Summary:
Enjoy a peaceful and stylish experience in St. Augustine! Less than a 5 min drive to historic St. Augustine and 10 minute drive to the beach! We have a parking lot designated just for our guests so parking is never an issue!

Our unit is a great fit for travelers, professionals, those looking to move to the area, waiting to move into a house or extended stays!

Enjoy brand new smart TVS in the living room and master, fast wifi, and brand new central AC/Heat.

The Space:
2 Bed/1 Bath apt. that is one unit of a duplex. Designed with a "citrus" theme with citrus inspired color palettes and art/decor.

The primary bedroom features a smart TV and King size bed. Second bedroom has a queen bed. Kitchen is fully stocked and has brand new appliances. Stackable washer and dryer inside unit makes longer stays a breeze.

Guest Access:
You have access to your unit (Unit A) and 2 Dedicated off street parking spaces. The apartment is accessible via smart lock on front door.

Unit A and B both have access to backyard. Each unit has its own gate access on their side, however backyard is "Shared".

Other Things to Note:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

If you are highly allergic to dogs this home may not be a good fit for you. Our cleaning service is very good, but you may notice an occasional dog hair here and there.

We do charge a pet fee of $30/night / pet that you bring with you. This reduces to $150/week per pet and $300/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

*If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.*

All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.

Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine and call the police to end it immediately. A gathering/party is any event where the guests in the property at ANY time exceeds the listing's capacity or is more than the stated number of guests on the reservation.

We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
3+ hr early arrival/late departure: $300 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.

*Smoking is strictly forbidden anywhere on the property - the house, front or back yard*

*If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee*

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.

Read this before booking!
There is good reason the pictures of this property only focus on the inside of the duplex. Here is everything you need to know BEFORE you book because they won’t refund your money. Located in an impoverished area with sketchy houses next door. Both of which had loud barking dogs in their backyards and junk /trash scattered all over their front yard. Backyard of duplex is unusable-10x20 - 6” deep depression in yard filled with murky water and surrounded by uncut grass. No access from back of house to backyard. No lights in backyard. Can’t cook ANYTHING without smoke detectors going off- my curling iron set off the smoke detector. The coffee pot set off the smoke detector!! Just Crazy. No pantry to store food. Internet was spotty during entire stay. Can’t fit more than 1 person in the tiny bathroom. Walls are paper thin between the duplexes. Can hear everything from connecting duplex next door. No garbage disposal in sink. We booked this property instead of staying at a hotel because we brought our dog and thought it would be easier to have more room and a backyard. Unfortunately, we had neither with this property. Since we couldn’t use the backyard we had to buy a flashlight and walk the dog in the sketchy neighborhood every night. On a good note, the pictures from the inside are fairly accurate. It is clean. And they were really polite when telling me we could cancel with no refund. Would definitely not rebook.
