DETAILS TO NOTE

- Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at El Faro and the municipality do a great job in cleaning it up, it can affect your ability to enjoy the beach and the ocean, so please make yourself aware of the current state of the seaweed, as we cannot offer refunds for issues related to seaweed.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.

-Please note that you will need to check in at the Xaman Ha front desk to get bracelets to use the pool and common areas.

Great location

Location was great. Walking distance to restaurants and ferry to Cozumel. Washer and dryer were a big plus, as items dry slowly due to the humidity.

Great spot!!

Beautiful spot in Playacar! We loved the pool and beach access. The unit is a little dated compared to some, but has everything you need. As a family of 4, we were very comfortable. We will be back for sure!

Love Xaman Ha

We having been coming to Playa del Carmen for many years. Some years back we discovered the condos at Xaman Ha and have stayed there every visit since. This unit was clean, comfortable and well equipped.

Gorgeous property and superb location

Home away from home. From the moment I walked in I was in my happy place. Minutes away from 5th street with all its shops and restaurants - but just far away not to hear the music of the clubs. Very clean with housekeeping every second day. There is just one word that comes to mind ..... heaven!

Great location

Condo was a great location not far from main area but far enough to be nice and quite. Condo was clean and had no issues if I had to pick on it it’s a bit dated and could use new beds. Beds are pretty hard. However would stay again in the future.

Friends and family reunion in PDC

We really liked Xaman Ha: the location, the pool bar, and the arrangements of the units were great. The condo had everything you need for a longer vacation: dishwasher and washer/dryer made our stay even better. You can't beat the pool and the closeness to the beach. Two things could be improved: darker shades in the bedrooms, and better communication about the maid service (when they came it was great). Thanks again for hosting us!

Had a great time

I always wanted to stay at the Xaman Ha since I walked past the complex many years ago. The beach has definitely gotten busier but that’s expected. The condo was very clean and well stocked. Beds were comfortable. Maid service every other day was nice. Check in process was very easy. Quick access to 5th ave and 10th ave for restaurants. Thank you for letting us stay at your condo

Xaman Ha 2016 girls getaway

The only real problem we had was getting into the unit--had to get a neighbor to open the key container. After that, everything went fine. Enjoyed the pool and the daily drink specials--watching the bartender fix guacamole was a treat. Would recommend staying at this resort in a minute.

Great place but check the items

Our mucrowave wasnt functuonal and we only had 5 veach towels of the listed eight. We'll see how mich we jave to fight them on this. Otherwise great place.

Quiet and relaxing condo

Nice location and a good overall stay. There were a few things that stopped us from giving a perfect score and the biggest one was the fact that we couldn't use the master bathroom for multiple days due to a leak and the sinks had a bad smell coming from them whenever we used them. Other than those two things we enjoyed this condo. It is in a great location, we had a great view of the beach, pool and the ferry. We were glad that the condo had clean water in jugs for us during our stay. The condo was quiet and we always felt safe. We would recommend.

Lovely home away from home

Lovely condo, nice location. Well furnished, kitchen appliances and accesories well stocked. Could use new pillows on master bed. Central air was great and so much better and quieter than the box unit we had last year in our other condo. Overall very comfortable. Wonderful to have a washer and dryer. We would definately like to rent this condo again. Thank you to the owners who take such good care. And I cannot say enough about Rentals Your Way!! Once again their level of service is extrodinary! They were on top of every question and request and made us feel like our business was very important to them. Professional and available.

Everything was fine, except that the room was bright all night due to outside lighting, and the curtains in the windows let the light through. Location & View!

Fantastic condo! Larger than expected and extremely well equipped kitchen and linens. Perfect location a two minute walk to the action, but just far enough away for a quiet, relaxing atmosphere. Loved that it was in a secured area. Great view of the pool and beach from the main living areas, while still enjoying a relatively private balcony. It’s not a loud party complex, perfect for a romantic getaway and families. Would be comfortable for two couples sharing. 5-10 min walk from ADO bus station for easy transport from Cancun airport. Hosts were very quick to respond to any small questions we had. Two things to consider: it is a top floor unit requiring two flights of stairs to reach the unit. And construction in this complex is only permitted September/October, so if you’re travelling in those months you will likely have some construction noise during the day.

Great Location

The condo is in an excellent location, walking distance to everything near the main road. It was well stocked with essentials and clean. Our only issues were the smell of the unit. It smells like mold and we couldn't get the smell to go away. All my clothes smelled like it when we got home. The condo right next door was all boarded up and we suspected that maybe it was coming from there. Also, I messaged the property manager prior to the trip to ensure the bar would be open and told it would be but it was not open the entire trip. Had it not been for those things, this would be a 5 start review.

Hi Katheryn, thank you for your feedback. Humidity in playa is high so it is not mold but you can get a musty smell at first but once you open the doors and air out the unit it will go away. We will reach out to the administration as the bar should be open. I am glad you enjoyed your stay overall.

Great spot in Playacar

This condo was really nicely done. It is clean and well equipped. It was a bit musty smelling upon our arrival, but this cleared out in a few minutes with a fresh sea breeze flowing through the place. The bedrooms are in back, but with the windows open and the patio door open there wasn't much need for AC. We did buy a small fan, and leave it there, as sometimes the breeze would die overnight. The balcony view was a little obstructed by the neighbors balcony, but was still a lovely place to sit. The pool area and beach access were great and there is a guy running a bar and selling snacks by the pool everyday. The wifi in the unit was strong and reliable. My wife was able to work remotely all week. The kitchen is well equipped, and bottled water is provided. The location was the perfect mix of proximity to the madhouse that is 5th Avenida, and the quiet of the Playacar. This place was just what we were looking for!

