Occupying the entire top floor of the exclusive seven-storey Quinta da Falésia condominium, the apartment offers complete seclusion, with no adjacent neighbours and panoramic views of the Atlantic Ocean. Surrounded by acclaimed beaches, fine restaurants and vibrant nightlife, this exceptional location promises both relaxation and excitement.

With breathtaking sea views, guests can unwind in the lush private gardens and take a dip in the spectacular oceanfront infinity pool, a rare luxury in the city.

The accommodation is bright, spacious and thoughtfully furnished, combining style and comfort. It includes two beautifully appointed bedrooms, each with a queen-size bed and ample storage space. The master suite features stunning ocean views and a private en-suite bathroom.

The elegant living area, bathed in natural light, opens onto a large window, and a fully equipped kitchen and a second generous bathroom complete this exceptional space.

The property is located in Funchal’s sought-after Lido area, home to beaches, public ocean pools, warm waters, gourmet dining, stylish beach bars and a charming coastal promenade.

Just a short 3-minute walk away lies Forum Madeira, one of the island’s largest shopping centres. It offers a wide selection of shops, cafés, restaurants and essential services, including a supermarket and pharmacy.

The condominium is served by a bus stop located right in front of the main gate. Frequent buses to Funchal city centre run from 6:20 to 23:40, taking approximately 15 minutes. Taxis are also relatively inexpensive in Madeira, and a ride downtown costs less than €10 and takes about 10 minutes, depending on traffic and time of day.

House rules

• A €200 damage deposit is required at check-in and will be fully returned at check-out provided no damage has been caused to the property.
• The second bedroom is exclusive to parties of 3 or more guests. Smaller groups may use it for an additional €10 per night, payable at check-in.
• Late check-ins after 21:00 are subject to a €30 fee until 22:30, a €45 fee until midnight, or a €60 fee after midnight.
• Smoking and bringing animals inside are strictly prohibited on the property.
• A staircase connects the three floors, with two small flights of 6 steps between each floor, making the property unsuitable for guests with reduced mobility.

Important notices

The condominium is currently undergoing exterior renovation works to maintain the building in excellent condition. As part of this process, scaffolding has been installed in certain areas of the façade, including in front of parts of the apartment. As a result, the balcony is temporarily unavailable for use, and the view from some windows is partially obstructed during this period. Guests may also occasionally notice some dust in the surrounding exterior areas and intermittent daytime noise related to the works. The apartment interior remains fully functional, as do the pool and surrounding gardens. While every effort is being made to minimise disruption, we prefer to be fully transparent so guests can make an informed booking decision.

The property is not suitable for guests with limited mobility due to a stairway with 14 steps, split into two flights of 7 steps each, leading from the lift hall to the front door.

Nice apartment and good location!

This was a spacious and comfortable apartment. Good location also. Unfortunately for us the weather wasn’t great while we were there so couldn’t enjoy the pool and beach but they looked very nice.

Awesome location

The apartment was beautiful with everything you need. Across the street are plenty of restaurants, shops, and large grocery store. Bus stop next to building made it easy to get in and out of town. Also, most tours will pick you up within very short distance of the complex. I recommend Amsterdam car rental that is located across the street.

We thoroughly enjoyed Funchal Madeira and loved the apartment. It was very spacious and well equipped with amazing views of the ocean. Also outdoor area by the pool and gardens were exceptionally well maintained and provided a wonderful spot to relax and look out to the sea. Walking distance to many restaurants, shopping and much more.

A wonderful place to visit

We had the best time staying in this beautiful penthouse apartment. It felt like home, but with a view to die for. Miguel was so accommodating, and easy to talk with. The apartment had everything we could need as well. If we are ever lucky enough to go back to Madeira, we would love to stay here. Be sure to put this on your bucket list.

An excellent apartment

One of the main reasons I chose the apartment was that it's on the top floor and should be quiet. We didn't have any issues with noise during our 13 night stay. However, the apartment below us was vacant.We received several advisory emails from Miguel before and during our stay and they were much appreciated.The apartment was very clean and Miguel arranged a complimentary cleaning service midway through our stay.Everything was as described and we had a great stay. The nearby supermarket at the Forum Madeira was very handy.

Quiet flat with a fantastic view

We were in the flat for two weeks in March 2015. The advertised equipment in the flat was available and in good condition. The flat itself is even more ample than expected. Although the next bus stop is only a few footsteps away the flat is very quiet and opens to the sea. Across the street is a big shopping centre where we got everything that was needed including some restaurants. In 15 minutes the bus is in the city centre. We also appreciated the cleaning service at the end of the first week. We would recommend the property.

A Perfect Place on Madeira

This property was excellent. We are two Canadian couples who stayed here for 1 month from mid-Nov to mid-Dec 2023. The condo is very nice, the bedrooms are large, the view from the penthouse balcony is spectacular, the kitchen is well equiped. The complex is gated and very quiet. The grounds are very well kept and we used the outdoor pool almost daily. Miguel, our host, kept in touch with us regularly to make sure everything was fine. The location is perfect. A few steps to a big grocery store in a major mall, on the local bus line to Funchal which is a 10-15 minute ride, and an easy place from which to explore the island with a rental car. Madeira is a beautiful island and this is the perfect spot to stay while you visit. Don't waste your time looking further, just book it and you will be happy.

