Our roomy two-bedroom home sleeps 4 comfortably, enjoys beach access, great views and rare privacy and quiet. This peaceful Mid-Century Modern ranch getaway looks out upon one of the largest tracts of native prairie grass remaining on Cape Cod. All rental proceeds go toward the conservation effort.

And you get—

Barnstable Harbor's smooth, glistening beaches—high-tide swimming in summer, low-tide sand bar exploring all seasons. Romantic walks through meadow, marsh and woods. Cross-country skiing in snow. Abundant wildlife. Bird-watching. A great place for kids to learn about nature.

At the same time, our little paradise is minutes away from the Cape's shopping meccas, theaters, museums, music venues, excellent restaurants, hospital, supermarkets—all that human civilization has to offer.

Local favorite for walking and jogging, a three mile loop passes the house on its way to the village church, historic homes and Hyannis Whale Watch day cruise.

Outdoor gas grill, screen porch, TV, fast WiFi, laundry, full kitchen, fireplace.

Includes all bed linens, towels and kitchen equipment. Just bring food, bug spray and whatever you feel like wearing.

Perfect Gem

The home is warm, cozy, spotless, welcoming, in a great location and very peaceful. It was just what we needed for a difficult week of events. I highly recommend and we will return and hope to stay here again.

Land in the middle of Cape Cod

Perfect place to stay for a long week on vacation. Awesome property, rare house on land with tons of space and fields around. Very rare to find this on Cape Cod. Property has some very cool history. Kitty was amazing to talk with, caring, and interactive with our stay from before checkin, during, and after checkout. Will no doubt be my go to place to stay when I am back in Cape Cod.

Barnstable Pearl

What a charming house, lovely property and ideal location. We enjoyed a comfortable stay in the Novak House. We savored morning coffee on the sun porch, cooked nightly in the very well appointed kitchen, and then scooted downstairs for a couple of ping pong matches. Owner Kitty was kind enough to stop by and offer us a tour (yes please!) of the historied property. The beach was an easy walk, as were the local market, a number of restaurants and our whale watching cruise. That’s convenience! I highly recommend Novak House - what a find.

Warm and welcoming

Kitty met us when we went to stay. I needed a getaway from my crazy busy job schedule. My partner and I met some friends who were also staying in the cape. Kitty was more than welcoming. She gave us a tour of the property and some really cool background to the house and the area. You can tell she is passionate about the house and the land. The house itself is very clean and very comfy/cozy. We had a lovely stay. Kitty was very understanding about our friends crashing with us while we visited. I wish I could have taken more time off just to take in the views. Very peaceful. Would love to visit again when I have time.

Peaceful paradise

What a great stay! If you are looking for a quiet and peaceful get away surrounded by nature, this is a perfect place! The house was exactly as described. The location was perfect - 7 min walk to the local beach, near the hiking trails and central to everything else via car. Kitchen was fully stocked, living room and bedrooms very comfy. Kids enjoyed the front and back yards. AC and washer/dryer worked perfectly. Communication was easy. And Kitty was just a delight - thank you for your hospitality and for taking the time to walk us through the property! We really enjoyed our stay!

Relaxing stay on Cape Cod

We enjoyed our stay in this property. It was great for taking walks and exploring the nearby harbor. We did some kayaking and swimming and also explored some of the local sights. It was a very nice vacation.

Nice location and serene settings

The property is just as described by the host - no embellishments. Close to Hyannis (4 miles or so) which has good restaurants and the port terminal to Martha's Vineyard and Nantucket ferries. Property is expansive and it is possible to take a nice walk and access the beach without leaving the property. Very relaxing and serene, full of beautiful birds and rabbits.

I am a musician and a professor of music, and have lived on this property all my life. My great grandfather bought this 90-acre farm in 1896.

In the 17th and 18th centuries, these acres were used as a town commons—grazing, haying and cranberry bogs—community farms for the colonial villagers of Barnstable, founded in 1639.

A U.S. Navy admiral, my great grandfather ran it as a farm with cows, pigs and chickens, near the sea. But there has always been a trace of the ancient Wampanoag presence in the fields and thickets. My family's mission is to keep the land as it was. Timeless.

We abound with wildlife—deer, coyote, rabbits, groundhogs, possum, otter, squirrels, chipmunks, field mice, herons, crows, robins, doves, swallows, sparrows, cardinals, and more. Growing all around us are ­the native red grass, black locust trees, Eastern red cedar, colonial privet, wild rose, bittersweet, wild blackberries, thimbleberries, grape, persimmon, holly and ivies—to name but a few.

Novak House was built by my grandmother's farmer after serving in WWII . She gave him an acre to build a home for his family in front of the farm (now a nature preserve). Serene and practical— peaceful and accessible.

A deluxely comfortable, and ingeniously functional mid-century home on the edge of a beautiful preserve. The harbor and smooth beach are a 5-minute walk and 10 minutes will take you into the quaint village of Barnstable. Hyannis, the largest city on the Cape, with its malls, restaurants, shops, and nightlife is a 10-minute drive. Strong WIFI allows you to stay as connected as you like to the world beyond. If you like the outdoors and the cleansing peace that nature brings, this is your spot.
