not ready to leave when our time was up.

Beautiful Home

This home is beautiful! As we drove into the neighborhood, I was initially concerned with privacy but as we drove up the mountain and got to the home, no more concerns. Plenty of privacy, inside the home is above expectations, and the views out the back porch are unreal! The back porch gas fireplace is great at night. Plus the sound of the river rapids are great! And we especially took advantage of the pool table! Highly recommend!It was just my wife and I celebrating our anniversary, but we really wanted the views, privacy and pool table.

Positives: The location is close to town, the view of Pagosa Springs and the mountains were incredible, there was ample space in the home for all 10 of us. What problems did have were responded to very quickly and problems were resolved within a reasonable timeframe. Negatives: We had to vaccum upon our arrival and the cleaning crew came back out to mop once more. There were NO amenities for an infant/toddler so everything had to be packed in the car or rented from a local company. We have never had that experience before in the cabins/homes we have rented in Colorado. There were also no amenities that we have always had in all other properties including things such as: Kleenexes, salt & pepper, foil/cling wrap, spices for cooking, extra wash clothes, shampoo/conditioner/soap in showers, a drying rack for hand washing dishes. Multiple smoke detectors had been removed, light bulbs weren’t working, the propane had been left on the grill and the grill itself was broken in multiple was and was unusable for us. Also- the only baking pans had rust on them and need to be replaced. Luckily we had parchment paper so we used that on top of the rusty pans. The instructions in the welcome book were outdated and did not include how to lock and unlock the door. This home could be an incredible experience with some attention to the details of the guests experience.

Recent Trip

First off, the house itself and location are beautiful. The scenery is breathtaking and we enjoyed that aspect very much. However, the upkeep and management of the property was disappointing. We arrived to find dirty bedding and when we went to wash it, discovered there was no laundry detergent. We inquired if laundry from prior guests was done on site and were told it was. We asked how it was possible things got washed without soap. The response was that the cleaning service has there own. However, many of the sheets did not seem clean and a few comfortors had stains that were unacceptable. We were offered soap to be delivered and it arrived promptly however we spent our entire first day of vacation redoing a job that should have been done. We also had to rewash dishes due to old food left in them. The listing says basic supplies are provided which was true however it was no where near enough to sustain the amount of guests it states it sleeps. The first day we had to go to Walmart to get more paper towels, dish soap, and dryer sheets. There didn't seem to be a lot of detail put into cleaning and restocking before the next guests arrive. There were multiple broken cabinet doors, night lights/bulbs, window cranks, and the refrigerator door would not stay closed. The balcony had multiple loose or broken rails that was a safety concern for the little ones. We blocked them off with broken patio furniture. We also were never able to use the front door due to code not working.

We stayed at “Pagosa Springs Family Retreat w/ Game Room & Views” from 6/20/26 - 6/24. Great host communication answering our questions. House was clean, inviting, felt like home.Amazing views of the town off the back deck, and San Juan River below. House is somewhat remote, large lots, no close neighbors. House was well-stocked with many spices, mixing bowls, dishes, many games, etc. Unlike most houses with yard-sale-type furniture, this had quality. (My only concern is that the supple leather dining seats and the cream colored fabric patio sofa didn’t seem kid friendly—we had kids there, so I worried about/worked to minimize spots and stains).3 levels—bottom has twin/full bunk bed, sectional sofa, pool table w/ ping pong top and paddles/balls, and small full bath. Bedroom has outside door so can carry luggage direct w/ no stairs.2nd main level has 2 BR (each with a queen), and bath w/shower in center. Huge kitchen, another bath w/ shower, LR, dining, and primary BR w/ bath.3rd level has 2 queens, sitting area, and office area. No bath on 3rd, so we put kids up there. :) It’s a quick run down the stairs to the bathroom.I would definitely stay here again. June had good weather—cool nights so we left windows open at night, used fans. Then mid morning we shut windows because the days were warm. We booked through VRBO instead of Evolve so I think it cost more that way ‘cause VRBO tacks on their cut. This house books ahead so just change your dates and rent this one!
