This single-family 3BR/2BA home offers the perfect setting for your next family getaway. Recently remodeled and completely private with no shared walls or ceilings, it provides a comfortable and inviting space to relax and make lasting memories. Ideally located to enjoy the best of Newport Beach, from beach days to exploring the peninsula’s top shops and restaurants.
LIVING & DINING AREAS:
The main living space features a large sofa arranged around a cable and streaming TV, creating a comfortable place to unwind. A dining table with seating for 10 offers ample room for group meals, while a large center island with barstool seating for four provides additional space for casual dining and gathering.
BEDROOMS:
- Primary Bedroom (Ground Floor): King-size bed, streaming TV
- Guest Bedroom 1 (Second Floor): Queen-size bed, streaming TV
- Guest Bedroom 2 (Second Floor): Queen-size bunk bed, streaming TV
BATHROOMS:
- Hallway Bathroom 1 (Ground Floor): Step-in shower
- Hallway Bathroom 2 (Second Floor): Step-in shower, large freestanding bathtub
OUTDOOR SPACE:
The ground-level front patio features an outdoor table with seating, creating a great spot to dine or relax outside. A propane gas BBQ grill is also available, perfect for easy outdoor meals.
KITCHEN & AMENITIES
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the main 3BR/2BA residence. This includes all interior spaces and the private front patio. The upstairs rear studio residence, located above the garage, is not included in this listing.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Laundry: A washer and dryer are available, with complimentary laundry supplies provided.
Parking: One space in the shared garage. Small to mid-size vehicles only. Access via the rear alley. General neighborhood street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
