Amazing location near the beach, local distilleries, farms, and vineyards - this would be a perfect place to relax and enjoy the fresh air!
A calm and homey spot - this home is everything you'd want for that perfect vacation! Sip some complimentary coffee on the rooftop deck while taking in the amazing milieu.

The home has a charming blend of comfortable furnishing, unique character, modern appliances, and overwhelming indoor and wide green outdoor space! It presents a clean and open space all throughout.  And wait, there's more! Stay fit even on vacay with your family and friends with our newly installed Peloton bike!

The patio area comes with an outdoor dining area and BBQ grill. Perfect for celebrating little victories or enjoying homemade burgers!

The kitchen is equipped with state-of-the-art stainless steel appliances (refrigerator, dishwasher, microwave, gas stove, and oven) and stocked with cutlery, utensils, dishes, glasses, pots and pans, coffee maker, and washcloths. The kitchen has complimentary coffee and tea. 

• LIVING & DINING •
The main floor has a wide-open space with a lot of natural light. The living space with a comfy couch, books, and games and opens to the 6-seater dining area plus an additional 6-seater dining table in the kitchen. 

• OUTDOOR •
The property features a 2-acre green land, an outdoor pool, a pool house that features a shower, toilet, and wet bar, a backyard fire pit, a wrap-around porch, and an amazing rooftop deck with amazing views.  

Wölffer Estate Vineyard - 1.3 miles, about 3-min drive
Sagg Swamp Nature Preserve - 2.9 miles, about 7-min drive
East Hampton Main Beach - 5.7 miles, about 13-min drive
Flying Point Beach - 8.1 miles, about a 20-minute drive

• BEACH ACCESS •
It is only a 4 min drive to the nearest beach! I don't provide beach or parking passes however, there are public parking beaches you can go to that won't need passes. Here are some public beaches you can go to without a permit.

Sagg Main Beach
Ditch Plains Beach
Long Beach
Mecox Beach

Permits may be purchased online through the South Hampton Town Website. 

• PARKING •  
The home has a large front yard with tons of parking space - it can fit up to 8 cars if parked on the grass. 

• FITNESS •  
The home features basic gym equipment. Located in the basement are a treadmill pilates reformer and chair and on the 3rd level, a peloton bike, yoga mats, two 3lbs weights, ab wheel sliders, jump ropes, resistance tubes and bands, ankle weights, TRX, a yoga block. 

• SECURITY & SAFETY FEATURES •
The home is equipped with security cameras located on the exterior of the property which includes entrance and exits. There are NO cameras inside the home. There are smoke alarms, fire extinguishers, and a first aid kit.

• OTHER AMENITIES •  
The home comes with an in-unit washer and dryer, books and games, free high-speed WiFi, a centralized AC & heating, iron and iron board, hairdryer, steamer, basic fitness equipment, BBQ grill with propane gas,  and Smart TVs for your streaming apps.

• DISCLAIMERS •
· The patio heater doesn't come with propane gas. Guests may have to bring their own should they wish to use the patio heater.

The guest will have sole use of the home. The pool house and the barn house is not accessible to guests and is not availble for guest use.

Our team, Elevate Properties, is available via Airbnb to answer any questions you may have.

Hamptons

NOTES
· The pool is ONLY available Memorial day thru Labor Day weekend (end of May thru mid-September) and closed for the winter. The pool is heated for July - September at the guest's discretion - this comes with an additional fee.  
· Competitive monthly pricing upon request. Please send us a message. 
· Limited Wood for the fire pit will be provided however, you will have to purchase more if you wish to use more. The fireplace is not functional and is for aesthetic purposes only.

- Please be advised that a pre-check-in form will be required prior to check-in.
- Please acknowledge the house rules upon booking.
HOUSE RULES

• PETS: This property is pet-friendly. There is a pet fee of $100 per pet and is non-refundable. ONLY NON-SHEDDING PETS CAN BE ACCOMMODATED.

• CHECK-IN: Check-in time is after 4 PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.

• CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

• SMOKING: We do not allow smoking inside the property. There is a smoking fine of $300 if there is evidence of smoking inside the property. You may smoke on the porch or the rooftop deck. Please make sure to clean up after yourself.

• BBQ GRILL: An extra charge of $100 will apply for not cleaning after using the BBQ Grill.

• NOISE: Please observe quiet hours after 9 PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

• DAMAGES & LOSS: I would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss in the property which will be deducted from your security deposit. Please advise me of any damage or loss immediately upon discovery.

• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes. Photoshoots, film shooting, and music videos are prohibited.

• LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. We do not allow any mail deliveries or packages during your stay.

Large Tree House
Beautiful home nestled within a wooded bamboo and evergreen forest. Roomy and clean. Fantastic kitchen if you want to stay in. Surroundings spectacular. Great town and beaches.
