2-3 minute walk to ocean beach: then head south for a mile of white sandy shoreline including state beach with all the amenities or head north to the Black Point coastal preserve with groomed hiking trails and tide pools to explore.
Inverted living with an elevator and garage on the ground floor. The three bedrooms on the second floor include a master suite (full bath) and a guest room, both with access to a beautiful, more private furnished deck, and a bunk room (sleeps four), with a handicap friendly second bathroom.
From the top floor large windows one looks out to the blue ocean views including a spacious, furnished wrap around deck partly covered by the extended roof for shade. The large windows in the generous living room, dining area, and kitchen have ocean views throughout. Close to Newport, Point Judith Lighthouse, shore restaurants, nature hikes, charter fishing, the famous wall promenade at the Pier, and much more in this shore vacation paradise.
A unique aspect of Summer Breeze II is the degree to which it can accommodate guests with limited mobility. While not 100% ADA outfitted, this house was built with an elevator and handicap measurement guidelines in mind (extra wide doors and halls, decks at the same level of the interior floors and an elevator).

A Ring doorbell with video coverage of the front stoop and parking area is part of the security system for the property. There are no monitoring devices of any kind inside the property,

Summer Breeze II is our favorite rental spot!

Another Wonderful Stay

Beautiful house!

We loved our week in this house. Grandparents, parents and 3 children, ages 4-9. The bunk bed room was perfect for them and they loved the decks! The house was well equipped for our week and in excellent shape!

Great house, great location!

Summer Breeze II was the perfect house for our family vacation. It is roomy, so clean, well-stocked, and in a great location! The beds are super comfy. Jim, the homeowner, was very personable and helpful. Thanks to his pre-arrival communications, we felt well prepared for our visit. I would definitely rent this house again.

Property is very well maintained and clean. Beautiful open gathering /living space on 3rd floor. Decks are great place to relax and enjoy time together with views of the ocean. Fireworks from every angle on top deck during the week of the 4th. Quick walk to the beach on the quieter side of Scarborough.

Incredible Stay

I cannot thank the owners enough for allowing us to stay in this incredible home. Staying at the beach for a week can be a lot of work, but this house was filled with so many amenities that made a beach vacation easier than ever. The outdoor shower, garage sink, and hoses made it easy to rinse off before bringing sand into the house. The bathrooms were very modern with switches to turn on heat near the showers ( which made baths enjoyable for our 1 yr old). The best of all was the elevator!! Lugging suitcases and groceries up 2-3 flights would have been miserable, but the elevator helped us avoid any loading/unloading stress. The pictures do not do this house justice. The living space is beautiful, clean, and updated. The decks and views are breathtaking. When looking at the location on Google maps, I was worried the house would be too far from the beach. However, this is a very easy walk with an entrance to beach right across the main road (no need to walk extra to hit a main beach entrance). We loved our stay and would not hesitate to stay in the future.

Three stars

The house was very clean and modern. We were within a short walking distance to the beach. The neighborhood was nice and quiet. However, the house does not accommodate 8 people for sleeping. We had 7 people and it was a struggle to figure out a comfortable sleeping arrangement. Once you pull out the trundle bed below the bunk beds, there is no more room to actually get up and place your feet to the ground. While the owner meant well, he placed sticky notes all over the house in every room instructing his guests what not to do. It was very overwhelming, especially because all the instructions on the sticky notes were already included in the contract. The owner also called and sent emails numerous times over our vacation instructing us of more things we needed to be aware of. There is a “Ring” camera installed by the front door which could make guests feel uncomfortable about their privacy. We did not have much space to unpack our clothes because half the dressers were taken up by the owners (with sticky notes attached to the drawers stating that they were not to be used). We had a nice vacation, but it was not as relaxing as anticipated due to the overwhelming reminders from the owner.

Wonderful Experience Start to Finish

What first attracted us to this property was the fact that it has accommodations for people with mobility issues- elevator and bathroom. We have been renting down at Scarborough for many years but needed more space this year and a place that would be ok for my step-father. This was a perfect fit. The owners were great from the very beginning of booking this property. They were very clear about expectations and rules for the house. They provided us with everything we needed to know at booking and then the week before our stay. Jim was very kind and greeted us at the house. He walked us through the house showing us how to operate the elevator in the house and how other things operated. Jim was very clear about the no sand in the house rule. At first we were like “we are at the beach- how is that even possible?!” - but the owners put many things in place to ensure that it was easy to follow that policy! The house was very spacious and allowed us all to have our own space when we needed it. It is kept in immaculate condition. It has everything you need to make your stay comfortable and great! 5 minute walk to the beach and amazing views from the balcony. One of our favorite things was the sea breeze we constantly had. Overall- we really loved our stay here and are grateful to the owners for everything they did to create a house that allows someone with mobility issues to enjoy a week at the beach! Would definitely rent again!

Great family vacation.

We celebrated my retirement with a week at this beautiful house with my whole family stopping in for some time. The elevator was great for bringing groceries to the third floor kitchen. Outside shower was awesome for washing sand and salt off after a 4 block walk from the beach. Family dinner after putting leaves in table and family game night were highlights.

Amazing house!

Jim and Francesca’s home was absolutely beautiful! The house had all the comforts of home, had amazing decor, and we enjoyed spending evenings on the expansive decks. The location was perfect, just a quick walk to the beach. Jim was an absolute pleasure and was kind enough to show us all the amazing house features…including the elevator that came in handy on move in/out days! And the outdoor shower was heavenly! Lovely Beach Escape

Cottage was clean and had wonderful amenities. Close 5 minute walk to beach and neighborhood was quite. Appreciated the air conditioning as our rental week coincided with a heatwave. Owner met us when we arrived to help familiarize us with the personal elevator and other equipment at the cottage. Highly recommend this property.

Great Family Vacation House

We had a great stay at Summer Breeze II this July. The location is amazing, being an easy walk to Scarborough beach. The house layout is really great for larger families, with all of the bedrooms being on one floor and the living area being on the top floor. We had multiple family members visit us and the large open living area and porches accommodated this perfectly. We specifically chose this house because my mother is in a wheelchair and with one small exception, this worked out really well. There is no ramp to get inside the house, just a note to anyone who is also looking at this for the handicap accessible features. We were lucky enough to have a relative able to bring us one. Once in the house though, it was super convenient. Overall, I'd definitely recommend this house! Especially during the 4th of July week, we had the best seats for the fireworks!

Perfect Family Vacation Home

We have vacationed Narragansett and Point Judith for the past 10 years , staying at different homes every year. This home and owner were the nicest we've stayed in. James was the the best. The house was impeccable, very clean and the beach access was a 5 minute walk away. We are looking forward to staying there again.

Gorgeous house in perfect location

Beautiful home located a short walk to Scarborough beach. Plenty of activities in the area. Hosts were very easy to contact and were very responsive. The porches were fantastic and we spent many hours outside lounging/reading/playing cards. Definitly on our list of places to return to.

A nine day stay

We enjoyed our stay in the inverted floor plan house which had hardwood floors in the upper levels. It was well stocked and has a modern coastal design. It has wrap around decks which give excellent views of the area. We watched the 4th of July fireworks display from the deck and it was spectacular. The house is only a short walk to the beach. Jim was a great host and was very helpful throughout our stay.