Xaman Ha Condos are perfectly located

This is our 3rd stay at Xaman Ha Condos in Playa del Carmen. We have come to much prefer condo/apartment stays over hotel stays. We had a 2 bedroom, 2 bath condo on the 3rd floor overlooking the pool and ocean. There is no elevator which can make lugging luggage up and down an issue for some people. The have a very nice pool with a swim up bar and are right on the beach, too. You could see the ferry boats coming and going to Cozumel. The ferry dock is about a 10 minute walk from the condos. A huge plus to condo living is the washer/dryer in the unit. We had a full kitchen with everything we needed. The condo was clean and well maintained. The only complaint is the mattreses need to be replaced. Xaman Ha is located just off the south end of the 5th Avenue shopping/restaurant district. Very close and convenient, yet removed from the noise and crowds. You can walk to many eateries off 5th Avenue as well - which are usually cheaper and better. I would recommend Xaman Ha to anyone who prefers not to stay in a hotel room.

Fabulous ocean-front family vacay

This top-level condo is conveniently located in a quiet neighborhood located minutes walk away from the hustle and bustle of 5th avenue and has great views of the ocean and the ferry terminal. While the sandy portion of the beach (which is public by the way and can get crowded) appears to have contracted probably due to rising sea levels, there's ample deck space on the property that lets you relax near the waves. Other than the 3 stars for accuracy of the online listing, we give the property 5 stars. The "fully upgraded" applies only to the kitchen. The bathrooms (particularly the master bath) are old and in need of major remodeling. The HVAC fan was noisy so we would turn it off during the nights (when it was in the upper 60s (F) so not too bad). We weren't able to operate the smart microwave oven on day 1 and after notifying the manager, it was promptly fixed. We were grateful to the very helpful lobby staff in orienting us to the property and neighborhood and where we could buy groceries when we checked in.

Fall / Cenote Diving Getaway

The condo complex property was very nice, well maintained and clean. The location was a few minutes' walk to the older part of 5th avenue and the ferry to Cozumel. There are many locally owned shops, stores and restaurants within a 10 - 15-minute walk. You can even walk to Walmart in 20 minutes. There were many taxis available out the complex gates. The property management company was very good to work with. They contacted us on arrival to ensure everything was going well. The condo itself was nice. The kitchen was fully stocked with dinnerware, cookware and utensils. Beach towels are provided. There is cable tv with limited English stations. There is a safe in the master suite. You get a nice sea breeze when the sliders are open. The furnishings are a bit dated yet are still functional. The only negatives about this condo are the bed and linens which is why I gave it 4 instead of 5 stars. The beds and pillows are VERY hard and uncomfortable. They definitely need to be replaced. The bed comforters are old and need to be replaced. The sheets were a bit itchy and should be replaced. They comforters in the photos are not as nice as the ones in the photos. Another item to note is the noisy construction on condos is only allowed during low season - September and October - so we did have some noise with a condo that was being gutted and remodeled.

Summer vaca

We loved the property, the room, the location, until someone broke into our room, through the window of the master bedroom. It is apparent this person was going from window to window to see where he could break in, and conveniently that window was not locked from the inside 😤 I have NEVER had to check to see if windows were locked before when I have arrived at any place I’ve ever stayed. Then when talking and walking w property security, you notice many other windows have bars or sticks to block someone from going in. Hmmm does this happen a lot there? In speaking w property manager I asked him to put sticks on windows and sliding door and it was done within hours. Just wondering why they hadn’t done that prior? So if you stay here make sure you check your windows from inside, make sure they have safety features. What this person stole was minimal and mind you he escaped through balcony on 3rd floor! He was reported but by time you find someone to tell there, well he got away. And why would that window be left open?? Like was it an inside job? It’s frustrating to say the least, we loved it there but now, not so trusting of people who work there. And in speaking w five star rental place or whoever’s number they leave, all they can say is sorry this happened to you. Really? This is your property? And you leave it where people can break in? But i ask for security measures and bam it’s done? And you can’t offer some kind of refund or discount? PDC has many other options..

HI Martha, Once again we apologize for what happened. Xaman ha has 24/7 security and our staff are all honest hard working people. I assure you this was not an inside job. As you said this person was seen jumping therefore it wasn't anyone from our team. We have never had to use bars or sticks on our property but this was provided at your request to help you feel safe. We advised you to reach out to the police and file a report. We do take the report very seriously and are working together wit the administration to avoid this from happening again.

Great place to stay while in Playa.

Great place to stay. Communication and check in and out was easy. The mattresses and not very soft.

This property is beautiful and quiet. The unit we stayed in is well maintained and up to date. We have stayed in the same unit two years in a row and will be back next year.

Four Adult visited this property and we found every quite satisfactory.we liked the veiw of the Ocean -Beach-Pool and Cozumel Ferries.We liked the location as there were ample reasonably price restaurants nearby which offered fresh ,good food and drinks, We wer family close to groceries and had a pharmacy and convenience store close at hand. The unit was fairly upscale in price and a could have used a review before or arrival-- the barbecue was not working and was removed for our entire stay--- the pillows require replacing and the balcony table was plastic amd marked -- this could also be replaced. The maids were good and the property management eager to please. The blender was poor quality and broke down on our second round of banana daquies?? the hall lighting was very bright and entered the bedrooms --we solved this problem by unscrewing a couple of them.There was still plenty of Hall light for security purposes. These problems did not really interfere with our good time,but could be addressed by the owner.
