A perfect base camp for exploring St. John! A great view to wake up to & get your day started!!

We had an awesome stay, we love St. John especially the Coral Bay side! Love the quiet and laid back vibes! Don’t be in a rush just enjoy yourself and go with the flow!

Cozy cottage with perfect views

Relaxing on STJ

The cottage was exactly as advertised. We had a great time. The views and location were great! Emily did a fantastic job as property manager, we can’t say enough about how helpful she was and how quickly she responded to any questions!

Honeymoon

This cottage has the best view around. Make sure to catch the sunrise and the sunset! Its the perfect space for a couple. The shower was hands down the most relaxing shower we have ever experienced. We highly recommend and hope to return!

Great little house!

Quaint, quiet and comfortable. Glad we stayed on the Coral Bay side of the island. The view is beautiful. Very much appreciated the guest information book - a really good resource. Kitchen was well stocked with cooking supplies. AC worked well. Bed was comfortable. Wouldn't hesitate to stay again!

East Side Retreat

Loved making the east side our base. Beautiful views, close to all the known beaches and several less visited. Nice amount of restaurants remained open considering it was not season. Slight mosquito issue. No seeum screen on patio was broken and brown birds had a live nest on the patio that prevented grilling. But a great stay!

Can't Beat It !

2nd time in 2 years we used this cottage, and I can not say anything bad. It truly has everything you need and more. Communication with property manager is simple and an added bonus if you need help with anything! Entire property is very clean, and laid out very efficiently. Views from the deck are amazing! Great deal for the price, would absolutely recommend if you are looking for a couples getaway.

Amazing views!

This property has the most beautiful sunrises! The trek up the road is a bit unnerving but we had no issues and the beautiful views were worth it. We had some difficulty finding the place but that was because we arrived later than planned and it was dark. The cottage is simple but had all we needed. The only disappointment was the desk that replaced the couch that was in the pictures. Unless you sat outside or on the bed there was not a lot of ‘sitting space’. We saw one LARGE cockroach in the kitchen the night we arrived but I suppose that is to be expected. Coral Bay is quaint and quiet! We loved it!

Hi Becky, thank you for your review! Sorry for the confusion with the futon, we had to get rid of it but will be replacing it with something this fall. And unfortunately cockroaches are a part of island living. The property is regularly sprayed with Earth friendly pesticides but it doesn't always stop everything. We're happy that you otherwise enjoyed your stay!

Excellent stay, nice location.

First of all, Emily is wonderful, friendly, very easy to get hold of. She stayed in contact with me from the time our flight landed on St. Thomas, working with me to arrange a meeting time as we got closer to Coral Bay. She showed us to the cottage, showed us around and answered our questions about the island. The cottage was clean and well supplied with everything we would need for our stay including beach chairs, an umbrella, towels, binoculars, a grill, cooking tools, a blender, etc. We spent our mornings drnking coffee on the deck, taking in the amazing views. If I were to make any suggestion, it would be that the bed mattress could use an upgrade. I wouldn't hesitate to stay here again or to recommend this property and Emily to others.

Great Bargain, everything you need!

Everything was great. Emily went above and beyond being pro-active with communication prior to, and after arrival. House had everything we needed, and a lot we did not expect. Outdoor shower was my favorite part of house! Kitchen had everything. Bed was comfortable. Deck had clothes line, breakfast bar, and even a Tiki Toss! Unfortunately we did not spend a lot of time there, as we are typically out exploring all day, but I would have no problem being locked up here for a few days. If I had to write a complaint, it would be that there needs to be a "transition threshold" between kitchen and living room. The 1 inch floor transition is a real toe-stubber..lol....Could use improvement, but easy fix and you have the perfect rental ! Would definitely come back, Kenny

