Welcome to our cozy ski house where you and your family can enjoy a lovely time in the mountains during all 4 seasons!

Our cozy 3 bedroom home is conveniently located between Windham and Hunter mountains (a 10-15min drive) for skiing, snowboarding, mountain biking, and zip lining and close to tons of great nature and hiking.

The house features a ​wood burning fireplace, BBQ, hammock, and lovely lawn​ where you can enjoy great nature views.

Step inside and you'll immediately feel right at home in our bright and spacious living room. Sink into the plush sofa and enjoy a movie night on our large flat-screen TV. My family’s Catskills Ski house is conveniently located between Wyndham mountain and Hunter mountain (10-15)min drive . Supermarket (Jim’s American supermarket ) ,smoke shop , liquor store , post office ,laundromat , diners are all within a 4 minute drive . Enjoy the peaceful and breezy out doors in the spring and summer .(bbq available )

Private driveway a car is necessary our provider will plow snow from the driveway but it may take some time. If you need to be first on the mountain we recommend a 4x4 or snow tires when there is heavy snow.
Bicycles can we used to get around locally.
Guests are expected to do dishes and take shoes off at the door.

There might be issues with the wifi, we cannot guarantee it always works because the provider has had very rare outages in the past that we could not fix in the house and they took days to resolve. If the internet does go out and you have to get online we can provide suggestions for local cafes with access.

We really don’t want to charge you any fees, so please follow these rules and checkout on time. In our experience 99.999% of guest are wonderful, (just like you I assume!) These fines are for the very small fraction of folks who don't respect the rules.

Late checkout after the time on your reservation will result in a $250 fee unless late checkout is authorized in writing here on Airbnb at least 24 hours before the checkout time. We need to do this to make sure we have time to clean for you and the next guest.

If you checkout over 1 hour late you will also be charged our undiscounted day rate as a late checkout fee. Please note that does not grant you an extra day of occupancy, this is just a extra late checkout fee.

Guests
The maximum number of guests allowed during a stay is the number on your reservation. You are required to inform us of how many guests will be staying during your visit when you book. No parties or events may take place on the property.

If you throw a party by having more than the number of guests on the reservation visit the listing we will cancel your reservation, call the police to evict you, and charge you an extra guest fee of $250 for each additional person you allowed to enter the building (the PUBLIC exterior entrance is monitored by a video camera 24/7 for your security and will be used as proof for any party and the associated charges). You will also be charged an additional fee of $500 to cover the cleaning time needed after a party. We have only had this problem once but it made us put this policy in place, so please do NOT book our place to throw a party and you won't need to worry about this!

Smoking
Please note our home is a smoke free property. Failure to comply will result in a $250 fine for each room you smoke in based on what the cleaning person smells and needs to deodorize (this can add up very quickly), please never smoke in the house!

Noise
Please avoid excessive noise so as not to disturb the neighbors. Quiet hours are between 10pm-6am, if you disturb the neighbors it can result in the police being called and we really want to avoid that for everybody involved. Please be respectful of quiet hours so everybody can enjoy a good night!
