This 4 bedroom home is the perfect fit for families or groups looking to get out in nature whether it be ice fishing, sledding, boating, hiking, golfing nearby courses, and/or simply exploring around Muskoka. With a cozy rustic interior, this home is well stocked with the basics to ensure your stay is comfortable. Leave no guest behind as this home accommodates large families & the fur babies can join in on the fun as this rental is pet-friendly! Utterson is centrally located only 25 minutes to Bracebridge, 15 min to Port Carling and 40 minutes to Huntsville. Many nearby winter activities like Arrowhead's infamous skating trail, Northridge Ranch Dog Sledding Adventure, Limberlost & Huckleberry Rock Hiking Trails, Cross Country Skiing, Ice Fishing on Three Mile Lake or roasting s'mores at the firepit, there is certainly no shortage of outdoor adventure here. Let's not forget those summer months Golfing surrounding prestigious courses, enjoying the day at Windermere House Pub or Spa, and maximizing this home's waterfront via Fishing, Boating, Water Sports or building sand castles on the shared beachfront. If you're looking for a place to crash while making memories in Muskoka, you've found the right spot!

The waterfront area of the property is communal with the adjoining trailer park. We ask everyone to be mindful and respectful of each other.

Great quiet place. Awesome lake

Nice large size bedrooms. Lots of big beds. Everything as listed only room for improvement is a better coffee maker would recommend bringing a french press.

Clean well kept and access to lake

We enjoyed our stay as a family of 5 with small kids. The space is well kept, though some of the appliances were old but they were very clean and working perfectly! We enjoy the view of the lake from the deck, and a very big and open space on the main level. Water access is across a road from the property, there is a small sandy beach, some paddle boats and canoes onsite for us to use. Bring your own life jacks. The water is not as clear as a typical beach but that doesn’t affect the kids from having fun digging sand and looking for toads and frogs on the beach! Overall, highly recommended!

Our family had an amazing time at this property. Very clean, quiet, spacious, equipped with everything we needed for our family getaway! Would definitely recommend.

weekend getaway

This property is exactly as advertised — great location, very clean, open + spacious if you needed to spend a considerable amount of time indoors during your stay. We enjoyed the sandy beach area just steps away. The host communicated all the details necessary for a comfortable stay. We spent a child-free weekend here with friends, but will return in the future with our families.

We have been hosting for 10+ years, currently offering 3 different waterfront properties here on Three Mile Lake.

With family history on Three Mile Lake, the Utterson area has been close to our hearts for decades and it is our passion to share it with others. We love that Three Mile Lake is truly located in the heart of Muskoka with close proximity to Rosseau, Port Carling, Bracebridge and Huntsville. The convenience of going from the water to a dinner reservation in 30 minutes or less is appealing as we enjoy most of our days boating, wake surfing or paddle boarding on the lake but enjoy zipping into town for some fine dining. Crossroads, Windermere House and JW Rosseau are just a few of our favourite places to dine.

Being a 4 season home this property can be enjoyed year round, allowing guests to experience the winter wonderland that Muskoka Lakes can be. The location in unique in that it is located on a 63 acre property shared with Sandwood Tent and Trailer Park. The home is located separately from the park, but may enjoy the beachfront, docks, boat slip area and children's play set at the waterfront.
