This 2 bedrooms condo is located across the street from Hance Park, walking distance to the Japanese Friendship Garden, Phoenix Art Museum in downtown Phoenix. The property features a balcony with seating overlooking the park and views of downtown Phoenix to the south. There is community outside area with BBQ grill and exterior seating. This condo is perfect for a weekend getaway, a week away, or a month long stay.

This listing is for the entire condo. The thing we love most about this condo is that it is brand new. Not just the furnishings inside but the building itself is also very new. The unit is modern with new style and decor to match. All the essentials are provided such as sheets, blankets, towels, bath and shower toiletries and laundry supplies for your entire group.

**STAIRS ARE REQUIRED TO ACCESS THE UNIT**

SLEEPING AREAS:
Master Bedroom has a king size bed.
Guest bedroom with a queen size bed.
Additional sleeping on the living room sofa if needed

COMMON AREAS:
Kitchen with all your cooking needs, separate dining area, living room, hair dryer, iron & ironing board, and vacuum cleaner are also available. There is laundry in unit. Balcony with pool views.

(Children supplies such as highchair and pack n play are available for rent, please ask if needed)

ENTERTAINMENT:
75” HDTV in the living room
Streaming apps are provided by the host. Guests must provide their own log in and password to use streaming services.

PARKING:
There is one covered assigned parking space for the condo. Spaces in the back of the property are marked accordingly to indicate assigned unit numbers and guest
spots. Please ensure that you park in your designated space. Designated guest parking spaces are available in the back of the property.
** No Trailer or RV Parking Accommodations Available**

OUTDOORS:
Community exterior fenced in yard that includes BBQ (propane), and patio seating

PETS:
Dogs only are allowed on this property. $10/pet per night fee plus tax. Max of 3 pets allowed. All pets must be left in a proper crate when left at the property alone.
Description of pet is needed to approve your pet: Breed, Age, Weight, Color
Please let us know these details at booking time so that we are able to inform the community of your pet. Guests are still responsible for picking up after their pet. Additional cleaning fees may be charged for pet messes left behind.
* Please note that this is a community property and other residents may have pets in common exterior areas.

​​​​​​​*We do our best to ensure guests have a 5-star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc so that upon check in you do not need to run to the store. If you are staying longer than a few days, you will need to purchase these items. Thank you!

When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. I am happy to answer any questions you may have.

LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.

Please only book this home if you will respect the neighborhood and its residents. Please limit noise when you are outside and observe quiet hours from 10 PM to 8 AM.

If your trip is more adventure focused, the home is located near the Red Rock Mountain. Saguaro Lake is not far away as well. This home is also located an easy drive to Major League Baseball spring training stadiums, the Barrett Jackson auto show, the Arabian Horse Show, the Fiesta Bowl and all the other great area events

If you are going to be traveling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.

Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).

*We do NOT have any control or authority over the service vendors (i.e. landscape, pest control, etc.). They have access to the common grounds and services may occur during your stay.

Disclaimers
This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $200, the tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

Guest Access:
Guests will have access to all areas of the condo except locked supply cabinets.

Getting Around:
We HIGHLY advise having a car if you stay with us, however, the condo is located very near walking distance to the Metro Light Rail system so if you plan to stay in the city than a car is not absolutely necessary.

Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation near us, it can take a while to get to your destination by bus. By car, we are 10-20 minutes to many popular destinations.

Feel free to ask about distances, and I`ll let you know average drive times.

Nice place
Good location, could walk easily to the light rail. Clean upon arrival and well stocked. Very convenient parking. Quick to respond through text. Would recommend staying if you’re going to any events in down town Phoenix.
