DINING/KITCHEN - Cook up breakfast, lunch and dinner in the full kitchen equipped with everything you need; a microwave, double-door fridge/freezer stove, oven, Keurig, coffeemaker, toaster, utensils, silverware, plates/glassware, pots, pans and Margarita machine for those hot summer days spent out on the balcony. Eat together at the dining table set for six with additional chairs and foldable tables for bigger groups. FAMILY ROOM (upstairs) - Gather with family on the sofa or lounge chairs, 50" flat screen TV, DVD player and board games galore. TV includes Netflix.

BEACH - Pack the complimentary brand new 2021 Club Car golf cart with the assortment of beach toys, floaties, chairs and boogey boards provided and take the less then 2 minute drive, where you can spend the day lounging on the sand, building castles, burying your siblings up to their necks and catching some waves. Or if you prefer to walk, its only a 5 minute walk down the street.

POOL - Head back for a dip in the inviting community heated pool (only heated in winter), then fire up the BBQ for a delicious dinner under the shady patio before retiring to the balcony for a homemade margarita or two (or three) as you watch the cotton candy reflections of the sunsets spread across the sky – the perfect way to end the day.

AGE REQUIREMENT: Guests must be at least 25 years old to book. Any guests under 25 must have legal parent or guardian with them. Photo ID may be required.

GUEST POLICY: You will provide names of guests on your booking (over 18 years of age). No one other than those listed on the booking are allowed on the property. Any guests beyond the number listed on your itinerary will be charged a penalty at $150 per person per night. We reserve the right to evict & terminate your stay without refund if you exceed the number of guests on your reservation.

ESSENTIALS & TOILETRIES - we provide a STARTER set for guests : trash bags, dish soap, hand soap, toilet paper, paper towels, shampoo/conditioner/shower gel. We do not provide extra essentials. If you predict you will need more, guests are encouraged to bring or purchase extra essentials.

PET POLICY: No Pets Allowed - $500 fee charge if any evidence of animal presence found.

PROPERTY CONDITION - Our properties are cleaned and inspected before your arrival. However, if the unit is not to your satisfaction, please report to us within 2 hours of arrival. If we do not hear from you, we will take it as confirmation that everything is satisfactory. Our cleaning staff is local and will be able to come out to help if anything is missed. We take photos after each cleaning to ensure cleanliness.

TOWELS & LINENS - Our white towels and linens are NOT to be removed from property for any reason nor for make-up removal. Please bring your own make-up remover. We do provide complimentary colorful beach towels for use on the beach. Please ensure the beach towels make it back to property. Any linens/towels rendered damaged or missing due to make-up removal or negligence will incur $30 charge per item.

LARGE GATHERINGS: No parties or large events. We reserve the right to evict & terminate your stay without refund if you exceed the number of guest in your reservation.

NOISE POLICY: No loud music after 10 PM - any complaints from neighbors or police visitation will result in immediate eviction and forfeiture of property with no refund for rest of duration of stay.

SMOKING: No Smoking and/or Drugs - This is a non-smoking property. $500 fee charge will be added if smoke odor is present in the home.

PARKING: 3 free assigned parking spaces. Two in the front and one in backside of property.

CHECK-IN: Check-In Time is best approximate; housekeeping will make best effort to be ready by 4pm, but there is no guarantee. Please be considerate, we're on an island.

GUIDE: We offer our guests a guide for recommendations of restaurants and activities.

PROPERTY USE:
-Electronics/indoor furniture: please do not modify, disconnect or relocate.
-Trash: please empty into large bins at end of street
-Plumbing: Food/grease: put grease in trash bin, not sink.
-Toilet: only flush toilet paper. Please avoid bulky amount.
-BBQ Grill: must be attended. Clean grill grates after use and cover / put away after cooled. No other fires allowed.

*GOLF CART LIABILITY WAIVER- By booking this listing you are entering into an agreement with the following terms: 1) The golf cart operator holds an active, valid US driver's license and auto liability insurance and assume all responsibilities for all passengers and add'l operators of this golf cart 2) You will operate the cart in a safe manner and adhere to Port Aransas Laws and Ordinances. 3) You accept and are held solely liable for all medical and legal claims arising from use of golf cart, accidental or incidental 4) Guests are responsible for any damages or theft that may arise from golf cart use including, but not limited to: towing, damages, theft and repair 5) You voluntarily agree to indemnify and hold harmless Grant Katus , Nguyen Vu and any other agents from any and all claims, actions, suits and judgments for bodily injury, property damage, loss of life and/or service that in any way or manner arise out of use of golf cart. 6) Golf cart must be parked in garage at all times and not left outdoors overnight.

GOLF CART INFORMATION - All operators must hold a valid driver's license, and active auto liability insurance. Golf carts are considered motor vehicles and driver is subject to all traffic laws: underage driving, DWI/DUI, seat belt and traffic violations, reckless driving, etc. Do not drive cart in water. Guests are responsible for any damages to golf cart including towing, damages, and repair. Please refill gas upon checkout. A refuel charge of $100 if tank less than 3/4 full upon checkout. Don't drive on Highway 361 - use Eleventh St. Do not drive cart past beach marker 45. Lost Golf Cart key or garage remote incur fee of $100 each.

LONG-TERM STAYS - Long-term stays available in January and February. Stays greater than 30 days require a background check, signed lease agreement, 25% upfront security deposit, and mandatory mid-stay cleaning. Max occupancy of 4. Golf Cart available for monthly stays for an additional $750/mo.
