A sweet lakefront stay awaits at this spacious home, sitting right on the shores of Lake Champlain just north of Burlington. Spend days relaxing on your deck, hiking, biking, or exploring downtown Burlington, around eight miles away, and evenings gathered around the firepit on your private beach, roasting marshmallows and trading stories of the day.

The lovely lake view continues inside, thanks to plentiful picture windows. Soaring ceilings, hardwood floors, and traditional decor make the open-plan space feel like home. The full, well-equipped kitchen makes meal prep easy, and there’s plenty of dinnertime seating between the breakfast bar, window-front table, dining room table, and picnic table outside. Snuggle up together each evening for some TV before drifting off to one of three well-appointed bedrooms - but not before one last toast to booking the perfect lakeside escape.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Beautiful Views

We enjoyed the views of Lake Champlain right from the back deck and the town of Burlington. We had the opportunity to take a cruise on the Spirit of Ethan Allen which we enjoyed very much. We also strolled through the Church street Matketplace and visited Ethan Allen’s Homestead

Worth the price

A beautiful lake home that is perfect for a family or large group. The ideally located along Lake Champlain and very close to Burlington and lots of Vermont attractions. I would absolutely recommend this place

Lake champlaigne Retreat

Perfect family retreat! Spectacular views. Lots of kitchen and dining space to cook and eat together. A lovely lawn, that was just the right size for lawn games. We all enjoyed ourselves thoroughly.

Amazing view.

The location of this home is perfect. Far enough to be private and quiet but close enough to get into town quickly. We also loved the proximity to Airport park for Pickleball and to the causeway for biking. Enough room for our extended family. (Great view of Burlington fireworks!)

The Ham Fam Lake House was lovely, well-appointed, comfortable, and the lake view was fabulous. We loved the gas fireplace on chilly mornings and the sunset view in the evenings. The lake was easily accessible and we enjoyed walking the driftwood strewn beach. We had a few minor concerns the first few days, but they were immediately addressed and remedied by the management team. They did a great job! We thoroughly enjoyed our 8-day stay! We would definitely return another time.

Lots of space for everyone

My husband and I were traveling with our 14yo son and college aged daughter and her boyfriend. There was plenty of room for us all to hang out together and then break off to private spaces when needed. The AC unit in the main floor bedroom was very appreciated since we ended up visiting during a heat wave.

Fantastic Property -- Efficient but unhelpful manager.

This is a beautiful house in a idylic location. Our three couples had a comfortable, enjoyable stay - stunning sunsets, water access and nearby bike trails. We are giving five stars because of the property. We should take off points for the manager, but were so impressed with both the home and the location, it would not be fair the owners to present anything less than five stars. The management firm, Vacasa was efficient, but almost entirely unhelpful. Pre-booking questions were responded to, but never answered. Simple questions, mattress firmness or location of a bath were dismissed with "we don't know." A request for recommendations of a local place to rent kayaks was met with "search the internet." All responses seemed to be bot generated. When we arrived on-site, there were no welcome kit, no explanation of how to use the heat, audio system or where to take garbage. The crowning achievement of the manager was to grant our advance request for an early check in - on our check in day. With a 5 hours drive it was too late to take advantage of a nice day. A couple of things to know: There are three bedrooms. First floor 2 doubles with private bath and medium mattresses. Second floor two bedrooms have private toilets and share a shower/tub (jack & jill style), one has a firm mattress, the other medium. The spiral staircase leads to a third floor widows nest for great views. The house is well equipped with coffee machine, corn hole and outdoor sitting.
