-There is no central AC, generally this area is cool at night but there are 2 window AC units
-Dogs are welcome for a fee of $50 per pet per night. Please inform us at the time of booking if you will be bringing a dog.
-There is an exterior security camera
-Kayak`s, paddle boards, and paddle boats are all accessible through pool passes.
-Please note that pool passes will cost $12 per person, per day and will include access to all pools, paddle boards, paddle boats, and kayaks.
-Pets: We only allow dogs and at a limit of 1. If you have additional pets, please reach out to discuss further!
-Traffic Violations: Any traffic violation within the community will be charged to the homeowner and these fees will be applied to the guest at an additional $50 due to processing and inconvenience fees.


**After booking you will be asked to provide the following information to register with the community:
1. Names of all the guests, age included
2. Mailing Address
3. Pets Name, breed, and weight
4. Vehicle Information. (Make/Model, Year, Plate#)


The community applies a $50 Registration fee (HOA) per booking.

*Community registration must be submitted 3 days prior to arrival, if the registration is submitted past this period there will be an additional fee of $75. Total registration amounting to $125 with the late fee applied.
After booking, guests must authorize a security deposit or pay a damage waiver.
The rental agreement must be signed and we must conduct an ID check before providing check-in details
Pre-Check-in Requirement: For security and verification purposes, we require all primary guests to submit a clear photo or scan of a valid government-issued photo ID (e.g., driver`s license, passport) before we can send check-in details. This is a standard procedure and helps ensure a safe and secure stay for everyone.
No Smoking: Smoking (including vaping/e-cigarettes) is strictly prohibited inside the unit and all common areas. A cleaning fee of at least $250 will be charged for any violation.
No Firearms: For the safety and security of all guests and the property, the possession of firearms or any other weapons is strictly prohibited on the premises.
No parties or events—let’s keep things low-key and relaxed.
No drugs or illicit behavior—safety and respect for everyone are key.
Quiet hours are from 10 pm to 7 am—we strictly enforce this to ensure everyone gets a good night’s rest.
Registered guests only – No additional guests or overnight visitors unless they’re listed on your reservation.
Failure to report an issue directly to us first, to give us the opportunity to rectify, will nullify any subsequent claims or complaints made to any booking platform.
Check-out: Check-out is 10:00 AM. Unauthorized late check-outs will be subject to a fee.
Damages: Please report any accidental damage immediately. Guests are responsible for the cost of repairs for damages caused during their stay.