Bug Infestation

The first night and every other night was as if we were in a horror movie! We pulled the bed sheets back to find bugs and ants in our bed. Then woke up to cockroaches crawling on our face and in our hair! We saw Anthony the next morning at the property next door and told him what was going on. We also had ants all over the counter tops and never even used the kitchen yet. Anthony told us Emily pulls bugs out of her hair and bed every night and that it was normal to have bugs on you in St. John! We could not believe he told us this and did not do anything to solve the problem. My husband and I spent 15 days in hell! A few nights later after sleeping with cotton in our ears to keep bugs out, a horrible rain came and termites COVERED every window and came in through holes in the walls and the sliding doors! They were crawling all over us, the bed, walls, and our clothes! We were in tears realizing this was a horrible vacation! Then the kitchen sink had a bad leak and we come in to a kitchen flooded! That same night the outside shower was clogged and overflowing. We reached out to Emily the property manager and she never even tried to come out to fix any of the issues, nor did she send Anthony either. All we got was an ‘I’m sorry.’ She said she told the owners and we have not been contacted by them or received an apology! This place ruined our entire trip and we NEVER want to go to St. John again! We chose this property based on good reviews and we feel like they are all fake! We had a horrific experience and we pray no other couple has to go through this. We honestly feel like they took our money and ran. They do not care about what we went through. If nothing gets done about our experience we can assure Karma will come around to these horrible property managers and owners. You do not have guests stay at your home and tell them bugs in your face, hair and body are normal on the island! We have contacted VRBO and sent in photos and videos of our experience. They sent emails to the owners and we still have not been contacted. Worst experience of our lives!

Hi Bob and Heather, We’re the owners, and our primary goal is guest satisfaction, which includes taking immediate action on raised issues. However, action can only be taken if issues are raised. We reviewed your text messages to our property manager (PM), Emily, where you apologized for NOT raising issues with them until the end of your 2-week trip. Your text timeline shows you stayed silent until night 14 of your 15-night stay. In failing to report issues sooner, you did the following: • Eliminated any opportunity for PMs to fix issues. • Violated our rental agreement. • Placed our cottage and future guests’ vacations at risk. • Allowed issues to worsen over time. • Sabotaged your vacation. Our PMs are available 24/7 with same-day solutions for every issue listed, so we’re baffled you chose to say nothing when a simple text/call would’ve had a very different outcome. Wishing us bad karma if nothing is done seems excessive and aggressive seeing you removed any chance for us to help. VRBO’s privacy policy prevents them from sharing your emails, video or photos with us. They do not mediate; their policy is for guests to contact owners. We never heard from you, and VRBO only contacted us to share, “Guests complained of ants/insects.” All we have are your texts to Emily and this review. That said, we are very confused because your review tells a much different story (in a different tone) than your texts, which downplayed matters as a friendly FYI, even saying, “It’s not your fault about bugs and things. That happens.” There are extreme contradictions between your reports. St. John is tropical and has bugs, but with simple preventative measures (e.g., close screens, clean dishes, store all food in fridge) they can be kept at bay. However, not taking these precautions invite bugs. We employ regular pest control (they sprayed before you arrived), and the situations you texted of were prime bug conditions: heavy rainstorm, nighttime, groceries/food. You also texted you stopped using the kitchen sink because it leaked. This leaves us to question if pest control failed or best practices weren’t followed? We can’t identify root causes if told after the fact. Calling us “horrible” added to our confusion: We’ve had no communication with you, while your texts to Emily were friendly, upbeat, and appreciative. She and Anthony work tirelessly to care for guests at the 10 properties they manage. Read reviews for their properties (all 5-stars) to see every guest raves about them. Hundreds of excellent reviews over the years speaks for itself. Vacation time is valuable, and we sympathize when that precious time is a disappointment, but you didn’t follow proper protocol. As your text stated, “We’ve chalked this up to a lesson learned and will definitely notify property managers ASAP next time.” Best of luck on future adventures, Kim & Sam

Honeymoon

Beyond expectations! My husband and I stayed here for our honeymoon. Such a beautiful view! Cottage was perfect. Cute and quant! It has everything we needed. We only cooked for breakfast then the rest of the day we were out exploring and ate out for dinner. We rented a jeep to get us around the island. Emily was always in communication with us for anything we needed. She was so helpful and great! The place was very clean and comfortable. I loved the outdoor shower! We had such a great trip and would highly recommend this cottage to anyone!!!

Perfect cottage for 2

Located 35 minutes from Cruz Bay and 3-4 minutes from Coral Bay. Place had everything 2 people needed, including an amazing view. AC worked great, though the house does get a great breeze coming in too. Outside shower worked perfectly, and the kitchen was stocked with everything we needed. If you're looking to stay in Coral Bay, you can't beat this place.

Cottage Getaway

Me and my wife stayed here for a week as part of our honeymoon and it was perfect! The cottage provides good privacy so you don't feel like you are part of the tourism, but also offers some good local food options nearby! It is fully equipped for the nights that you want to stay in and eat as well!! The road to get there is an adventure, but as long as you embrace it, it is awesome! Would recommend for anyone who is looking for a quiet cozy place on St. John!!

