The Space:
The condo is located in the most desirable neighborhood of Playa del Carmen, Zazil-ha, considered one of the nicest areas in Playa; known by the “locals” as the cool, hip spot to be. You’ll be a short block to the famous 5th Avenue where you’ll find cafes, bars, restaurants, boutique and souvenir shops, and plenty of people-watching! And just 2 blocks down your street you hit the beach at Coco Beach and beach clubs like Martina, Mandarino & Las Hijas. This location couldn’t get any better!
The main spaces of this 1,292 sq ft| 120 sqm ground-floor condo:
- Spacious and luminous open living area with floor-to-ceiling sliding glass doors that lead out to a shared patio surrounded by tropical green.
- With the uncluttered and beautifully minimalistic decor, the living room area features a comfortable sectional sofa and seating area with a flat-screen Smart TV, perfect for downtime moments at home.
- There’s a dining spot with a dining table to comfortably accommodate 6 guests for a peaceful sit-down meal at home. It can also double as a remote working area if you must check a few emails.
- The kitchen is modern with granite countertops and comes fully equipped with high-end appliances like an induction stove and large center island to prepare meals at home any time you’d like. Plus extras like a coffee maker for morning perk-ups and a blender for afternoon beverages!
- There are 2 bedrooms & 2 full modern bathrooms to accommodate 4 guests as such:
BEDROOM 1: 1 King bed with ensuite bathroom
BEDROOM 2: 2 Single/twin beds that share the hall bathroom
- You’ll have an iron and a hairdryer in the unit for convenience.
- 1 free underground parking space for your unit.
And of course, you’ll have access to the phenomenal rooftop pool and lounge with an ocean view and outdoor dining tables to snack poolside or maybe use as your office for the day!
This place is fantastic because everything you could need is just a short walk or drive to get to. You can walk a block to 5th Avenue and grab a coffee and have a nice stroll to see all the hustle and bustle and of course great people-watching.
Plus there are so many different things to see and do around Playa del Carmen -- everything from the beach and beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more!

The condo is located in the SIAAN Panoramic Beach Lofts Complex in a super cool area of Playa del Carmen, at the northern end of La Quinta Avenida (5th Avenue). Your experience offers:

- One block to the famous 5th Avenue where you’ll find fantastic shops, restaurants, cafes, entertainment, and nightlife.
- Vibrant shopping malls like Paseo del Carmen, Quinta Alégria, and the shops at Calle Corazón with dozens of boutiques, international chains, and restaurants
- Walmart and Mega grocery stores within a 5-minute drive
- Nearby beach clubs like Las Hijas, Mandarino & Martina

Getting Around:
The condo is 55 km or 34 miles from the Cancun International Airport (CUN) and is located in the SIAAN Condo building on CTM (46th Street) just east of 5th Avenue in Playa del Carmen..
There’s a parking space on the premises if you’re arriving by car. When driving into town, you can park on the street but beware, there are parking meters. Luckily, however, the complex is so centrally-located that you won’t really need a car. But you can also easily rent a bike or take a taxi or ‘colectivo’ (shared-ride vans) where you need to go.
Here are some approximate estimations of the most visited/famous places in the Playa del Carmen/Riviera Maya area:

- XPlor Park - 11 min drive (9 km/5.5 miles)
- Rio Secreto - 18 min drive (19 km/12 miles)
- Xcaret - 15 min drive (10.5 km/6.5 miles)

Although it’s a ground-floor condo, guests still must navigate stairs to access the condo building.
Please note that there’s construction happening nearby and sometimes noise can be heard during daytime work hours 9 - 6PM Monday - Saturday.
Wi-Fi, SmartTV, bed linens, and towels are provided free for all guests during your stay.
There is no daily housekeeping service but a mid-stay cleaning service can be requested for an additional fee. The cleaning service does not include changing the bed linens and towels. If you'd like that service, additional fees will apply.
Some home and bath essentials are provided like toilet paper, trash bags, soap, shampoo & conditioner. These items however are not replenished. If you need more, you must purchase more. And any other supplies needed during your stay must also be purchased.
Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. We ask that you please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.
Interaction with Guests:
It’s a self-check-in property using a lockbox code to access the key. Access code will be provided to you within a day of your arrival.
You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything - just send us a message!
