The house is designed to be comfortable for eight adults (2 kings, 2 queens) with larger family groups able to use the cots, pack and play or cosleeping arrangements with their children. We do not generally allow more than eight adults. We highly recommend skiing out of the California base of Heavenly not the Gondola. With the right snow conditions, expert ability and knowledge of the mountain it is possible to ski to and from the house through the trees. When there is snow on the road or side of the road it is possible for beginner/intermediate skiers to access the lift down the street and then return home via round-about run with small amount of skating. Alternately it is less than two minutes drive to the California base (busy days parking is backed up to the house anyway), having a non skier shuttle people down is a great option. The furniture was all new with the remodel in 2018. Vacation renting can be hard on it and we replace and upgrade as needed. I did deliver new out door seating to this guest when they notified me the existing was ripped. We are firm with our cancellation policies. Will do full refunds to 30 days out and after that will refund if we are able to re-rent the nights. We do recommend the trip protection or travel insurance that vrbo and other companies can provide.

We purchased the house right at the beginning of the Summer and inherited a full schedule, so there were some challenges we were unaware of or unable to remedy with the time available. The Summer heat was definitely one. We have since completed a major remodel that included extensive insulation and ceiling fans. We expect that to greatly improve the situation for future guests. All vacation rentals in South Lake Tahoe are subject to very strict and tightly enforced regulations. disturbing neighbors is not tolerated, windows do need to be closed while you are making noise after hours, but may of course be open while quiet or sleeping.

The lighting system was one. A low voltage system with difficult to source bulbs. The house has since been majorly remodeled. We updated all lighting to LED so shouldnt have any problems there now. Also simplified the decor and home entertainment so we will endeavor to a higher standard of cleanliness and organization going forward.
