- This condo is currently for sale, so we may need to give real estate agents access to show the condo during your stay. We apologize for any inconveniece.

- Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at El Faro and the municipality do a great job in cleaning it up, it can affect your ability to enjoy the beach and the ocean, so please make yourself aware of the current state of the seaweed, as we cannot offer refunds for issues related to seaweed.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.

-Please note that you will need to check in at the Xaman Ha front desk to get bracelets to use the pool and common areas.

Great quiet location.

Have stayed at Xamanha on several occasions. Would highly recommend for a more quiet laid back vacation . Close enough to town to walk and enjoy the local restaurants... but nice to get away without a crowd.

Convenient location for our trip to house shop in the PlayaCar and downtown area. Pool bar was priced right and the service was exceptional! Would definitely stay again if we didn’t find our vacation home!!

Beautiful Condo!

Our family of four adults enjoyed our stay very much. The condo very clean and well-maintained. The beds are comfy and the kitchen is well-equipped. The beach is beautiful and we enjoyed morning walks. Overall, a very good accomodation in a beautiful area.

Quiet and relaxing. Stayed for 10 days. Loved every bit of it. Maria and Anna at the front desk were very helpful. Patti at the pool bar was so nice!!

Great Stay

Condo was perfect for us. Great view from the deck, close location to 5th ave and the ferry, and nice pool area with plenty of chairs and umbrellas. Condo was nice and cool with excellent A/C. It also has a comfortable bed and great water pressure and hot water in the shower. Kitchen had everything we needed. Would definitely recommend it and would stay again.

Beautiful Beach

We had a wonderful time here!! We loved our bartender, Robin!! He makes the best guacamole ever!! The water was amazing!! It was walking distance to shopping and food and near to the Ferry that takes you to Cancun. Very peaceful and quiet!! Will be back!!

Great condo!

We loved the condo and had a fantastic stay as always! Highly recommend it! The only bad thing was our beloved bartender Robin is gone. The new girls were very nice but it just wasn’t the same. There is only one Robin and he was greatly missed.

Peaceful and safe

This was our 5th time to Xaman Ha but our 1st to this condo. The condo was very nice. The outside porch was very large and had plenty of space to entertain. It was just my husband and I celebrating our anniversary but had plenty of room for a couple more people. Only issue we had was directions to use the safe and Oscar got those to us in a couple days as we arrived on a weekend.

Great spot for a holiday!

The condo was ideal for my mom and partner and I to celebrate the Christmas holidays. It was close enough to the Centro where a lot actually stayed open during Christmas, as well as the pool and beach. We did see a few roaches, but that's to be expected in tropical weather. The floors could have been cleaner - my feet were dirty walking around inside. Other than that, the place was ideal and we would be back in a heartbeat.

Don’t really want to tell people how great this condo is

So lucky to find such a fantastic condo. Close to everything. Loved sitting on the large private balcony with a beautiful view of the ocean. Pool bar service a’la bartender Aram til 5. Beautiful sandy beach. ADO bus to airport only 240 pesos and a 5 - 10 minute walk. 5th Ave so close, but less expensive options near 10th. Manne’s Biergarten and Romanos. Definitely will be booking again.

A bit tired in this unit.

We have stayed many times at Xaman Ha. But this unit could use some updating and deep cleaning. The rugs were particularly smelly. No dishwasher, and very little to cook with. Great balcony. Responsive property management. Just needs a little TLC.

Overall great property. Kitchen well stocked. Great balcony. The master bedroom needs black out curtains. Currently, morning sun is in your face. Cannot close draperies all the way. Master bath needs renovating, toilet area is too small to sit. But is a good condo because of view

Vacation October 2023

Overall, the property was an excellent choice due to its location to town and the beach as we walked everywhere. The property had the basic amenities and the pool stayed open late. We always had a quick response whenever we had questions about the property before our arrival. The condo was roomy and had a great balcony area that had a great ocean view. The only complaint was the floor tile that is very slippery if you have wet feet. We did have some noisy neighbors the first few days there, but that is expected sometimes, luckily, they didn't stay the whole week.

Not a great stay!

Cons-Sofa smelled like urine, air conditioning didn't work and it took forever to get someone out to look at it, and they still weren't able to fix it. We spent our anniversary in an incredibly hot, uncomfortable condo-very disappointing! I called and emailed the emergency/urgent information that was left in the condo, to no avail. It was an absolutely miserable night. They should have a contigency plan for when these things happen. Also there was long black hair all over the floor, we don't have black hair. Gross! Pros-Beautiful location. Close to everything.

Great get away! Xaman-ha 7206

Once again our stay at Xaman-ha condominiums was hard to beat for a nice getaway! Right from the start Noemi was extremely helpful and clear with any doubts I had regarding the reservation. This trip we decided on a bigger unit, 7206 to be exact, and we were not disappointed. The condo was so spacious and cozy. It felt like a home away from home and my 7 year old son was so sad to say goodbye. The Central air was so welcome on such hot days, the living area was very comfortable after our days out by the wonderful pool. I cannot stress enough how perfect the pool is for families, especially the most shallow area where my 1 year old would spend all day every day if i let her. The kitchen was very accommodating, stocked with everything one might need in a kitchen. The best part of all though was the balcony. There are very few places in the world with that kind of view, most that one would need to pay a small fortune to be able to have, and we were happy to take in every minute of it. Due to the location of xaman-ha the surroundings are so peaceful, it was impossible to not feel this incredible sense of peace while looking out into the clear blue sea at any time of the day. And its the perfect spot to admire the beautiful sunrise without even having to get out of bed. My family and I anxiously await to plan our next getaway to xaman-ha. All in all my husband and I were very happy with the Rentals Your Way reservations team and the Caribbean Beach Properties management staff. A big two thumbs up !!

Perfect location, beautiful condo

My husband and I stayed in unit 7206 with his eldest daughter for 10 nights. The condo was perfect. You couldn't ask for a better location. Walking distance to 5th avenue and not that far of a walk to the major grocery store. Condo has everything you need. Beautiful deck with amazing views. Beds where comfortable. Washer and dryer was a nice bonus. Anna at the front desk is very helpful with any tours. Quiet and secure location. Highly recommend. Would definitely stay here again.

Xaman Ha is the best

Location, view from the 3rd floor and great service from Caribbean Beach Properties. Oscar, from CBP, quickly responded to my emails about some concerns. After the waterman changed our drinking water jug, it was leaking. Oscar took care of it while we enjoyed the beach. I wish the owner had mentioned we get maid service 3 times a week but it was a lovely surprise. A tip envelope was handy to have supplied. I got lucky that the cab driver carried my first large load of groceries up the 3 flights. The furniture on the wide balcony was much used, thanks. The outside combo lock that holds the house keys is a little difficult to work. I would gladly return to this unit.
