Bovina Mountain Meadow is located on a picturesque country road, just outside of the bucolic hamlet of Bovina Center. Neighboring towns like Andes, Margaretville and Hobart offer shopping and restaurants and the area has numerous activities year round. The Andes Pool is only 10 minutes away for hot summer days, and in the winter Belleayre Ski Center is 30 minutes away while Plattekill Ski Center is only 15 minutes away.

With 111 acres, 25 mowed fields, trails - 83 ACRES OF FOREST TO EXPLORE! Plus a creek runs through the property, the perfect spot for picnics, frolicking or exploring for crayfish! Fresh mountain water, cool even in the summer heat.

Spread out over two floors, the vast living space has a nice flow and openness. A front wall of windows, separated by the floor to ceiling gas stone fireplace, offers the mountain views the Catskills are known for. The best part is, the view is also part of the property! The house sits on one side of the road, at the top of a windy sloped driveway. Overlooking a meadow with gently waving wildflowers and grasses, a path leads to the top of the hill behind the house.

Enter through the mudroom where a washer, dryer and utility sink are conveniently located. Store your coats and muddy shoes in the colder months!

The main floor has a two bedrooms, both with en suites, a dining room, eat in kitchen, large living room with fireplace and an office. The front deck wraps around and is accessible from the kitchen, living room and office.

Make your way upstairs where the vista continue with the open TV area. A comfortable sofa and chairs provide a cozy spot for gathering together or taking some quiet time to read a book. The second floor has two bedroom, both with en suites and at each end of the house for optimum privacy.

The fun continues downstairs in the heated basement where there is another TV lounge with ping pong table.

Guests have access to the entire property and unlocked portions of the home. The owners do use the house so personal belongings may be left in the house.

Delaware County NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat, fruit and vegetables. Shops abound, there's always something to see!

Winter weather can be mercurial. Check the weather report for this area and plan your travel accordingly. Snow plows do not operate on secondary roads between 8PM and 5AM. The road to the house is a single lane dirt country road. It is plowed by the town of Bovina Center but will still have potholes so drive carefully. The driveway to the cabin is UPHILL. 4WD or AWD vehicles are necessary. If you are unfamiliar with driving in the snow, particularly uphill, search online for tips. Sites like AAA have good information. The driveway is plowed and shoveled to the entrance. The driveway is plowed every several inches of fallen snow but if it is snowing, there may still be snow on the driveway. A shovel is provided, please keep the walkway maintained during your stay.

The home is in the country surrounded by acres of meadows and forest BUT there are neighbors nearby and country sound travels. Quiet hours are 9PM to 8AM, please keep outdoor noise to a minimum.

No events or parties. Only the number of people on the reservation should be at the house without written host approval.

Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.

- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage.
- No pets. I know, we love them too.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.