Wonderful trip with a gorgeous view

My girlfriend and I stayed for three nights at Summertime rolls and had a fabulous time! Emily the property manager was very responsive to all our questions and all the amenities such as the beach chairs, cooler, and full kitchen made it a comfortable stay. Would not hesitate to stay here again!

Fantastic getaway

My 19 yr old son and I stayed at Summertime Rolls for four nights. The first time driving up to the cottage was quite an adventure, but the view was amazing! Everything needed was provided .. from binoculars to beach chairs, cooler and coffee pot, and very clean. We both loved the outdoor shower. Perfect retreat in Calabash Boom!

Emily was a most gracious host and we had everything we needed! The view is magnificent. I looked for a property with an outdoor shower and that was a great addition to a fun listing. Coral Bay and Calabash Boom are a great get away from the hustle and bustle of St Thomas and Cruz Bay.

Summertime Rolls for 2

Summertime Rolls is a fantastic place to stay for 2 ppl while on the island. They had all the extras you don't bring with you like beach chairs, towels, a cooler and an umbrella. The latter being the only way to gain shade on many of the beaches...a must. The drive to the villa is a blast every time. 4 wheeling home every day was one of my favorite parts of the vacay. The view from the villa deck is breathtakingly beautiful. Great place to relax after a full day of vacationing. We will definitely book this villa again.

Cozy Cottage...Perfect for couples

My husband and I spent 4 nights at Summertime Rolls. Emily was an exceptional host and she met us in Coral Bay upon arrival. The road to the cottage seemed steep and a little rough the first time but was easy to navigate from then. The cottage has everything you will need for an enjoyable stay. The view from the porch and glass door is stunning. There was another couple in the nearby cottage but we never saw them. The cottage is very private. The mattress was not the softest but I was able to sleep peacefully. Emily and Anthony were both great!

Absolutely wonderful place to stay!

Emily and Anthony are excellent hosts and went above and beyond to make our 10 day stay as perfect as it was. The house has spectacular views of the ocean and mountains, and is super close to many restaurants and markets. It has all the ammendities you need to be self sufficient and we felt right at home! 10/10 would reccomend!

Fantastic view and home!

From the moment I researched this property I knew it was a winner. I had been to St. John a few times in the past and had stayed elsewhere but because of the 2017 hurricanes that was no longer an option. My search took me to this quaint seaside home nestled in the hills overlooking Coral Bay. We didn't spend much of our daylight hours there but when we were, we sat on the cozy deck enjoying the precious views. The house was quite roomy enough for the two of us and when we arrived we found that there wasn't anything we needed besides food to make our stay comfortable and well supplied! The outdoor shower is divine with hot water and great pressure :) always a bonus on the island. You will definitely need a vehicle to access the property as it is pretty high up (like everything). We were also glad to have access to the smart TV so at night we could watch a series on Netflix. Speaking of night, we slept like rocks there. I don't know if it was the air, the comfort, the long days of hiking but we averaged 9 hours a night!!! So peaceful, so clean and just right for our needs. Lastly I have to mention that working with Emily (our property manager) was a constant delight. I had a lot of questions about all sorts of things through our visit and she was always quick, pleasant and informative with each and every question. She's a top notch representative not only for the home owners but the island as well! Over all I have to give this place a great big 10 especially for the price!!!!! Cheryl from RI

Beauty, peace and romance

I never Been to an vacation were Words cannot Describe the relaxation and peace, from this getaway vacation. To the sunrise, to the sunset the view is amazing. Also, the cottage give you a Comfortability, in which you never left your own home. The stay is a overwhelming memory that I have endured and more then willing to return. This part of the island has everything close by and the people around the area are super friendly. Just like your own Neighborhood when enjoying a walking or driving. Nevertheless, the property manager Emily is amazing On accommodating your stay is pleasurable. There for giving guidance on the island what is best to visit and event to enjoy. Overall, the combination of my visit and stay has brought beauty in my life. Thank you very much for sharing this Paradise.

Affordable comfortable and clean.

We have made many many visits to STJ staying in different cottages or campgrounds each time. After losing Maho to development and Concordia & Cinnamon to Irma we felt so fortunate to have found this cottage to help keep our love for STJ affordable. Excellent location in coral bay away from the spring break atmosphere of Cruz bay. Emily our host was incredibly helpful coordinating our early check in and ever changing check out schedule. The cottage has everything a couple needs to have a safe clean comfortable base from which to the explore and enjoy this wonderful island. This was our second stay at this cottage. We’ll continue to stay here as long as it’s available.