Tastefully decorated, classy & comfortable

The flat is most beautifully and tastefully decorated and with a stunning sea view. It's bright, clean, cool, smart and comfortable. The location is perfect. Everything is close enough and it only takes minutes to walk to the supermarket, to the beach, to restaurants and pools. We also loved to walk on the seaside promenade towards the center. It's about a 35 minute walk (5 minute drive). The water is so calming and beautiful to look at... And there are lots of things to do besides swimming and sunbathing: jogging, shopping, eating (do not miss Doca do Cavacas on the rocks by the sea). We really enjoyed the owner too. He was great to us and his attention to every detail truly made this house our home... We hope to come back some day for sure!

Lovely apartment

Just back from a lovely week in this apartment. Our flight was delayed for over 2 hours but Victor accomodated our late arrival with no issues. He explained how everything worked. We loved the cleanliness and how quiet it was. No doors slamming or noise from other apartments. The aerobus to and from the airport was good. The bus stop outsidethe apartment is labelled as no. 20 but the aerobus timtable shows it as no. 19. Pick up and drop off from same stop. Supermarket in Forum is excellent and nice and close to carry shopping back. A lot of up and downhill walking so be wary if have mobility issues. I think this is an adult only apartment as there are no safety catches on windows so would not recommend to those with younger children but we had a great time.

Beautiful, spacious apartment, quality furnishings, perfect position

With a penthouse apartment directly overlooking the ocean on the edge of Funchal, walking distance either to the city centre or the idyllic village of Camara de Lobos, this is the perfect place to stay. The apartment itself is in a well maintained block and, as it is on the top floor, the ceiling heights and generous layout, together with the high end furniture and decoration, make it a luxury 'home' feel rather than a temporary rental property. We have already booked for next year!

Great spacious apartment with fabulous view

The apartment was very spacious with everything you would need, 2 lovely big bedrooms and 2 bathrooms. There was everything in the kitchen and separate utility rooms for washer and dryer. We felt very secure and at home, the apartment was very quite, peaceful and very private. The view was great and the outside space to apartment block very nice,well kept and very clean as was the apartment. We liked the location plenty of restaurants nearby but we also like to walk into Funchal where there are plenty of bars and restaurants and also on the way into funchal lots to choose from. The apartment was very handy for catching bus into funchal bus stop outside apartment gates. Over the road is the Forum shopping centre which had a very good pingo doce supermarket. We really enjoyed our stay and definately will stay there again.

Great holiday

We are just coming to the end of our stay in this beautiful apartment in the Forum area of Funchal. I am happy to say that we have not been disappointed. From the airport we caught the Aero bus which only costs €5 pp (or €8pp for a return ticket) and takes you directly into the main thoroughfare through Funchal to the Forum. If you advise the driver that you want to get off in the Forum area (bus stop number 19), you will be dropped off across the road from the complex. On arrival at the Quinta Felicia we contacted Victor by phone and met him by the electronic gate leading into the complex. We were escorted up to our penthouse apartment via a lift up to level 6; we then had 2 flights of stairs (16 steps in total) to reach our apartment, this was not a problem to us and we had been advised of this before we booked the apartment. On entering the apartment we were thrilled with the spectacular views overlooking the sea, the infinity pool and the lovely well kept gardens. After showing us around and pointing out the facilities Victor gave us two sets of keys and presented us with a welcome pack that contained local delicacies such as Poncha, honey cake and biscuits; this gesture was so welcoming. Victor also advised us that should we need any assistance we could contact him; this is very reassuring as unexpected problems can happen. The apartment includes everything that you need to make your stay very comfortable, including free high speed internet. This is a lovely apartment that is run by friendly people who do as much as possible to make your holiday special. We would like to thank Miguel, the owner of the apartment for his organisation and very quick responses to our emails, and also to Victor for his friendliness and guidance. Our thanks to you both for making this a really wonderful holiday.

Wir kommen gerne wieder.

Die Ferienwohnung entspricht voll und ganz der Beschreibung. Die Wohnung war sehr sauber. Die Übergabe klappte hervorragend. Wir kommen gerne wieder. WLAN in allen Zimmern sehr gut. Leider gab es nur sehr wenig Deutsche Fernsehprogramme. Braucht man im Urlaub aber nicht wirklich.

Чистый, уютный, комфортный, со вкусом обставленный номер,в котором продумано все до мелочей. Удобно распроложен: рядом прекрасный променад для прогулок, рестораны,остановка автобусов до исторического центра. Есть парковка, бассейн,который работает даже ночью, рядом есть пляж. Окно в ванной с видом на океан делало утренний душ особенно приятным. Спасибо Мигелю и Виктору за наш чудесный отдых.

A lovely modern apartment with excellent views

We enjoyed its location by the sea, nearby Funchal's beautiful sea promenade, which is great for walking or running. That's where all the best hotels and restaurants are, as far as we could tell, and it is not far from the city centre (less than 15 minutes by bus, around half an hour on foot). The apartment itself is airy, clean and beautifully decorated. Indeed, quite comfortable and really making us feel at home, in a good sense. Definitely 5 stars.

The apartment was perfect! Amazing view of the ocean, very well kept, clean, spacious, quiet, tastefully and practically furnished with comfortable beds and a well equipped kitchen... Everything that we needed was there! The location was excellent and within walking distance to a great variety of restaurants, pubs and beautiful beaches. We liked the apartment so much that we did take away and brought it "home" to eat on our balcony overlooking the magnificent view. Local supermarket was two minutes walk away which we found very handy. We would highly recommend this place as the price was fantastic and 5 stars service is hard to find.
