Situated directly on the sands of the popular 40th Street beach, this year-round vacation destination has been thoughtfully prepared to provide an affordable way to access the best Newport Beach has to offer! This duplex offers breathtaking views of the beautiful Pacific Ocean, and direct access onto the beach with no boardwalk in-between. Here's what you'll find in this 2-unit (upper & lower level) duplex :

LIVING/DINING AREA (LOWER UNIT):
- Open floor plan includes living/dining/kitchen areas - all with ocean views
- Sofa; TV
- Dining table
- Sliding glass doors open to the oceanfront patio directly on the sand!

KITCHEN (LOWER UNIT):
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

Moving up 2 sets of stairs, you will find all three bedrooms & 2 Bathrooms:

BEDROOMS:
- Bedroom #1: King bed; en suite bathroom (shower)
- Bedroom #2: Queen bed
- Bedroom #3: Queen bed

BATHROOMS:
- Bedroom #1's en suite
- Hallway bath: tub/shower combo

The upper unit of this duplex has its own separate entrance accessed from the North exterior walkway.

- Dining table w/ seating for 7
- Barstools at nearby kitchen counter
- Large windows showcasing breathtaking ocean views.
- Sliding doors out to small balcony w/ seating for 2.

- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS (UPPER UNIT):
- Bedroom #1: King bed; ceiling fan, TV (streaming only), en-suite bathroom
- Bedroom #2: Queen bed; ceiling fan; TV (streaming only)
- Bedroom #3: Queen bed; ceiling fan; TV (streaming only)

BATHROOMS (UPPER UNIT):

EXTRA SLEEPING ACCOMMODATIONS:
To fulfill the maximum occupancy, 2 trifold floor mats (best suited for children) is provided, along with extra linens/pillows. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements in advance, to ensure delivery in time for guest arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
- Large lower level patio directly on the sand, with an expansive ocean view, outdoor seating and BBQ.
- Small balcony overlooking the Pacific Ocean, with seating for 2.

ALSO INCLUDED:
- Wifi
- ceiling fans; heating
- 8 low-profile beach chairs; hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 8 rolls toilet paper; 2 paper towel rolls (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

ATTENTION:
Because the lower and upper units are not connected together internally, and have their own separate entrance/exits, parental supervision of children and any guests under 25 is mandatory at all times in both upper and lower units.

LAUNDRY:
Laundry facilities on-site. Guests must provide their own supplies.

PARKING:
- 2 garage space for small to mid-sized vehicles (tandem style. Parking side by side will be tight).
- General neighborhood street parking can also be utilized when spaces are available (metered, un-metered or pay-station), but can be challenging to secure during peak seasons. Please ensure your vehicle will fit in the designated parking space before booking.

LOCATION:
Just steps from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. An easy stroll or bike ride to restaurants and shopping. Tennis, racquet ball and basketball courts nearby; 3 parks within walking distance. Easy day excursions to Disneyland/California Adventures, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! World class shopping at Fashion Island and South Coast Plaza only 10-15 minutes away.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. There is also a camera on the upper unit balcony, with hardware in the lower unit that is utilized by a 3rd party company to broadcast local surf conditions online.

Location Makes Up For The Rest
The Good: If you want to stay on the beach, you can't do much better for the price. There is no boardwalk in front of the house so you have less foot traffic. The house is just down the street from groceries and a short walk from Lido Village which has great shopping and dining. You can easily bike down the peninsula using the bike lane behind the house to access the boardwalk. There's also a lifeguard tower right by the house. We rented bikes, pack n plays and high chairs from the realty company and they came in a timely manner. Ocean breeze > AC. The Okay: The house itself looks in better shape online than it is in person. Everything feels like it could use a good clean (more on this). We don't usually travel with our own linens but I probably would if I came again. The back of the house is along a bike path and it is NOISY, even past the noise curfew, so just know if you have the windows open you are going to get lots of conversations coming and going and maybe some weekend partying. Make sure you rent a small car if you want to use the garage - parking gets impossible on weekends. The Ugly: The WiFi basically didn't work. Someone came to reset the modem and it got the TV up for a little bit but not long. This meant neither of our baby monitors worked. We also didn't realize until getting through a few cups that it was clear the previous tenants didn't really clean the dishes, they just put them in the cupboards. We would recommend running a dishwasher load beforehand.

Super basic house. Rugs are kind of gross and the all of the bathrooms and kitchen drains made the rooms smell really bad. Had to buy air fresheners to plug into the walls.Other than that the layout was fine and the space and location are good. Would not stay at this house again given the smell.
