The Space:
The apartment features two cosy double bedrooms, including one en-suite. The spacious living room, complete with a balcony, is perfect for relaxing and enjoying the sunset. The fully equipped kitchen features a dining table, and there is a utility area with a washing machine. A fully fitted bathroom is available with all the necessary amenities. For your convenience, the apartment includes a parking space with electric vehicle charging, a washing machine and tumble dryer, a dishwasher, air conditioning, a Smart TV and Wi-Fi.
Guest Access:
Guests have access to the entire flat, which comprises two bedrooms, two fully equipped bathrooms, a kitchen, a dining room and a balcony. The flat is equipped with air conditioning, Wi-Fi and free parking nearby. The flat is located on the 4th floor and is accessible by lift.
The Neighborhood:
Discover the vibrant Vila Nova de Gaia, home to our apartment. Just a short walk away is the iconic Jardim do Morro, the perfect spot to enjoy Porto’s famous sunsets. The renowned Port Wine Cellars district is within easy reach, with options such as Casa Ferreirinha, Sandeman and Cálem offering memorable tastings. For those who love a stroll, the riverside/seaside promenade offers an idyllic setting for walks down to the beaches. Jardim do Morro metro station (yellow line) is just a 5-minute walk away, making it easy to reach other attractions. In the immediate vicinity, you’ll find supermarkets, restaurants and cafés to cater for all your needs.
Important note: Construction work is currently taking place near the apartment, causing noise between 8.00 am and 7.00 pm. Unfortunately, this situation is beyond our control, but it may affect our guests’ stay. We therefore follow a policy of transparency to ensure that our guests’ expectations are properly managed. Our mission is to ensure that your stay at Liiiving is peaceful!

Other Things to Note:
There is a zero-tolerance policy for smoking on the property. If our team finds evidence of this rule being violated (e.g., smoke smell, ashes, cigarette butts, etc.), a minimum fee of 200 euros will be charged for smoking.
If you wish to request a late check-out, please contact our team to check availability. Note that an unauthorized stay past the check-out time, might result in an extra charge (10% of the daily rate, per hour, up to one day).
If you lose the key, a cost will be charged (subject to inquiry). If you leave the keys inside the apartment and need our team to open the door, a fee of 40€ will apply after 7:00 PM. If the key is left in the door lock (requiring technical intervention), the fee will be subject to inquiry.
The tenant agrees, whenever requested by the host, to allow entry of a staff member to inspect the property, with monthly visits for this purpose.
For reservations of 28 nights or longer, there is a limit for expenses on water, electricity, and the internet/television package, amounting to 190€. If this limit is exceeded, the extra amount will be paid by the guest.

You can also enjoy a delicious breakfast, which can be delivered to your apartment every morning upon request (price upon inquiry).
In order to make Vila Nova de Gaia more attractive, the municipal tourism tax has been implemented. The fee of €2.50 included in the price of the stay applies to guests over 16 years old. It is charged per person and per night, up to a maximum of 7 consecutive nights (conditions subject to change by local legislation at the time of booking and/or check-in).
