This family friendly home is fun for adults and kids. Located in the upscale southern part of Palm Springs, you will have easy access to all the amenities that Palm Springs provides. The best of restaurants, golf courses, and hiking all within a couple of miles from home. You can choose to stay home or your family will be close to everything when you stay at this centrally-located place.
This home has 2 bedrooms, a large living room and dining area, and a large open concept kitchen, and an office that has 2 queen beds. This home very comfortably sleeps 6. The outside features a large pool with 2 tanning shelves, and plenty of restful seating. There are several seating areas including an outdoor living room, 2 rocker chairs, and a full dining area. Also there is a woodburning fire pit for your use (we do not provide logs).
From the backyard, you see the huge mountain views with very nice sunset colors. Also, palm trees in all directions. The sun hits some area off the patio all day but you will still be able to find some shading area if you choose. You can also raise the 4 umbrellas throughout the backyard for additional shade. Even in the pool, you can lounge on the tanning shelf in the shade.
*THE CITY OF PALM SPRINGS REQUIRES ALL GUEST TO PROVIDE A VALID ID AND A GOOD NEIGHBOR CONSENT FORM. THIS MUST BE PROVIDED PRIOR TO CHECK-IN.
Pool heating is not included in the price. All other utilities are included [water, garbage, gas (does not include propane for gas grill)], and spa heating only.
Guest access:
We use a keyless check-in process. Access codes will be communicated prior to check-in.
Other things to note
The Pool:
No pool diving. Swim at your own risk.
Hot tub heating fee included in the cost, but Pool heating requires an additional fee of $100 per night.
*Please note that outdoor music is prohibited. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People noise during the day is permissible but must be measured and reasonable. Daytime is considered 10:00 am to 10:00 pm.
Parking Notes: Parking is allowed on the street and in the driveway. There should be no more than 4 cars, per city restrictions.
Late checkout:
Our home is consistently booked and late checkouts delay cleaning. Due to issues in the past we have to input a late checkout fee of $50 per hour imposed for any time after 11am.
Smoking/Drug use:
Smoking (includes vaping) is not permitted indoors. A $450 cleaning fee will apply for violating the smoking policy. This also means when smoking outdoors, closing the windows and doors so that smoke does not enter the home. Illegal drug use or activity is STRICTLY PROHIBITED and will result in IMMEDIATE removal from the property with no refund, and may be punishable to the fullest extent of the law.
No smoking or vaping indoors. There will be a $450 deodorize/cleaning fee. Drug use is STRICTLY prohibited.
Any broken games or items will be charged back.
NO PARTIES!
Palm Springs has a strict noise ordinance. No loud noises between the hours of 10pm-10am. During daytime hours, the music and noise must not be heard from the street. Any citations received from the Police or the Vacation Rental Officer will be directly issued to the violator and your reservation could be immediately canceled.
Owner is not responsible for lost items or items left behind.
PLEASE NOTE:
• This is NOT a party house. Palm Springs noise ordinance is STRICTLY ENFORCED.
• Music cannot be played outside in vacation rental properties at any time. (This includes playing music inside the house that can be heard outside.) The first infringement is a $500 fine and will result in immediate eviction with no refunds. Mandated by the City of Palm Springs.
• No rentals to anyone under 25 years of age. Mandated by the City of Palm Springs.
• No more than 4 vehicles can be parked at the house at any time. Mandated by the City of Palm Springs. $500 fine.
• Maximum overnight guests: 8. Maximum daytime guests: 12. Mandated by the City of Palm Springs and strictly enforced.
• Overnight occupancy is limited to the number of guests specified on the rental agreement.
• If guests receive a citation for breaking any of the City of Palm Springs rules listed above, they will be immediately evicted with no refunds.
• Vacation Property Rental Agreement must be completed and signed and government issued ID provided prior to occupancy. Mandated by the City of Palm Springs.
• Upon arrival, all guests must sign acknowledgement of the Palm Springs Good Neighbor brochure. Mandated by the City of Palm Springs.
• This is a non-smoking rental.
• We respect your privacy and DO NOT have any cameras inside the house or in the backyard. The only camera is at the front of the property for security purposes.
RATES:
• Optional pool heating available at $100 per day (2 day minimum).
• Dog fee: $450 PER DOG (plus 12.5% tax). Please write to me first telling me about your dog before making a reservation.
• Security deposit required: $750
• Monthly guests: Stays of 28 nights or more pay actual utility charges (gas & electricity).
COMMITMENT TO OUR GUESTS:
- This property is cleaned in accordance with the guidelines published by the Vacation Rental Housekeeping Professionals (VRHP) for safely disinfecting a short term rental property.
- The cleaning products and protocols used meet with CDC guidelines for COVID-19.

PARKING: By law, only 4 vehicles total can park on this property (this includes street parking). License plate numbers for each vehicle will be required at check-in.
Below are the City of Palm Springs Vacation Rental Ordinance rules.
PLEASE NOTE - Breaking any of these rules will result in a $500 fine from the City and immediate eviction with no refunds.
- Responsible party (YOU) must be at least 25 years of age to rent this property and sign the rental agreement. Proof required and must be provided prior to check-in.
- Maximum overnight occupancy is 10 people. Maximum daytime occupancy is 12 people.
- The City of Palm Springs requires that we obtain a photo of your government issued ID (drivers' license or passport) plus a list of all people staying at the property including the number of cars and their license plate numbers.
- This home is not childproof or pet-proof, inside or out. The pool does not have a child safety fence.
- Holiday and special event rates may be higher.
