Ideal for large families or groups of friends, this stunning modern residence captures panoramic ocean views from every level and delivers the ultimate beachside escape. Enjoy a leisurely walk to Avalon Beach, Bilgola Beach, and Avalon Village. With multiple entertaining spaces inside and out, generous decks ideal for BBQ gatherings, and spacious three-level living, this home blends comfort and style. Additional features include ducted air-con, a gas fireplace, and 4-5 off-street parking spots.

Layout and Features – Maximum Capacity: 15 Guests

Children’s playroom featuring a bunk bed (single on top, double on bottom), plus a double pull-out floor mat, TV, and a desk — also with ocean view

-Lower Level (Self-contained area)

Separate living space with a kitchen, sofa, dryer, and balcony (The stove is currently out of service. Alternatively, we have provided a grill, a gas burner, and two electric hot pots for your use.)

**Additional Notes**

-For safety in windy conditions, outdoor furniture has been secured; guests may adjust if needed. Cushions are stored in the ground-floor living room.

-The house has three levels connected by stairs and may not be suitable for guests with mobility challenges.

-CCTV is installed at the property entrance for security.

-Noise decibel monitors are installed on each floor (no audio recording).

-The house is equipped with a central air conditioning system, but not all rooms have individual air conditioning units

• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move the outdoor furniture (the balcony furniture is secured for safety), and report any damages that occur during your stay.

• An additional cleaning fee may apply if the house is left excessively dirty or messy upon checkout.

• If the BBQ equipment on the balcony is not cleaned after use, a $150 cleaning fee will be applied.

• Please avoid consuming strongly scented foods, such as durian or curry, inside the house to maintain a pleasant environment for all guests.

Access is available to all areas except the garage, storage room and the main laundry located at the bottom level. These spaces are locked up. There is a second fully fitted out laundry for guests to use within the bathroom on the bottom level.

• Quiet hours: This is a peaceful residential neighborhood where all neighbors are full-time residents. Please keep noise to a minimum between 10:00 PM and 8:00 AM.

• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.

• No parties or events are allowed on the premises. Any violation will result in immediate eviction, and a $300 charge may apply for evidence of such gatherings.

• Pets are not permitted in the house to maintain cleanliness and comfort for all guests.

• If you are locked out and require assistance from the property manager, a $100 fee applies before 10:00 PM. No assistance is available after 10:00 PM.

• Lost key replacement: $200 fee per key.

• Illegal drugs are strictly forbidden. Any violations will result in immediate eviction and contact with local authorities.

• Access to certain facilities (e.g., garage, balcony, or shared equipment) may be limited due to maintenance or safety precautions. Please follow the posted guidelines and instructions provided by the host.

• The house is equipped with CCTV at the entrance and noise decibel monitors on each floor. These are for security and compliance only — no audio recording is conducted.
