The location is great, the pool and privacy was wonderful. There aren’t “views” here but the pool and location are the bonus.

Home & location was perfect

The apartment/ beach flat was as described. It was a great location to the beach, only a few minute walk. That was so nice when you have small kids to walk back & forth. The home was very Clean, comfortable, everything we needed for a great week. Pool area was so nice! Plenty of pool floats/items & beach items available to use. At times we had the pool to ourselves which was really nice, but the other pool guests were very polite. We loved having a front porch area to leave our bikes and beach items. The location was very close to the popular restaurants/ coffee shops. A 5 min bike ride to Beanpoint/Rod Reel Pier. I loved the whole atmosphere of the beach flats & would definitely stay here again.

Mom and Daughter Getaway

My mom and I recently went to Anna Maria for a mother and daughter vacation. We had such a great time! The location of the property was PERFECT! Right down the street from the beach. The house came with two beach chairs that came in very handy. It was steps to the trolley stop which was free and we used to travel the island. The Beach Hut is right next to the property as well that has amazing ice cream and also has other necessities you need like toilet paper, drinks, and snacks. The property is next to Harry’s as well, which if you get the opportunity, go to Hallelujah brunch on Sundays! It’s free and you get amazing breakfast and a good message! It’s also right next to The Porch which was a nice dinner spot with amazing service and food! You can easily walk to the main strip of Anna Maria that has cute shops and a good donut shop! Highly recommend this property and would definitely stay here again.

AMI Fab Family Spring Vacation

We loved it! What a super location. We awaked EVERYWHERE. Such a cute little bungalow tucked into the garden. Loved how it was like a little oasis with the pool too. It was just what we needed for a little family getaway. The kitchen was pretty well stocked with basics so we cooked in two of the nights at least. Plenty of fun restaurants and the beach is truly beautiful. White sand and saw dolphins and perfect surf for playing. Loved walking out for sunset each evening. Cant wait to come back!

We loved the intimate friendly setting, the fun of being in the heart of Anna Maria and the beach

Everything was easy. Would have loved 11 o’clock check out instead of 10, one more hour in paradise.

Location and everything you desire!

It was one of the best weeks! Loved the location to the beach and shops and places to eat. The weather was perfect as was the beach. Loved the outdoor shower! Plenty of towels provided including beach towels. Comfortable bed. Clean and neat and decorated beachy. The price was awesome. The pool was perfect. Our own tropical retreat. Loved our neighbors. Would and will stay here again. Exceeded expectations.

A little things.

It’s amazing location, the beach it’s close and excelente, close to a restaurants and bakery. At the house, to make more better I suggest new and smart TVs, new rugs and a upgrade at the furniture. That way will be 100%. Thank you.

Perfect in every way

We were very pleased with everything about our stay. The flat was clean and decorated in a beach theme. We had more than enough supplies and linens for our stay. We could step outside our door and sit by the heated pool or take a very short walk to the beach just doors away. We will definitely be coming back again

Schöne kleine Anlage mit super eingerichteten Appartements

Es war wunderbar, alles vorhanden im Appartement, was man zum täglichen Leben (mit Baby und Kind) braucht. Toller Pool umgeben von Palmen, die Schatten spenden. 'Familiäre' Atmosphäre und man ist trotzdem für sich. Unschlagbar: die 30 Meter Fußweg zum fantastischen Sandstrand. Eis und Sandwiches sowie einen kleinen Store gibt's um die Ecke, der kostenlose Inselbus hält ebenfalls fast vor der Tür. Und es war wunderbar ruhig. Kein Strassenlärm zu hören trotz der Nähe zur Hauptsstrasse der Insel. Wir kommen wieder!!!

I’d love to stay here again.

The cottage was great. It was very well stocked with towels, kitchen appliances, etc. it was very clean inside and well maintained inside and outside. The landscaping was wonderful. It made me feel like I was in a secluded location.

We would come back and stay!

Anna Maria Island is beautiful. We enjoyed our stay. Our rental was clean and who can complain about waking up to the beach only a few steps from our rental! Our only complaints were the pool needs to be cleaned more frequent (only once during our stay) and we couldn’t find the beach chairs and beach toys until the last day of the stay.

The property is very quiet and cozy. The refrigerator a little outdated. Our only negative was the gas grill was filthy and had a mouse sitting on when we took off the cover and there were only 3 face clothes in linen closet.

We love AMI & visit every summer and stay at the Flats. It is perfect for our family! It has everything you need for the beach & pool. They have beach toys, chairs, paddleboards, grills, beach towels, rafts, etc. The rooms are decorated very cute, clean, ceiling fans & cold AC. It is just a few steps to the beautiful ocean & short walk to various eateries. It really is a great location, just a few steps from Pine which has restaurants & fun shops. We are booking for 2 weeks next time! Love, Love it!

10 days not enough

Fiancé (I proposed during our trip) and I stayed in room 113B and it was excellent. The outside has two patio chairs and a bench so you can enjoy the outside but bring mosquitoe repellent because it is bad in the morning and night. The pool area was clean and everything you would expect of a pool. Now to the flat it was more than expected. The kitchen was fully stocked with all the utensils you need. They stocked cups and plates and silverware so no need to bring anything. The living room was very comfy the tv was in HD and had the most channels I have seen from a hotel. The WIFI was great throughout the property which seems to be hard to find in AMI hotels. The master bedroom had a very comfy bed and pillows and plenty of sheets and blankets. The spare bedroom was nice also but we didn't use it. The bathroom was very clean and homey. The outside back patio has a shower which was great and bistro table set and gas grill which we used almost every night. The first day here we tried to use the gas grill and it was out of propane my fiance called up the office and within a hour the tank was replaced. We made friends with are neighbors in 113A and they were telling us how they didn't have that many plates, cups and utinsels and we were going to let them borrow some but they told us each flat was personally owned so I guess we got lucky with 113B. Overal this property has been the most enjoyable for us out of any where else we have stayed on the island. The flats never seemed like a hotel at all. I can see myself staying here months at a time.

This is the 3rd year staying at Sand 'N Sea. Was most enjoyable as is convenient to the beach that offers shaded areas, nice white sand and good wading areas. Accommodations are excellent and clean.

Great Place for a getaway

Sand n Sea Beach Flats are a great place to get away and enjoy everything that Anna Maria Island has to offer. Our unit was super clean and had everything we needed. The walk to the beach is literally 2 minutes, and if you get tired of the beach, there is always the pool steps from your cottage. This place has it all -- highly recommended.

We stayed for a week in early May. We loved the unit! It was comfortable, clean, well decorated and had everything we needed. The kitchen was equipped with everything you need to cook but there were also a ton of great places to eat within walking distance. There was a nice private back porch with an outdoor shower and laundry room. The BBQ area had nice, clean grills with space for kids to play. We were happy to find that the pool had floats and toys for kids too! Plenty of chairs and umbrellas to spread out and relax. The proximity to the beach made it easy to make multiple trips back and forth with our toddler. This place provides comfort, cleanliness, convenience and location. Everything you need and more to have a great vacation.

the man lied...it is really 52 steps to the Beach!!!

wow..this rental is just awesome..it is everything and more that is highlighted in the pictorial. This is our second week leasing at the Flats, and we are lining up for another week in December. The unit is spotless, and has everything that you need. Starting the morning around the pool, working the beach in anytime, day or night, is just magical. Plenty of eateries within walking distance, and/or all that you need to cook at the unit. I heartily recommend The Flats to anyone seeking a mellow getaway.
